Me encantó el video y lo bien que explicaron todo el proceso desde que vieron la propiedad, presentaron la oferta y entregaron la reserva de los $5,000 o arras que se entregan cuando se firma la Promesa de Compra-venta, que es muy bueno que exista ese documento porque de esa manera ambas partes están protegidas y se esta garantizando la negociación. Soy agente inmobiliario y a veces cuesta que los clientes entiendan lo de la reserva y las ventajas de este. (cuando me vuelva a suceder, los voy a enviar a que vean su video, con su permiso :) Verdaderamente si estoy impresionada, manejan muy bien los términos de Impuesto de Transferencia (su pago al 100% y cuando se divide en 50% USUFRUCTO y 50% NUDA PROPIEDAD) derechos de Registro y muchas cosas más. Hola de acuerdo a lo que he escuchado en las noticias, en el Gobierno de Bukele: Si eres Salvadoreño o hijo de Salvadoreño ( tienes que adquirir la ciudadania creo) y quieres transferir capital hacia El Salvador con intension de residir en El Salvador, Las transferencias de cantidades importantes de dinero desde el extranjero para inmuebles, casa, carro etc, son libres de impuestos, NO TAXES, por favor pregunten sobre el programa de migración inversa. Pues nosotros estamos siguiendo la información de ES con el fin de retornar en un futuro. Tengo entendido que aun el ingreso de bienes es permitido sin taxes, claro existe un limite. Saludos los mejores deseos.
Sí, es correcto, no hay impuestos para traer dinero o activos al país si te mudas aquí desde la diáspora. ¡Sin duda fue un gran incentivo para nosotros!
An advice for people who are Salvadorean and want to buy in El Salvador. Get the Chivo wallet, start depositing money using a credit card o debit card to build cash, you can have in US dollars or transfer it to Bitcoin if you are into it. Also, open a bank account in your next trip to ES. It is becoming easier to do it now. I faced all those issues, 3 years ago, when buying 1.7 acres (una manzana), en La Palma, Chalate. Hi guys I have a question about the canadian retirement plan. Like so many I have given Canada a lot of working years. If I was to immigrate to a country such as El Salvador like you guys have, would I be able to get my cpp? Are you guys still paying into your CPP or did you lose your contributions by moving abroad? TIA
Hi Jeannette, that's a really great question! I checked this on the government of Canada website because I was also curious about the answer. Yes, you can retire abroad and still receive both your OAS and your CPP payments, however the government will keep 25% of your benefits as a "withholding tax". I can understand them keeping 25% of the OAS because we don't contribute to that, but not the CPP, which we had to put money into from every pay cheque with the promise that we would receive it, so thats kind of BS! But yeah, so you would keep 75% of your eligible benefits, but at least here the costs of living is lower and your money will go further.
Good to know, I thought you would lose the OAS, I wasn't sure about the CPP. In Canada we live to pay taxes, doesn't surprise me leaving the country will cost you 25% of your pensions.
We paid for the house outright. We were in a position to do that because we sold our home in Canada and had enough equity to do it. In El Salvador you can buy a cute little house for $180-200,000 and live comfortably in a nice residential - with no mortgage or rent!!! (bonus!!!)
