Which is your favorite cheap property? 👇
I like the one with the rooftop patio that's a 7 min walk to the beach. 🏖
Omg I want property 4 furnished with ocean view Sorento! I wish I had all cash now. Owner financing available by chance?! One day… I will take 4, 5 or 6!!!
Why aren't there any people in these photos? Do people live in these towns? lol. Curious
@@markvandergaag1186 No. These are actually fake towns that Italy created to look quaint and beautiful, but no one would want to live somewhere quaint and beautiful.
Of course people live there!
There's a population database where you can look up the # of people in a municipality in Italy.
@@markvandergaag1186 when people are in the pictures someone will mention their privacy rights are being harmed ;)
The problem isn't buying a property in Italy, the prices are affordable. The issue is knowing that, for example, you can't do any internal or external renovation work without authorization from the municipality. If you want to move to Italy, and obviously it's only if you're retired because working in Italy is a nightmare, assuming you can find a job, the best choice is to rent. Trust me, I was born and raised in Italy and lived there until 10 years ago.
Great info. Yes you wouldn’t want to buy a place unless you’d checked that you can legally do the renovations you want.
There are professionals you can hire for this. Geometra, architect, or some consultants.
Thanks for adding this 🙏
Thank you!!!!!
That's what i been hearing about italy. Thanks
Also, I understand an American relocating cannot easily get a mortgage so cash purchase is necessary. Thank you for doing the research and sharing so we can understand the lifestyle available in the region. Always loved my (2) trips to Italy, but never made it to the southern tip. Looking forward to visiting there!
I work remote I can live anywhere I want lol
That 3rd property has everything I love. Even the price is just right ❤
It’s lovely!
Love your videos, Tommy! You always have fantastic properties and provide lots of really useful info. I think property #3 is incredible! I love the space and high, star-vaulted ceilings of this region. The floors are also beautiful. Because I have dogs, I want outdoor space, and many homes in this area have gardens/yards. Maybe, if there's enough space, have a pool?!? The budget for making the space a home would be the primary factor.
Glad you like them!
Yes, I’m talking with an architect in Italy about renovation costs and due diligence on Monday.
Ciao....In your videos can you "please" highlight the nearest transportation hubs? Grazie
Thanks for the suggestion. This area has some train stations, but they’re small regional stops.
I think you’d have to head up to Lecce, Bari, and Brindisi to get fast connections.
@@traveltirementYes! Half of the beauty of living in Europe is the amazing transportation systems. You really should show that.
@@traveltirementbuses/bus stops pls! 29:25
Great video, love both properties close to the beach around $150K...I'm still under 60, but homes like these make me want to push up my retirement date, thanks
You can do it!
@@traveltirement Thanks, I'm actually about to sell my house in South Philly, but my kids still have a few years of school....is it bad to wish they'd grow up already? just kidding!😁
Another excellent video. I appreciate the quality of production, additional information like walk time to the beach, local restaurants and hospitals. Thank you for making these excellent videos.🎉 The best production on Italian properties!
Thanks for saying that. I enjoy learning about these places and sharing.
Soon I'll get over there and do videos on the spot!
Torre Vedo is lovely. My favorite is the €150K, 2 bedrooms, 2 baths, all furniture, just move right in!
It's very nice. Just a couple minutes walk to the beach!
Great property... but you have 2 be more honest in ast home
.there is. Fking house right in front of the house ..but u didn't mention that one.. G I wonderboy
@@michaelgibbons6273 I should have mentioned it. I hope everyone can see it from the photos.
And only my good friends call me G I Wonderboy 😊
I love the Tiled floors in number 3.
Im an engineer by trade and ive renovated 6 properties previously so the project wouldnt worry me.
The garden is a bonus and it would be good to see if there was a way to add off street parking.
But alas the level of detail id want to go too would be in the 100k+ and youd never see a return on your investment.
Or at little slim margins as youd have to add a pool for rental purposes.
Thanks for the insight!
me too, those tile floors are so lovely, plus the place was spacious, I like elbow room.
❤I really love the final house for the following reasons: walking distance to beach (I walk on the beach every day for my health in California so that is a must have for an Italian move), the land (we’d like to homestead), the fact that it has three bedrooms and two baths (exactly what we need) and how nice the bathrooms were. I signed up for your newsletter but it’s not been delivered to any of my inboxes. I appreciate this video and have a trip planned this year to Europe so I absolutely want to see some of these properties in person. Questions and concerns I have are: crime rates? Safety? Amazon deliveries (dependent on that for health care necessities), humidity? Friendliness toward americans? Thanks so much!
Thanks for signing up. Check your spam folder.
I show the email having been sent.
I'll answer that I'm an Italian from the north but I know the south very well . For your first question about crime (I have known the USA for 50 years and have traveled far and wide) there is really no comparison, it is definitely safer here, don't think of cinema clichés.
The food is really special and genuine, the cost of living in the south is half that of the USA...Practically absent humidity, mild winters and never too hot summers.very well liked, indeed. No problem.
You always have the best properties! Can you please mention trains and other public transportation?
Will do!
I thought the video might be too long, but I’ve gotten a few requests for this.
Give the people what they want!
Thanks for watching 😎🙏
The road network is excellent and is also well served by rail.
@@traveltirement no it's important because many of us will need to fly in. And if not, we need to buy a scooter or car locally. In the latter case, can we keep it at the property ? etc
I have worked offshore for years. I am just not into sea views anymore. I'm looking for mountains, vineyards, state parks, and something out in the country.
I’m a mountain person myself. But I get a lot of requests for beach properties.
Thanks for watching!
You should move to România. There are mountains with forest and not expensive properties. Plus,it is said that the food is better than italian.
@@FloPower81 Romania is definitely on my list to visit! Thanks for giving it a thumbs up 👍
@@FloPower81 food better than Italy? Doubt it
@@JobHuntingAbroad ,try it !
the first property is the best; I would renovate it myself and make full use of the garage.
The price is certainly good!
These places look fabulous! People just need to add trees and plants outside to cool the stone areas
Yes it would be nice to have the greenery 👍
Thanks for nice recommendations 😊
My pleasure 😊
Definitely the one with the roof terrace at 132,00 euros will be snapped up quickly. Everything about it was just perfect. Can we have more like these please?
I'll see what I can do! Thanks for watching.
Very thorough descriptions. I like the potential of the villa with the intricate tile floors, vaulted ceilings and large patio/garden area. Those walls cry out for refinishing in a "venetian" plaster application. Trying to expose the natural stone vaults and walls could be opening a can of worms. It would be a major job.
Thanks for adding that. I appreciate you watching.
Both #3 and #4 are really nice.
Thanks for watching and voting!
One and three are my choices. I suspect renovations would be about $150,000 but you never know how the geometry and architect will come in with pricing. Then builders who actual do the work. I suspect prices increase when there are foreign buyers. Great video Tommy. Thanks you for sharing.
I’m chatting with an Italian architect on Monday to ask these questions.
Thanks for watching Cynthia!
@@traveltirement good luck with the Italian architect
I wouldn't change anything. I don't have a renovation budget. It would have to just be ready to move in to.
On the search website, you can select “completely renovated” as an option. 👍
Wow Tommy ! 6 amazing properties. Love the architectural details the first one and the one with the amazing floors. But it guves something to think about when see a roof top view of the sea. I guess i need an historic place with terrace view of a bit of water lol
Glad you enjoyed it. Thanks for commenting!
Wow it’s beautiful ilike one day live that beautiful country and food is amazing
Wait. Italy has good food?
Just kidding! 😂
Not sure if it was the 3rd or 4th showing, but the one with the front patio and stairs to the roof terrace. . . My absolute favorite!😍 As you said, the roof terrace was it for me!
Same here!
My dream is to move to Italy to retire. Love the last house. Thank you!
You can do it!
That last one is pretty nice 😁
Tommy thank you very much. You are really a profesional with" fler" for properties .thx
So nice of you. Thanks for watching.
#4 by far, that rooftop deck! and it had some greenery
Thanks for your vote! 👍
I also love the one that's 7 minutes to the beach, not only that it's close to the beach, but the design of the entrance porch with tile roof, and rooftop living area...awesome! The last one is also very cool. Hey, so why are these vacant? What's going on...furniture included? What would be the reason....tell us if Mt. Aetna caused peeps to leave? Because as a possible buyer we'd want to know these things...the economy, the cost of living, and also for these great properties so close to the ferries to Greece? Tell us a bit about transportation in this part of Italy? Thank you! Loved all these properties...close to the beach ones are always the best.
You can contact the agents on these and ask why they’re available.
I’m guessing there are many reasons.
Family changes, jobs, folks want to cash out, etc.
Thanks for watching!
The economy in Italy is failing right now. People are having to move to the big cities or leave Italy altogether. There are lots of videos about this.
@@missmayflower Thanks for watching!
I'M Italian and this video is good olso for me greatings for Rome the South is quite psychedelic :) compliments
Glad you enjoyed it!
I liked the third property a 7 minute walk from the beach! That rooftop patio area was amazing! 2 bedrooms detached house, 85 m²
Morciano di Leuca, Lecce (province)
Glad you enjoyed it. I think that was my fave too.
This was a wonderful tour. Thank you. I do have to say that none of these properties are "cheap" by Italian standards ... there are few people in Italy who have $150k to spend on a property. These prices are way overpriced foreigner prices. Why would I show up and pay four times what a local would pay? Doesn't make sense. Choose and search wisely, folks.
Thanks for watching!
I'd like to look at sea view properties that are located in the historic center of any cities from Pescara south to Lecce. Must be walking distance to the beach and piazza. I absolutely place location over size. I would like to stay under $125,000 USD (Larger cities (Over 30K population) like Termoli, Vasto works well.
Sounds great!👍
I like all the properties.
They all have something special!
In the summer you will not use the roof terrace is very, very hot...40 but you may get some breeze in the evening cause is close to the sea.
Good point!
I would definitely put a big umbrella up there.
With my skin I’d spontaneously combust! 💥🔥
I liked the first property more square footage
And good price
I like that one too. Walkable to amenities. Just have to budget for some renovation and furniture of course.
Thanks for watching!
I like the views of the last place as well, but the inside of the second place is ideal for me
Yeah that second one is completely ready to live in.
Just doesn't have that old style I like. But it would save you a lot of work!
Thanks for watching!
I like the 3rd property and the price is good too!
I do like that it’s walkable! And the price is nice.
Thank you for the beautiful tour. Most lovely is #3. Most practical is the last property or the 2 before that one for move-in ready. How does one find out if these are sold already? Jan
I try to provide the property listings in the description below the video. On the listing you can contact the agent for details.
Yeah. #3 is my favorite. I'd love to see some properties located in places with good public transportation; places where you wouldn't need a car to get through your daily life (and could rent a car for day trips or short getaways).
A lot of these smaller towns have bus service. It's sometimes hard to research without being there. There are trains too, but mostly north and south along the coast.
I just started watching your video. The first house is nice and I like that it has a garage. The thing that seems to be missing in all the photos of this town is people. I didn't see one person. How many people live there full time and how many are just vacation homes. It could be a really cool place to live, but without people it would be pretty lonely .
All these towns have people. The population database is linked in the description.
Those are full time residents.
I would recommend a visit before you purchase. Make sure it has the vibe you’re after.
And people.
I like all of those properties, how lovely those are!
Thanks for watching!
Hi Tommy. Love your informative site. I love house #1 . What is the nearest airport to fly into and out of? Would love to know what type of services you offer. I will be looking at your site for more info.
I’m working on a membership site with resources, courses, and expat interviews.
Also working on a property finder service.
Thanks for watching! 🙏
Count the tiles to determine the dimensions. Either 600mm or 300mm
Great tip! I would never have thought of that. 🙌
Number 3 all the way. Amazing floors, ceilings & patio. Gahhhhhh
Thanks for watching! 😁
Thank you.
With the last beach house. I would definitely add a spiral staircase from inside the house (wide stairs) up onto the rooftop where I’d build a master bedroom and bathroom leaving a patio over looking the ocean opening up one of the bedrooms near the main living room kitchen to make that area larger to have a big kitchen island.
You can add additional housing to your property if you have a certain amount of land. Size of building Depending on size of land I’d build separate building two apartments same building side by side with roof top patio again with a bedroom on the rooftop walking out to the patio. One two bedroom daily/weekly rental
the other one bedroom to lease yearly. Maybe both weekly depending on housing need in the town. In north America we don’t need more airb&Bs, one of the reasons we have a housing crisis. Boy did that backfire.
Thanks for adding your vision. It sounds amazing!
Wow I stumbled upon this channel and I’m in tears….so much time and money wasted here in the states. 😭 I was stationed in Brindisi and would love to be near that area or Crete. I want to sell my house here in the states and take my things and pets and get outta here🤣 the properties with those stone vaulted ceilings are amazing.
I’d prefer to be in the country with a detached home. Wow, nice…. This area is absolutely beautiful and I feel homesick 🥰. I can’t wait to get back to Europe… for good. new subbie from Tampa Florida 🌴
Thanks so much! Happy to have you. 😎
You often compare the cost to houses in the US. It doesn't matter if a house is 50% of the cost in the US--- it's not in the US. You are in Italy, a wonderful but very different country. I am European and I know the difference.
I live in the US and most of my audience is American, so it seems appropriate to me.
Thanks for watching!
I like the one with the vaulted ceilings on the large space with beautiful tile on the floor. I think it was the second one. The one that’s 2000 ft.² that’s the one I like it looks like a castle inside I could see myself getting that 85,000 with room for renovation. I’d like a little garden too. I would be interested in getting that I’m in the US.
That one has a lot of potential to me. Thanks for commenting!
This would be great for someone who worked from home.
Yes it would!
#4...the lication and architecture
It's very nice. Thanks for watching!
My favorite was the one with the covered veranda, asking 150k euros, about 7 minute walk from the beach, I think it is 2nd to the last one featured in your video.
Tiny
I think that's my favorite too!
Yes it is. But someone else mentioned the possiblity of adding a second floor with an internal staircase to increase the size.
Of course you'd have to budget for that and get approval first...
The properties are beautiful. You never talk about financing options. Is there such thing as mortgages? Thank you for sharing.
Mortgages are hard for foreigners. Not impossible.
You'd like need to put down 30-50%. It also depends on how old you are.
It's just different than in the U.S.
Love all properties!❤ the last 4 were most attractive to me for proximity to the ocean. Price point however keeps me in the 80k range. Ready to buy. Can you connect me to your Realtors or whom I may speak to about purchasing.
I’m communicating with a firm in this area who help folks find houses (or rentals).
Keep watching the channel and join me email list to be notified when I have info.
Nice and thanks for the overview! In my mind the last property is overpriced as it seems one pays 100k just for the view and another 50k for it being a separate property and another 50k for the proximity to the beach. If you don't need all of that then one better buys further away from the beach. But for a person who really wants a beachside property it could be a nice option.
I totally agree!
I’ve asked all of the other retire in Italy channels, so I’ll ask here too. I have heard that Italy’s retirement visa is difficult to get and then has to be renewed each year. So, you could buy a house for year round living and your visa doesn’t get renewed. I can’t afford a vacation house only.
Great question.
First, I don't think it's hard to get the Elective Residency Visa, per se. As in the requirements are not onerous. But I have heard that the PROCESS can be difficult and time-consuming.
Depending on the consulate in the US, I've heard from folks who have a completed application, easily meet the income requirements, have a Codice Fiscale, etc., but cannot get an appointment set. Or the consulate will not call them back after repeated messages.
Italy is famous for its bureaucracy, and you can't escape that even in the U.S.!
Once you have the visa, as long as you still meet the requirements, I don't think it's hard to renew in Italy.
The 4th property with rooftop is my favorite. Is it still available
I think it is. The link to the property listing is in the description of the video.
There you'll find info to contact the agent.
Thanks for watching!
That first one looked great but it had an office feel to it. If it's registered as a business or office property, can someone buy it as a residential property? Or there's a bunch of hoops to jump through?
#3 was also very nice 👍
#4 very comfortable feel
Thanks for taking the time to find these and create this video 📹 📺🌞💡👍💪
It's definitely being sold as a residential home. 2 bed and 2 baths. Maybe the ground floor was used for something commercial?
You can contact the agent with questions here:
www.gate-away.com/properties/puglia/lecce/ruffano/id/673485
Hi, property number 4 for me. Regards from Cape Town
That’s a good one. Like a beach house in the US to me.
House with rooftop terrac and no renovations is my favorite
And just 7 min walk to beach!
I think the 4th house is what looks good to me
Probably my favorite too. Just enough room to be comfy. Close to the beach!
Thank you for the great info my question is, what is required for a us citizen to buy a house or condo
Joseph
There are no restrictions on Americans buying property.
If you paid cash for a house and stayed in Italy no more than 90 days out of every 180 days, you just need a passport.
Staying longer requires a visa.
I hope that's helplful!
An Italian tells you: just pay.And there's no problem...
The 1st one would make for an art studio.
I agree! You could also use the walls for murals. That would be cool.
I like the last house in Italy but I am interested in the 20 bed 20 bath house in France. Can you give me more information about it?
It’s still available I think.
The agent sent me a bunch of extra pics. He also speaks English.
His contact info is in this listing:
www.seloger.com/annonces/achat/maison/oloron-sainte-marie-64/206572693.htm
@@traveltirement Thank you for the information and can you send me the extra pictures that you have. I would appreciate it.
Great places, but I didn’t see an airport anywhere. I definitely need access to an airport.
There’s an international airport in Bari to the north.
Thanks for watching!
Tommy, my choice is house 3 which is the second one at 80k.
I like that one too. The vaulted ceilings + tile floors are 😍
Love this. Dumb question, do we need cash for these properties in Italy?
It is difficult for foreign buyers to get a mortgage if you're not already living in Italy.
So yes, a cash buyer would be ideal.
Thanks for the question!
Definitely #3, the tiles are incredible
I do like that one. You have to be ready for a lot of work on it though!
Thanks for watching!
3rd property looks like it might have mold issues? The flat roof can be a nightmare with leaks. Any more info on it? Love the first property. Any info on possible financing for non resident aliens/foreigners?
It’s difficult for non-residents to get a mortgage. Not impossible but requires a lot of documentation.
And you likely need to put 30-50% down.
What is the resale value of these properties? It seems tome like it is better to rent a property there.
There's no way to know. Many areas of southern Italy are still struggling with migration away to big cities.
I certainly wouldn't buy a place expecting it to just appreciate like in the US or UK or Canada.
Renting is certainly an option, especially if you're not yet sure if an area is right for you.
Do we contact Coldwell Banker or you for the purchase....?
Contact the agent on the listing below the video. I have no connection. Just showing cool stuff I find!
My favorite was the one with the marvelous old tiled floors and the vaulted ceilings, plus lots of room. What is the income tax rate for a U.S. citizen?
These are in areas where you can qualify for a 7% flat income tax in Italy. For at least 9+ yrs.
Then it reverts to their progressive tax system.
With the 7%, you still have to file and pay in the US (if you owe).
Property 1 must be a nightmare to heat in the winter months
Maybe you'r right. With the vaulted ceilings.
Sir, this is very interesting to me! For this price with that view!?!?
Glad you enjoyed it!
do you have a bank that you can recommend for a mortgage?
I don’t.
My understanding is getting a mortgage is very difficult unless you’ve been living in Italy already.
@@traveltirement Thank you for your response.
Do you invest in Italian or French property? Just curious.
Not yet. I have a partner in France who does relocation, visas, and renovations.
In Italy I have several professional friends.
We’re going to be empty nesters soon and I’m researching for the future!
Thanks for watching.
No thx. Great video.
Thanks for checking it out!
What is the name of town the 3rd property???
Morciano-di-Leuca 👍
Would want to know proximety to grocery stores, or farmer's markets. I like to do my own cooking rather that restaurants.
You're 100% right. You want to make sure amenities you need/want are close.
@@traveltirement Thank you
Thank you so much for the video. Sorry if I give advice. I really recent when real estate representatives call a property cheap. The word cheap is such a turn off. Despite the fact the properties are priced well and are affordable in comparison to the United States I really think you should not use the word “cheap.“ I don’t want to buy a cheap anything. It comes across as if it is not only low in price but of poor quality. For this reason I have no interest. After all a property is an investment doesn’t matter how low you pay.
I appreciate your perspective. Unfortunately, I've learned that on TH-cam you have to use such terms to get folks to watch.
So I have to play the game a little. But it's not my favorite term either!
I like the first property has lot of potential all the others where to small inside the home tiny homes with roof tops no thanks !
Thanks for your feedback Jimmey 😁
So these properties are close down wind of the Campi Flegrei super volcano.
Thanks for watching.
Maybe 5 hours away. 🙄
So you haven't seen them, just online photos. sigh.
Sorry to disappoint you. But thanks for watching!
No matter--there is lots of good info here, regarding location, remodeling, average prices for the area, links to the listing, etc. Ultimately, you have to see it yourself before you buy it anyway. I wouldn't buy any property without seeing it myself.
What kills me is-My truck cost more than a house. Damn
Need to take a visit, then sell my truck for a house.
Bizarre
Thanks
Thanks for watching and commenting!
I think it was a mistake to buy an old shed in the middle of nowhere and in need of every possible renovation needed to be liveable.
Thanks for watching 👍
Are you licensed to sell these properties you are showing??
I don't have any connection to these properties other than finding them, researching the area, and sharing them here.
All the contact info to get in tough with the agents is in the property listings in the description of the video.

Stunning.
FYI: those towers were put along the entire coastlines of Italy to see the barbarians attempting to invade it. They are all protected and so beautiful. One has been converted by a private owner as an Air BnB near Amalfi ❤

Are any of them in a 7% tax rate for retirees area?
Yes. All of them I believe.

I'm Italian and I'll answer you, blacks all go to the north, unfortunately... where I live
#3 is a huge reno project. Looks like it's water damage, rotten wood and plastering.
I’m guessing there’s very little wood. Mostly stone and blocks.
You’d definitely need to budget appropriately!
@@traveltirement yes sir. It will be beautiful after reno!
So you haven’t actually been there? You’re just giving us a Google maps tour? And looking at a real estate listing online?
That’s correct. I only have friends and professional contacts who live in Italy and help me with research.
When italy switched to the euro it was game over..... not cheap enough...
There are many countries cheaper than Italy, but I'd put Italy up against anywhere for the food, history and culture.
Thanks for watching and commenting!
Does Italy has a retirement visa? And how long usually takes to be approved. I already retired and will love to move to Italy
Yes the visa you want is the Elective Residency Visa. How long it takes depends on many factors.
I’d say a minimum 90 days, but I’d allow 6 months to a year is you’re just starting.
only a barbarian would 'tear off the plaster' from those ceilings. have some respect for the architect and engineer and tradition of italy
Just a look I prefer. Thanks for watching!
@@traveltirement sorry, but i've seen what "exposing the stones' has done in many historical buildings. very sad.
25 miles away is not near the beach.
It is to me!
Too good to be true?- trust me it is ....the price will came at a later stage...don't be fooled!
Well you do have to pay taxes on the purchase, so that will increase it. Plus the cost of the Notary at closing. So you need to budget an extra few thousand euros for sure.
