But alas the level of detail id want to go too would be in the 100k+ and youd never see a return on your investment. Or at little slim margins as youd have to add a pool for rental purposes.
The problem isn't buying a property in Italy, the prices are affordable. The issue is knowing that, for example, you can't do any internal or external renovation work without authorization from the municipality. If you want to move to Italy, and obviously it's only if you're retired because working in Italy is a nightmare, assuming you can find a job, the best choice is to rent. Trust me, I was born and raised in Italy and lived there until 10 years ago.
Great info. Yes you wouldn’t want to buy a place unless you’d checked that you can legally do the renovations you want. There are professionals you can hire for this. Geometra, architect, or some consultants. Thanks for adding this 🙏
Also, I understand an American relocating cannot easily get a mortgage so cash purchase is necessary. Thank you for doing the research and sharing so we can understand the lifestyle available in the region. Always loved my (2) trips to Italy, but never made it to the southern tip. @@RetireToEurope no it's important because many of us will need to fly in. And if not, we need to buy a scooter or car locally. In the latter case, can we keep it at the property ? etc
❤I really love the final house for the following reasons: walking distance to beach (I walk on the beach every day for my health in California so that is a must have for an Italian move), the land (we’d like to homestead), the fact that it has three bedrooms and two baths (exactly what we need) and how nice the bathrooms were. I signed up for your newsletter but it’s not been delivered to any of my inboxes. Amazon deliveries (dependent on that for health care necessities), humidity? Friendliness toward americans? Thanks so much!
I'll answer that I'm an Italian from the north but I know the south very well . For your first question about crime (I have known the USA for 50 years and have traveled far and wide) there is really no comparison, it is definitely safer here, don't think of cinema clichés.
The food is really special and genuine, the cost of living in the south is half that of the USA...Practically absent humidity, mild winters and never too hot summers.very well liked, indeed. No problem.
One and three are my choices. I suspect renovations would be about $150,000 but you never know how the geometry and architect will come in with pricing. Then builders who actual do the work. I suspect prices increase when there are foreign buyers. Great video Tommy. Thanks you for sharing.
I also love the one that's 7 minutes to the beach, not only that it's close to the beach, but the design of the entrance porch with tile roof, and rooftop living area...awesome! The last one is also very cool. Hey, so why are these vacant? What's going on...furniture included? What would be the reason....tell us if Mt. Aetna caused peeps to leave? Because as a possible buyer we'd want to know these things...the economy, the cost of living, and also for these great properties so close to the ferries to Greece? Tell us a bit about transportation in this part of Italy? Thank you! Loved all these properties...close to the beach ones are always the best.

Not sure if it was the 3rd or 4th showing, but the one with the front patio and stairs to the roof terrace. . . My absolute favorite!😍 As you said, the roof terrace was it for me!
I like how you show local shops. You can find a nice house but are there restaurants, bars and etc? So it's nice that you cover that. I like the one with big rooftop terrace looking at the beach.
Very thorough descriptions. I like the potential of the villa with the intricate tile floors, vaulted ceilings and large patio/garden area. Those walls cry out for refinishing in a "venetian" plaster application. Trying to expose the natural stone vaults and walls could be opening a can of worms. It would be a major job.
I'd like to look at sea view properties that are located in the historic center of any cities from Pescara south to Lecce. Must be walking distance to the beach and piazza. I absolutely place location over size. I would like to stay under $125,000 USD (Larger cities (Over 30K population) like Termoli, Vasto works well.
I liked the third property a 7 minute walk from the beach! That rooftop patio area was amazing! 2 bedrooms detached house, 85 m² Morciano di Leuca, Lecce (province)
I have worked offshore for years. I am just not into sea views anymore. I'm looking for mountains, vineyards, state parks, and something out in the country.
Yeah. #3 is my favorite. I'd love to see some properties located in places with good public transportation; places where you wouldn't need a car to get through your daily life (and could rent a car for day trips or short getaways).

Loved the video and all your info. Thanks. Ive liked and subbed. Do you ever do any videos of towns and properties from Genoa Italy to the North, the French border, also the Alps, Tuscany? I lived there for 6 months. I want to return. The one thing that handicapped me was not knowing Italian, fluently. Im retired now, so working on that.
I try to spread the places around. Lots of interest in the 7% flat tax in the south. So I try to include those spots regularly. I’ve done a couple of videos of Tuscany if you check my channel.
Lidl is the cheapest, and IMHO the best supermarket in UK & Europe, for retirees. Yes, there is ALDI (tiger-bread is the only reason to differentiate). BOTH are GERMAN... so think efficient, good refrigerated food chains across Europe.
SO there is a reason for selecting one house over another... within walking distance is a cheap, decent supermarket... fresh meats and fruits / vegetables... what more could you want, than cook for yourself??? screw the restaurants...
You have Ugento, Ruffano, and Parabita, as towns with Lidl... so IMHO anywhere on that lower western tip of that boot is cool to retire to... I have also lived in northern Italy, their Lidl are cool / cheap too...
It’s still available I think. The agent sent me a bunch of extra pics. He also speaks English. His contact info is in this listing: www.seloger.com/annonces/achat/maison/oloron-sainte-marie-64/206572693.htm
I just started watching your video. The first house is nice and I like that it has a garage. The thing that seems to be missing in all the photos of this town is people. I didn't see one person. How many people live there full time and how many are just vacation homes. It could be a really cool place to live, but without people it would be pretty lonely .
All these towns have people. The population database is linked in the description. Those are full time residents. I would recommend a visit before you purchase. Make sure it has the vibe you’re after. And people.
Thank you. With the last beach house. I would definitely add a spiral staircase from inside the house (wide stairs) up onto the rooftop where I’d build a master bedroom and bathroom leaving a patio over looking the ocean opening up one of the bedrooms near the main living room kitchen to make that area larger to have a big kitchen island. You can add additional housing to your property if you have a certain amount of land. Size of building Depending on size of land I’d build separate building two apartments same building side by side with roof top patio again with a bedroom on the rooftop walking out to the patio. One two bedroom daily/weekly rental the other one bedroom to lease yearly. Maybe both weekly depending on housing need in the town. In north America we don’t need more airb&Bs, one of the reasons we have a housing crisis. Boy did that backfire.
When you describe that the first building is quite long, the photo shows a flight of steps leading up to a bright upper level. That space seems to be an outside space. Can you elaborate?
The 390 Euro home is perfect. I would worry about construction to the right that might obstruct some of the view? Is it true in Italy the sellers expect to sell for 15 to 20 % off ask?
Yeah that second one is completely ready to live in. Just doesn't have that old style I like. But it would save you a lot of work! Thanks for watching!
My favorite was the one with the covered veranda, asking 150k euros, about 7 minute walk from the beach, I think it is 2nd to the last one featured in your video.
Yes it is. But someone else mentioned the possiblity of adding a second floor with an internal staircase to increase the size. Of course you'd have to budget for that and get approval first...
Very good info, I guess the home with the roof top seating would be my choice, as a builder what I would love to see is vacant direct oceanfront land or with a tear down home, on large lots over 1 acre, if possible, to build something brand new home
I only search for older homes, so I’m not the best to ask. Also remember that new construction is liable for VAT tax of up to 22% I believe. Thanks for watching!
Interesting properties. I know you have only Italy and France covered. I would suggest you check out Slovenian properties as well. Also living costs are lower and not so hot in summer as in south Italy.
Hi Tommy. Love your informative site. I love house #1 . What is the nearest airport to fly into and out of? Would love to know what type of services you offer. I will be looking at your site for more info.
This was a wonderful tour. Thank you. I do have to say that none of these properties are "cheap" by Italian standards ... there are few people in Italy who have $150k to spend on a property. These prices are way overpriced foreigner prices. Why would I show up and pay four times what a local would pay? Doesn't make sense. Choose and search wisely, folks.
Mortgages are hard for foreigners. Not impossible. You'd like need to put down 30-50%. It also depends on how old you are. It's just different than in the U.S.
Not yet. I have a partner in France who does relocation, visas, and renovations. In Italy I have several professional friends. We’re going to be empty nesters soon and I’m researching for the future! Thanks for watching.
That first one looked great but it had an office feel to it. If it's registered as a business or office property, can someone buy it as a residential property? Or there's a bunch of hoops to jump through? #3 was also very nice 👍 #4 very comfortable feel Thanks for taking the time to find these and create this video 📹 📺🌞💡👍💪
It's definitely being sold as a residential home. 2 bed and 2 baths. Maybe the ground floor was used for something commercial? You can contact the agent with questions here: www.gate-away.com/properties/puglia/lecce/ruffano/id/673485
Italy is more affordable but also more rustic. France can still be very affordable but also has better infrastructure in my opinion. Of course it all depends on the specific town and area in each. These are blanket statements!
I like the one with the vaulted ceilings on the large space with beautiful tile on the floor. I think it was the second one. The one that’s 2000 ft.² that’s the one I like it looks like a castle inside I could see myself getting that 85,000 with room for renovation. I’d like a little garden too. I would be interested in getting that I’m in the US.
There are no restrictions on Americans buying property. If you paid cash for a house and stayed in Italy no more than 90 days out of every 180 days, you just need a passport. Staying longer requires a visa. I hope that's helplful!
Well, if i had sufficient funds i would be purchasing the 4th property. Renovated, good layout and that gorgeous roof terrace and off road parking. My second choice us property no 2. It would have to be my first choice because of funds and i really do like it. Modern, spacious, lovely balcony, all furniture included. No work. Great
My favorite was the one with the marvelous old tiled floors and the vaulted ceilings, plus lots of room. What is the income tax rate for a U.S. citizen?
These are in areas where you can qualify for a 7% flat income tax in Italy. For at least 9+ yrs. Then it reverts to their progressive tax system. With the 7%, you still have to file and pay in the US (if you owe).
Love all properties!❤ the last 4 were most attractive to me for proximity to the ocean. Price point however keeps me in the 80k range. Ready to buy. Can you connect me to your Realtors or whom I may speak to about purchasing.
I’m communicating with a firm in this area who help folks find houses (or rentals). Keep watching the channel and join me email list to be notified when I have info.
Nice and thanks for the overview! In my mind the last property is overpriced as it seems one pays 100k just for the view and another 50k for it being a separate property and another 50k for the proximity to the beach. If you don't need all of that then one better buys further away from the beach. But for a person who really wants a beachside property it could be a nice option.
Best thing to do is join my weekly newsletter. I share cheap properties and tips on retiring or buying property in Italy (and France). Traveltirement.com
I’ve asked all of the other retire in Italy channels, so I’ll ask here too. I have heard that Italy’s retirement visa is difficult to get and then has to be renewed each year. So, you could buy a house for year round living and your visa doesn’t get renewed. I can’t afford a vacation house only.
Great question. First, I don't think it's hard to get the Elective Residency Visa, per se. As in the requirements are not onerous. But I have heard that the PROCESS can be difficult and time-consuming. Depending on the consulate in the US, I've heard from folks who have a completed application, easily meet the income requirements, have a Codice Fiscale, etc., but cannot get an appointment set. Or the consulate will not call them back after repeated messages. Italy is famous for its bureaucracy, and you can't escape that even in the U.S.! Once you have the visa, as long as you still meet the requirements, I don't think it's hard to renew in Italy.
3rd property looks like it might have mold issues? The flat roof can be a nightmare with leaks. Any more info on it? Love the first property. Any info on possible financing for non resident aliens/foreigners?

I lived there for 6 months. I want to return. The one thing that handicapped me was not knowing Italian, fluently. Im retired now, so working on that.
I try to spread the places around.
Lots of interest in the 7% flat tax in the south. So I try to include those spots regularly.
I’ve done a couple of videos of Tuscany if you check my channel.
I loved them all but my favorite was the one with the beautiful rooftop view of the beach...
Thanks for the reply!
Tommy, my choice is house 3 which is the second one at 80k.
I like that one too. The vaulted ceilings + tile floors are 😍
Love them all, but #3 is my favorite!
Thanks for watching!
WOW a great video my first choice has been removed a bungalow i think it was € 135,000 loved all your selection thank you Sir.
Thanks for watching! 👍
My dream is to move to Italy to retire. Love the last house. Thank you!
You can do it!
That last one is pretty nice 😁
Lidl is the cheapest, and IMHO the best supermarket in UK & Europe, for retirees. Yes, there is ALDI (tiger-bread is the only reason to differentiate). BOTH are GERMAN... so think efficient, good refrigerated food chains across Europe.
SO there is a reason for selecting one house over another... within walking distance is a cheap, decent supermarket... fresh meats and fruits / vegetables... what more could you want, than cook for yourself??? screw the restaurants...
Born in England, lived in 6 EU countries... common theme... LIDL...
You have Ugento, Ruffano, and Parabita, as towns with Lidl... so IMHO anywhere on that lower western tip of that boot is cool to retire to... I have also lived in northern Italy, their Lidl are cool / cheap too...
Thanks for the extra info!
Thanks for watching!
I like the last house in Italy but I am interested in the 20 bed 20 bath house in France. Can you give me more information about it?
It’s still available I think.
The agent sent me a bunch of extra pics. He also speaks English.
His contact info is in this listing:
www.seloger.com/annonces/achat/maison/oloron-sainte-marie-64/206572693.htm
@@RetireToEurope Thank you for the information and can you send me the extra pictures that you have. I would appreciate it.
And people.
I'd like to hear about room count and type on each property along with overall size. Why not?
I may do that in the future. All that info is in the property listing in the description below the video.
Thanks for watching!
I like the last 3 one close to the beach 🏖️⛱️.
They are very nice!
….and the fourth! Also showing the castle you mentioned would be a huge improvement…
Thanks for the feedback!
One two bedroom daily/weekly rental
the other one bedroom to lease yearly. Maybe both weekly depending on housing need in the town. In north America we don’t need more airb&Bs, one of the reasons we have a housing crisis. Boy did that backfire.
Thanks for adding your vision. It sounds amazing!
Wow it’s beautiful ilike one day live that beautiful country and food is amazing
Wait. Italy has good food?
Just kidding! 😂
Omgosh! I love the first property
Thanks for watching!
I like the 3rd property and the price is good too!
I do like that it’s walkable! And the price is nice.
When you describe that the first building is quite long, the photo shows a flight of steps leading up to a bright upper level. That space seems to be an outside space. Can you elaborate?
If you check the property listing in the video description you'll see all the details available.
Thanks for watching!
Listing with all the details is in the video description box.
Thanks for watching.
The 390 Euro home is perfect. I would worry about construction to the right that might obstruct some of the view? Is it true in Italy the sellers expect to sell for 15 to 20 % off ask?
All depends on the location and condition of the property.
But I would definitely make an offer below asking price.
I like the views of the last place as well, but the inside of the second place is ideal for me
Yeah that second one is completely ready to live in.
Just doesn't have that old style I like. But it would save you a lot of work!
Thanks for watching!
My favorite was the one with the covered veranda, asking 150k euros, about 7 minute walk from the beach, I think it is 2nd to the last one featured in your video.
Tiny
I think that's my favorite too!
Also remember that Italians do not wish to have their coastline destroyed by American-style MacMansions.
@@HippieCapitalist 100%. I'm only interested in the older, classic farmhouses and village properties.
Thanks for watching!
Interesting properties. I know you have only Italy and France covered. I would suggest you check out Slovenian properties as well. Also living costs are lower and not so hot in summer as in south Italy.
Thanks. I’ll look into it!
A friend saw a house in Sicily for 98k. He offered 20k. They pushed him up to 21k. Sold. So, in Italy, offer 20% of the asking price.
That’s very rare. All depends on location, condition and how long it’s been on the market.
Buyers Agents can help picking a good bid.
Number 3 all the way. Amazing floors, ceilings & patio. Gahhhhhh
Thanks for watching! 😁
Hi Tommy. Love your informative site. I love house #1 . What is the nearest airport to fly into and out of? Would love to know what type of services you offer. I will be looking at your site for more info.
I’m working on a membership site with resources, courses, and expat interviews.
Also working on a property finder service.
Thanks for watching! 🙏
Great video
Thanks for watching!
Tommy thank you very much. You are really a profesional with" fler" for properties .thx
So nice of you. Thanks for watching.
Thanks for watching!
Count the tiles to determine the dimensions. Either 600mm or 300mm
Great tip! I would never have thought of that. 🙌
The properties are beautiful. You never talk about financing options. Is there such thing as mortgages? Thank you for sharing.
Mortgages are hard for foreigners. Not impossible.
You'd like need to put down 30-50%. It also depends on how old you are.
It's just different than in the U.S.
Do you invest in Italian or French property? Just curious.
Not yet. I have a partner in France who does relocation, visas, and renovations.
In Italy I have several professional friends.
We’re going to be empty nesters soon and I’m researching for the future!
Thanks for watching.
You have the best properties
Thanks!🙏
No. 5 ... soo nice 👌
Thanks for watching the video!
I liked the first property more square footage
And good price
I like that one too. Walkable to amenities. Just have to budget for some renovation and furniture of course.
Thanks for watching!
I’m intrested interested in the first one you showed
Check the links in the description for the property listings.
Thanks for watching!
That first one looked great but it had an office feel to it. If it's registered as a business or office property, can someone buy it as a residential property? Or there's a bunch of hoops to jump through?
#3 was also very nice 👍
#4 very comfortable feel
Thanks for taking the time to find these and create this video 📹 📺🌞💡👍💪
It's definitely being sold as a residential home. 2 bed and 2 baths. Maybe the ground floor was used for something commercial?

Hi Tom, I and my husband will like to retire in either Italy or France. which one is more affordable please?
Italy is more affordable but also more rustic. France can still be very affordable but also has better infrastructure in my opinion.
Of course it all depends on the specific town and area in each.
These are blanket statements!
I like the one with the vaulted ceilings on the large space with beautiful tile on the floor. I think it was the second one. The one that’s 2000 ft.² that’s the one I like it looks like a castle inside I could see myself getting that 85,000 with room for renovation. I’d like a little garden too. I would be interested in getting that I’m in the US.
That one has a lot of potential to me. Thanks for commenting!
Definitely #3, the tiles are incredible
I do like that one. You have to be ready for a lot of work on it though!
Thanks for watching!
Thank you for the great info my question is, what is required for a us citizen to buy a house or condo
Joseph
There are no restrictions on Americans buying property.
If you paid cash for a house and stayed in Italy no more than 90 days out of every 180 days, you just need a passport.
Staying longer requires a visa.
I hope that's helplful!
An Italian tells you: just pay.And there's no problem...
They are lovely how do I connect with you or salento if I want to by I am Australian
I'm not the agent. Agent's info is in the property listings in the video description.
Thanks for checking it out.
The 4th property with rooftop is my favorite. Is it still available
I think it is. The link to the property listing is in the description of the video.
There you'll find info to contact the agent.
Thanks for watching!
No work. Great
Thanks for watching Karen!
Has the first property been sold yet? XOXO
I’m not the agent so I’m not sure. The property listing is in the description.
You can contact the agent directly.

Partially furnished in Italy usually means no kitchen cabinets or appliances. Ie striped to the walls.
You would want to ask the agent for details on that for sure.
I love the last one I am old I like easy to manage
Thanks for watching!
I totally agree!
Hi, property number 4 for me. Regards from Cape Town
That’s a good one. Like a beach house in the US to me.
hi very interesting i'd like to learn more can you please send me some info on retiring to Italy.
Best thing to do is join my weekly newsletter. I share cheap properties and tips on retiring or buying property in Italy (and France).

Do we contact Coldwell Banker or you for the purchase....?
Contact the agent on the listing below the video. I have no connection. Just showing cool stuff I find!
My biggest question is whether these homes are in a town that meets the criteria for the 7% pensioner tax rate.
I think all of them are.
Thanks for watching!
The 1st one ❤️❤️❤️
Thanks for watching!
I like the last property but unfortunately the other house is right in front of it blocking part of the view.
I think it’s slightly higher, so you may be fine. Plus from the rooftop you’ll have the view.
3rd property looks like it might have mold issues? The flat roof can be a nightmare with leaks. Any more info on it? Love the first property. Any info on possible financing for non resident aliens/foreigners?
It’s difficult for non-residents to get a mortgage. Not impossible but requires a lot of documentation.
And you likely need to put 30-50% down.
Like the last one you showed.
Thanks. It’s got a nice position on the bluff.
Where is the international airport.? Is it close to these houses?
Brindisi and Bari both have airports.
Not too far away.
Thanks for watching!
@@RetireToEurope how far away less than 30 mins?more than 45 mins?
