To Buy or Rent in Thailand. I had to make a decision

    After months of looking at Properties to either rent or buy I had to make a decision. I looked at many properties in Pattaya and the surrounding areas of Jomtien, Bang Saray and Sattahip. Specifically in Pattaya I looked at condos in Wangamat and Pratumnak Hill. So many Condos. Many rentals for many prices. Some sea view, some not. I knew what I was looking for. I even considered looking at condos in Phuket, Koh Samui and Bangkok. I love everywhere in Thailand. I found a place and I will tell you my story.
    My name is Brian but everyone calls me Greeny. I retired in January of 2020 after working 30 years in my field. I didn’t want to work so long that I would be too old to enjoy my retirement. After living in Michigan my whole life I decided I wanted to retire somewhere warm, somewhere exotic. I sampled a ton of places in the Caribbean, Panama, Colombia, Turkey but set my sights on Thailand. I spent most of the winter of 2020 exploring Thailand then ......you know what happened. IT!!!
    So I had to catch one of the last flights and come home. Now I’m back.
    Why am I making videos? I need a hobby. I feel if I don’t do anything creative my mind may melt. I can also easily go back and reminisce by watching the videos. If anyone else enjoys them then that is a plus.

    I prefer to rent and be able to move around rather than feel I have to use a condo to justify the expense of buying it. Also, I don't want to think about a condo when I'm not living in it. The only thing that matters is if YOU are happy, Greeny.

    Man, i am going through the same shit, i just bought a condo here in Pattaya, "good deal" until i had to go to the land office.. that's another story, now we have too, remodel bathroom & kitchen, "MORE MONEY, MORE MONEY"... your video was right on time, Thank you for sharing!

      Can I ask why the land office ask you about remodeling a bathroom and kitchen if it's in a condo complex was it because of new structure making bigger not up to scratch in regarding the land laws thanks wiliam

    It sounds like you've done your homework and you know the pitfalls of the other new condo projects so at a minimum I think you will be breaking even regardless so I am happy for you. Enjoy the new place :)

    Hey Greeny, congrats man! I appreciate your thoughts on where to live. Pattaya is great for the weekend or night out but for day to day life I would enjoy something away from all the hustle and more of a relaxing type atmosphere. Bottom line is if you are happy, if so then nothing else matters! I think that is a Pink Floyd song! lol Have a great rest of the week! rb

    120k usd, it's not a bad buy at all, 1200 square feet condo. We all know the best time to buy is when prices are low. I would not have a problem buying your place considering how much you love Thailand and you love to collect stuff and stuff accumulates( that is stressful not to have a proper sized place for your stuff.) I have a 5200 square feet 1 story home with a 10 car garage here in San Luis Obispo, Ca. so I know how you feel.

    By my calculations most people from western countries are still better off investing their money in an index fund or other investments and renting in Thailand over a 20 year period. However if you have a Thai national loved one you want to leave it too for their future security that could be a big reason for buying.

    Congrats on the new purchase. I was in the real estate game back in the uk with 10 rental properties, which I gave up my day job for before selling up everything and moving here......... actually I should be closing on the last one next week.
    I have my own opinions on condos here but it will be interesting to see how things change here over time. I’m pretty happy with our rental here at the moment but it is a little small as a long term prospect, swing by and check it out at some point on your way to Pattaya 😁

    I have just made a ridiculous low offer on a beachfront Condo in Wongamat Beach and it was just just accepted by the Owner. Two bedroom, two bath 138 sqm. I can either keep it, re-sell, it or rent it out. Now going through the buying process. Hope the Owner doesn’t change his mind 😜

    Good information. Many people have misinformation about condo purchases. Problem is, many farang have bought condos without seeking professional advice, like say from a reputable broker. There are a lot of buyer protections in Thai law specifically for foreign purchases. Just because the bad experiences get all of the hype, doesn't mean it's common. Cheers 🍻

    Congrats on buying the condo. Real estate is always a great investment if you're in it for the long term. It's awesome you got a lot of space for that price. I live in West Coast something like this would cost 600-700k

      This condo in Honolulu Hawaii with 1200 sq feet with ocean view would cost around 15m baht.

    Sounds like the right decision for you. You can use it as a base for travel around the rest of Thailand. I’ll look forward to more videos on the legal side of buying a condo. Also would like to see you LIVE STREAM. There’s always technical issues you have to get through but I think it will fit your demeanor quite well and build more commitment from subscribers. One KEY is to figure out the best time to do it - not sure where the bulk of your subscribers are from. I sense you have a lot of Americans like me.

    Every situation is different, for me I'm going to live out of suitcase and Airbnb and slow travel. Maybe once I'm in my 60's I'll buy something again.

    I think its a great move. You’ve thought about it logically and bought at a time the market favours you. Totally agree with you on the new builds. I think people are mad buying new places such as the Base or Grand Avenue. Shoe boxes. They wont age well either. Enjoy the new place

    Here in the States, I’ve always felt that it’s better to own and build equity in a property than to rent. As a foreigner in Thailand, with virtually no rights, I’d be too worried about the fickle nature of the Thai government and their tendency to change the rules on a whim like they seem to do with visa requirements. Anyway it looks like a really nice place but you forgot to show us the ocean view. Good luck 🍀 with it.

      Condo owned in Thailand is in the buyer's name as per Thai law.No worries.

    Well done, it’s your choice don’t worry what others say it’s your choice. I’d agree don’t buy off plan, my friend lost 9.2 million baht from buying off plan. Another friend had to wait 18 months longer than he was told. Older Condo’s give more living space.

    Well done. Congrats. At times its worth to take calculated risks, mainly when the market is down. Me and the wife bought our condo in the Bang Saray area. Based in the UK. Hopefully to retire there, until then enjoy it during the European winter season. Hope to be back soon.

    Very good decision to buy something. We also bought something after seeing more than a dozen condos (we decided on the View Talay Residence 4 2bed 3 bath). I hate those new modern high rises with room sizes of a shoe box. And I think we also looked at a condo in your building. The railing on the balcony and the tall building outside looks familiar (blabla Beach Condo, right?)

    I think you did fine buying the condo. I will be moving to Thailand in a year so I'm interested in any information I can get regarding buying/renting condo's in Pattaya/Phuket areas. As for live stream, I usually can't make the time frames because I work a lot of hours. To me it sounds like buying was your best option. You did your research. Good job.

    I think a great purchase Greeny and the property will definitely appreciate as a more affluent area compared to Pattaya where prices can remain static. I’d like to see more photos of the amenities and building facade to see what $4m can get you. Good video mate !

    Great vid! I agree I’ve been suspicious on buying in Thai cause rent is more affordable but u are correct if u can get a really really good deal and work the math like u did it then yes it may be more feasible to buy vs rent especially if your staying there longer term. But yes it’s the numbers that count not the emotions that most people land up buying on. However, did u pay in full from savings or using a HELOC from USA or other form of credit vs dishing out that much upfront from your acct. I think if u can do it on a monthly that would be best but dishing out from savings would be more challenging.

    Some of us are close enough to 70 that we don’t CARE about making more money. We’re buying a property in Phuket because that’s where we’d like to live for as long as we’re spared. We have arranged our affairs in such a way that we’re unconcerned about leaving any material wealth to anyone.
    We each have a will that’s easy to execute, our death details are taken care of, we have enough funds to live comfortably to 100, so property values can rise or fall, we don’t care.
    We’re making a little home for ourselves that will do nicely until we’re planted, and we’re well aware that it wasn’t the wisest fiscal decision, but we decided to invest in peace of mind instead. No one can kick us out of our home, or Thailand in general for the next 30 years, if at all. We expect to be fertilizing daisies by then.
    Money isn’t everything.

    The main thing when buying a condo or townhouse is how much reserve they have for major repairs/improvements, especially a highrise condo. Hopefully, it works out for you. Good luck.

    Greeny, you have obviously done your research, and you have covered all the angles. This sort of decision requires research, but after all that it is full of x-factors from your personal situation, like whether you are sure you will stay for 10 years etc. Previously I would have said don't buy, but your video has convinced me you have done the right thing. I also accumulate stuff, and if you are going to spend periods away, you now don't have to worry about that. Yes. You definitely did the right thing. You are smarter than the average bear, and living the life. Good for you.

    Congratulations, Greeny! Sounds like you performed due diligence and got a nice deal. We recently closed on a 41sqm condo- sea and pool view in Hua Hin. I think my wife and I are in good shape. We bought during the pre-sale about five years ago at 2.2. and closed a few months ago- 3 years later than expected. It’s all good as we didn’t have to pay most of that balance until closing. They have a few left comparable to ours which they’re selling for 3.4 now. We will rent it out short term and long term to offset the purchase, but certainly hope to retire there part time in 10 to 15 years. Will likely use it for a few months each winter- hopefully the situation will improve for Feb-March ‘22. I’m based in Japan and from the states. Let’s have a beer someday. Take care

      You will be good. I looked over there in December. There are far less sea view condos in that area than over here. So the prices tend to be higher per square meter. Hope you get to enjoy it soon

Yeah, we are about 5 mins from the sea and def can get more for your money in other parts of the country, but I lived in HH, so my wife and I have a lot of friends there and feel real comfortable there. Our kids attend international school there during vacations, so it works. Enjoy your new place. Be well!
