That’s a really interesting floor plan. Frescos are great! Rarely have I seen a modern kitchen inserted into an old building so beautifully, well done on that. Those hideous air-cons: I’ve seen many covered with a constructed box matching the decor. They have to have a slatted front, of sorts, and you have to know where the remote needs to hit and leave that open. I’ve seen it done quite well, and not so well.

Jaw dropping Nick. What a privilege to see such an original and immaculately maintained apartment. Full of exquisite elegance; starting with the front door having such a history of its own. Then the frescos, beyond words. I love the flooring, the curtains and light fittings...just wow. The surprise I thought was going to be a library so blown away by a private chapel. Regarding the split AC units, I would be looking at some complimentary design wallpaper and cover them in that fashion. I agree to give the price at the end, I think the tour has equal billing. Years ago I found a 2nd hand dehumidifier the outer of which was made to look like wood, a pleasing warm brown. (English )I've lamented long and loudly about black wood burner stoves and the gorgeous blue and green enamel ones in magazines I think were British made. Correct me if I err. I'm referring to at least 35 years ago. Colours available now, but not in that style, and all rather large.

I do love your appreciation and enthusiasm for the art, the architecture and those little artisan details you often pick up on; floor tiles, nooks, locks and hinges etc, you obviously love what you do, I I've been loving watching you videos. On a technical point your video technique is great, because you pan slowly, so many people pan too fast so you can't see the detail, and it makes me a little queasy, so we'll done on your technique. Hopefully I'll be moving out to Italy this year, possibly Tuscany, so maybe I'll get to share a bottle of wine with you one day and talk all things Italian. All the best.

Crikey what a beauty!!!! I would lay face up on the bed in the master bedroom for hours trying to interpret every stroke of the paintbrush that is above me. The kitchen is lovely and I can imagine sipping a cup of tea at the table while watching the sun set. Some wonderful surfaces in this place - both floor and ceiling. Interesting twists and turns - internal vistas. Yes, that ceiling in the master bedroom dense with ancient gossip, craft, and perspective . I imagined, strangely, lying in that masterbed *unwell, and how that ceiling would lull as well engage me into sleep, or some kind of dignified release. Kitchen also moved in a dynamic and interesting way.. Oh yes, quite the regal pad.

It’s like a homey museum . It has the history and elegance and beauty of a museum but feels like a home too. I loved all the locks and the knocker on the front door and so happy to see they kept all of that intact . Loved the tile floors stunning.I totally agree with you about the air conditioners . When you learn a property has been sold, would you update the description to reflect it has been sold, please? It would be extremely helpful if you could do that. I fell in love with this property, and I wondered if it was still available. The real estate site is down at the moment, so I couldn't check. It probably isn't because I just noticed this video is a year old. Congratulations to the buyer.
Oh, oh, oh…just so beautiful! The wings of history really is present in this apartement. Lucky those who can and want to live there. They certainly must have a genuine appreciation of just the kind of living they will have to live here, and maybe that is not for everyone…? You just don’t change things here into somekind of modernity, that must be kept in mind, I think.
Another great property, Nick!! When I think about the building's age and how it has been redone so well, it is quite lovely. The Master ceiling - once I saw the two different coats of arms and two different crowns I knew I could lay there studying that ceiling and trying to research who it was painted for back in the day. And then wondering if the chapel was added during WWII as a place to worship for the 4 neighboring families? So much history and so much to learn about if you lived there. The layout is odd but only because the plumbing could only be added on one end of the apartment in the day, so rather than tear up all the floors and ruin the interior walls and possibly the ceilings (plaster cracks with vibration), they added the kitchen and baths to the far exterior end. It makes sense if you think about not having any plumbing using chamber pots when this was built! (I noted a few comments about it being an odd plan, but those are my thoughts.) I agree - reveal prices at the end - if you do it in the beginning, then people skip the video if it is over budget but as a realtor I believe it is important to look at things above and below budget so that you can develop a sense of value in the location you are searching. On that note - this apartment was a "$750K" guess in my mind based on the location, condition and history - so I see good value here. I wish it had some outside space though. Side note, if the buyer wanted to remove the chapel, it can be done, but for Catholics buying the home, it should be done with the local diocesan bishop approval. (If the Church has no record of the consecration, then it is not considered necessary.)
To be honest: not my cup of tea, but nevertheless a very stunning and really interesting appartment, indeed. The foor tiles with the 3D effect were mesmerizing, what a fabulous artwork. Thanks again for taking us along, Nick! Greetings from DE J.

When dealing with an apartment with such history, a lot of its beauty is in the 'arredamento' furniture and fabrics. So how is that usually negotiated in Italy (I note that sometimes even the kitchens are dismantled prior to handover)?

You almost had me drop off my chair and running to phone you when you said 'Price, 120.... square metres...' (The words 'is a' were barely audible). 😋 Yes, I would have thrown my whole career away in a heartbeat for £120K!
Ciao Nick! I said WOW out loud...I must admit! It's absolutely stunning and we loved the tour so much BUT...I do think that over 6000Euro per square metre is pushing it! I've been studying the market for years now and that seems rather high to me, regardless of the art involved. Just giving my honest opinion (which we hope you don't mind) and I'm sure there'll still be a buyer out there! 🥰😍☺🤗
Stunning! Amazing tour and tour guide as always. Is there any practical impact of there being a consecrated chapel in the apartment? Its religious use would have no meaning for me, although its history, architecture, and uniqueness are priceless. I suspect that one would not officially be allowed to use it, however respectfully, for other purposes. I agree that the A/C units are quite jarring against backdrops such as this home, and I had never considered painting them to help camouflage their appearance... excellent suggestion. The only thing that surprised me a titch, was the somewhat small amount of public reception space overall (including no designated dining room). I would by no means call it insufficient, but it seemed a little limited. Perhaps I have simply been spoiled by so many of your other tours, and of course I must remember that this is an apartment vs. a full house. Pity about no bathtub which I do realize is a bit of an obsession of mine, and that the bathrooms are so far from the bedrooms, however, I suppose Grande Dames of this calibre have earned the right to make their temporary custodians fit in with them, rather than the reverse. I do think I would have to have the 1st bedroom as my own, as the birds and butterflies fresco almost literally took my breath away. Thank you for taking us along.

Hi Jeff, It’s a great question as Canada has changed their laws. Jan 2023. I’m waiting for more information from my lawyers, but, in short, individual with Canadian passports might not be able to purchase property in Italy. Don’t panic! Another great property, Nick!! When I think about the building's age and how it has been redone so well, it is quite lovely. The Master ceiling - once I saw the two different coats of arms and two different crowns I knew I could lay there studying that ceiling and trying to research who it was painted for back in the day. And then wondering if the chapel was added during WWII as a place to worship for the 4 neighboring families? So much history and so much to learn about if you lived there. The layout is odd but only because the plumbing could only be added on one end of the apartment in the day, so rather than tear up all the floors and ruin the interior walls and possibly the ceilings (plaster cracks with vibration), they added the kitchen and baths to the far exterior end. It makes sense if you think about not having any plumbing using chamber pots when this was built! (I noted a few comments about it being an odd plan, but those are my thoughts.)
I agree - reveal prices at the end - if you do it in the beginning, then people skip the video if it is over budget but as a realtor I believe it is important to look at things above and below budget so that you can develop a sense of value in the location you are searching. On that note - this apartment was a "$750K" guess in my mind based on the location, condition and history - so I see good value here. I wish it had some outside space though.
Side note, if the buyer wanted to remove the chapel, it can be done, but for Catholics buying the home, it should be done with the local diocesan bishop approval. (If the Church has no record of the consecration, then it is not considered necessary.)

Hi Nick. Sincerly it is not my cain of taste. After say that I think this property have a lot of adventages. Is in downtown. An excelent managment of the natural light. For the people who like those frescos are stunning. The window wiht a view to the alley is so cozy. Lovely kitchen. and bahtrooms. The chapel is unike, amaizing. When dealing with an apartment with such history, a lot of its beauty is in the 'arredamento' furniture and fabrics. So how is that usually negotiated in Italy (I note that sometimes even the kitchens are dismantled prior to handover)?

Ciao Nick! I said WOW out loud...I must admit! It's absolutely stunning and we loved the tour so much BUT...I do think that over 6000Euro per square metre is pushing it! I've been studying the market for years now and that seems rather high to me, regardless of the art involved. Just giving my honest opinion (which we hope you don't mind) and I'm sure there'll still be a buyer out there! 🥰😍☺🤗

Is there any practical impact of there being a consecrated chapel in the apartment? Its religious use would have no meaning for me, although its history, architecture, and uniqueness are priceless. I suspect that one would not officially be allowed to use it, however respectfully, for other purposes.
I agree that the A/C units are quite jarring against backdrops such as this home, and I had never considered painting them to help camouflage their appearance... excellent suggestion.
The only thing that surprised me a titch, was the somewhat small amount of public reception space overall (including no designated dining room). I would by no means call it insufficient, but it seemed a little limited. Perhaps I have simply been spoiled by so many of your other tours, and of course I must remember that this is an apartment vs. a full house.
Pity about no bathtub which I do realize is a bit of an obsession of mine, and that the bathrooms are so far from the bedrooms, however, I suppose Grande Dames of this calibre have earned the right to make their temporary custodians fit in with them, rather than the reverse.
I do think I would have to have the 1st bedroom as my own, as the birds and butterflies fresco almost literally took my breath away.

@@susanharris5926 Yep watched it, just some news out of Canada with a law about limiting ownership coming in from abroad in Canada where Italy would implement the same type of law for Canadians for 2023. Was wondering if her heard anything about that.
Hi Jeff, It’s a great question as Canada has changed their laws. Jan 2023. I’m waiting for more information from my lawyers, but, in short, individual with Canadian passports might not be able to purchase property in Italy. Don’t panic! Probably you will need to purchase in a company but unfortunately that’s going to cost more. I’m going to do a video soon on this very topic soon. Thank Best wishes, Nick.
