  • I can't believe how much land and nice of a house you can buy in Ukraine just a few hours outside of Kyiv for $4,000 - $9,000. I fell in love with two properties on this 2nd part of the tour. Take a look to see what is available 2.5 hours from the capital. Watch Part 1 Here: • $7,000 Houses for Sale...

There is a $7900 73 sq meter house with a modern toilet already installed in Karnhoboe south of Kiev and a $6800 house with an outhouse.
To get to the $7900 house follow these instructions.
Take E95 South and past Bila Tserkva Gina Uepkba continuing on E95/M05 South, it has two names at this time.
From M05/E95 Merge onto P04, a right turn onto the merging entrance ramp to P04.
Continue on P04 passing the city of Troitske TpoiubKe. There is a gas station just past this city on P04.
Continue on P04 passing through Tarascha Tapawa continuing straight onto BynNUR GorAaHa XMenbHNUKOro/T1021(signs for CTABNwE).
At the roundabout, take the 2nd exit onto BynNuR GorAaha XMenbHNUKoro heading to nNCOBN4N.
      Continue onto BynNUR nepeMorN.
Turn left to stay on BynNUR nepeMorN. You will be on Peremohy St which actually leads to the $6800 USD House.
At this point you are passing the $6800 USD House.
Pass that house and continue on till you reach Mala Berezyanka Mana Gepe3RHKa and turn right.
Continue and make a slight right and do not take the two roads going south staying on the right road.
Head out of the city of Mala Berezyanka Mana Gepe3RHKa and head to the end of the road and make a right to continuing on Byn. neHiHa onto the road called Vul. Lenina. You'll pass a school. Then turn right past the school called Velykovovnyans'kyy Zzso I-li St. - Zdo.l where Vul. Lenina street bends right and continues on with the same nam, Vul. Lenina.
Pass a intersecting road on the left, don't turn left.
Pass an intersecting road on the right, don't turn right. This is the road that passes behind the school.
Then make a right at the street ahead and get off Vul. Lenina.
Pass two intersecting roads to the right. Do not turn right. Pass a road that leads left. Do not turn left.
Finally, turn right and the first house on the left is the property being sold for $7900 with a modern toilet and a shower.
It is in the town of Velyka Vovnyanka BenNka BobHRHKa.

Ukraine is the poorest country in Europe. The people are often good, but their leaders are trash. Things barely work there. Huge corruption. Even the US politicians know it and want a piece of the pie (Biden family). Much is just countryside, not much going on there. The will to change to the better is often too small. It's very unlikely you actually wanna live there. In general I'd say stay away. Especially during war.

I suggest you want the land (space) because these rural properties (dachas) tend to mostly function off grid. In the FSU having an off grid space is the difference between the many city dwellers eating in the winter or not. the space means you have room to install 50kW solar panels away from trees, having a river in addition to wells suggests water will be available year round, and you will want to install a functional septic system. this adds up to an acre. Next you may want additional space to stockpile building materials (a large garage/barn) because supplies are intermitent and opportunistic and if you really want to host refugees, space for mobile homes for temporary expansion. It would be nice to hear about the rules acquiring a few acres, the depth of the water table (how deep well), the breaker size on the electrical, show a picture of the heating water boiler, and get a number for the height of the house foundation above the flood levels.

Sadly less and less people are interested in this way of life, we also have lots of villages here in Romania where the old people want to retire and sell their homes for cheap, almost for free, however almost no one wants to live remotely. I believe however that some of the refugees were more than happy to move into such locations in my country, mostly because Ukrainians are hard working people from what I've seen, and if they are willing to do this in a foreign country then I see no reason why they would not do it in a place they are familiar with (culture wise) given the chance.

I think the 3rd house would be excellent for a displaced family or even 2 families. The fact that is not close to Kiev probably wouldn't matter as much to Ukrainians as it would to us as westerners that love easy access to a town. You could even purchase a cheap car to leave there and maybe build a small garage to keep it in. Even a few bicycles would provide access to the local town for shopping if no car is available. The 2nd house would be great but the house needs some work as most of these do (indoor plumbing and some freshening up, maybe some upgraded appliances, etc.) it would also be pretty simple to clear a path to the river and build a small dock for a boat and for fishing. I'm sure a family would love it with the garden already in place.

Thank you Iva and Johnny for the education. Iva, your mom's roses are beautiful. I think if the purpose is housing the internally displaced persons all of these properties will work. If the housed tenants are elderly or have health issues you should also consider distance to hospitals and medical centers for both the emergencies as well as routine medical care. I think the first 7K property you showed has practical flexibilities that could be very useful. But, I really liked the property with the Tobacco leaves, you can see and feel the passion of the lady that has lovingly cared for the land and gardens. If there is a lot of demand for sheltering the displaced persons, perhaps mobile homes can be brought to the site and once the war is over try to sell the mobile homes that have many amenities built in (bathroom, shower, kitchen...). These are just a few ideas that I could think of.

Man if there were not a war there I would buy that brick house on the lake in a heartbeat. I'd offer 20k and put in an addition with a modern bathroom. I would try to make a deal with a local to do the harvesting and farming where they just give me what I need of the produce and they keep the rest to sell. And I would grade a path to the lake and buy a golf cart or an ATV. Place is awesome as fk.

Middle of nowhere, nothing around there, mega risky for clueless foreigners. I feel like you can easily find sth like this for similar prices in neighboring countries that arent de facto active warzones. Also super sketchy to renovate these houses. Most probably built decades ago, will be cold as fk in the winter. You basically need to build an entire new house 😂

The main question is what do you have to go thru for an American to buy this. And what are the building codes like? The homes all seemed to have the same layout, which I can't imagine an American being happy with that. The homes that are near the water, or on the water, how easy is it to make adequate access to it?
I really enjoyed the video, will watch the first one now. Thank you for this, you did a great job.

It is not too difficult for a foreigners to buy propery in Ukraine. And the building regulations not strict at all. You can build basically whatever you want up to 3 flors if I remember correctly. You have to do some paperwork but nothing too crazy. The main issue to living in place like that is abscence of good school for kids. And not so many entertaiment available. So it is very boring for young peoply. So funny, Eva and her mother walking side by side, looking so much the same. Yes they are definitely related. I start to like Eva so much, just by looking at the video. Johnny is a great person also, so genuine and relaxed. So different from "Bold" and his You-tubing friends. I understand why everyone loves Johnny. People of this country seems all very nice. How terrible what has happened to them. Those villages and houses look so idyllic at summer time. I could live there, set up an art workshop and a studio, and build houses and someone can have a car and help those who don´t have. And there can be job created at this very place. Maybe I can find an Eva of my own. We all need to win this war, there is no option. But even then, there will be no winners. So many people lost their lives. You can see in it peoples eyes. This will never be forgotten. We have to stop Crazy Ivan, and build a wall of solidarity against evil. And repair what can be repaired. And believe in future.
