It is important for anyone to protect themselves from what has occurred here in Costa Rica. The folks in this video seem very honest and that is so important. In CR the lack of regulation in real estate sales and brokerage and the lack of legal integrity have lead to major over inflation for all aspects of real estate. I enjoyed my visit to El Salvador 2 weeks ago. The improvements are visible everywhere and it is so safe which are two things CR is lacking which is something you never hear from any agent or broker. I am almost 5 years here and I have seen almost no infrastructure improvements even in areas with multi million dollar houses. I have owned 3 properties here so I have experienced these lies and deceptions first hand. Great video. Please do a video on water right for property owners in El Salvador. Here you basically have none. I am considering a move.

INTEL and SAMSUNG as an example, decided to set up operations in Costa Rica due to crimes and legal instability before Bukele. It seems that previous governments did not care and did it the other way around. Instead of making El Salvador safer. Crime was a business, stealing and following an economic system without clear objectives. Loaning millions for infrastructure and not being able to pay those loans every year with little investment does not make sense, for the banks it was. What do you mean instability?

Yes that true and really amazing - your tourist visa can now be 180 days instead of the 90days, that gives you plenty of time to get your temporary residency cards.

I own a property in sunzal and I’m almost done with the architectural design and blueprint. When I look online it seems like I could have a building mortgage with 10% down but the architectural firm keep saying that I will need 40% . Most people tell me 40% down to build… what bank does 10-20% down?
What a very informative video! I’d like to ask what property taxes are like for say a blank plot of land? And sorry for this naive question, but what are condominiums like to own over there? Are they able to be AirBnB out? Are their services for cleaning and managing your AirBnB property?
Great questions, the property taxes you have are paid monthly in your electricity bill and not very much, you do have capital gains tax of 10% when selling your property. When purchasing your property you also have a one off fee, this is a percentage of the purchase price above a certain level and the % depends on which department you live as it can differ slightly, again it is not huge. We have never lived or owned a condominium but there are many which are AirBnB and it would be a great business to get into setting up a management and cleaning company here.

Hi. Great question. Hard to answer in a short space without more context. Many variables. Property is not exactly what we would call developing nation cheap. And the quality can be a bit rough too. As there is a high chance when people "go to sign at closing" and book flights based on exact days and times, a good chance, things will not go as expected. few ways to do it. If you are Salvadoran just open a bank account in ES then wire the $$ from your canadian account to the one in ES. And there is BTC as well!!

If this is what you mean it will be harder for the bank to lend with these as they need to see and have the security of the steady monthly payments. My understanding is that Banks in El Salvador make you wait 6 months in order to have access to your money after you have made wire transfer from USA to El Salvador bank to get your money to buy a property, that’s totally unacceptable it’s your money you want to invest however banks don’t see it that way, they want to make a lot of interest out of your money to later release the hold, my opinion El Salvador Consumer Affairs should step in to stop El Salvador Banks from doing that…..
Hi Olomouc - what you will find is that you need to have your bank account open for 6 mths b4 doing a wire transfer. If you do it that way you can take your money out straight away

We do hope they have some great planners in office to ensure it does not lose its beauty and become a little version of the US. As to your comment of expensive, we have found in a yr property prices are increasing and in some places property gouging happening which is unfortunate.
Many times in the place where I work , the power goes out and even though we have emergency power,; credit cards and computers cannot be used and we have to evacuate all customers because there is no way for them to pay for their things. Maybe that would be another advantage of using Bitcoin. Even to sell water on top of a volcano or to buy or sell in a remote place where there is no electricity?

You can get the ID from El Salvador if you are an ex-pat. My husband got it immediately with his birth certificate. He has an American passport and they were very kind and helpful. At city hall office. They disinfect you first he said 😂

None of my husband’s siblings wanted to come to USA. They are very happy there. His brother had residency and went back home and didn’t choose to keep it. Not sure exactly why my husband stayed here as he was a resident before I knew him and got his citizenship shortly after but is very happy here in USA. I had been trying to get him to go back and he doesn’t want to but wants to now buy a home in ES, too. He went there this pat month alone and came back with the idea

Quick question why is it that Salvador allows non-residence and citizens to own property but you have Americans in the United States for example states like Florida Oklahoma and Texas that don't allow nonresident or citizens to own properties I don't think it should be like that Americans are benefiting buying property in our paradise but we can't buy the American dream
Hi @borislazo1016 it is an interesting question, and as we are not from United States are unable to help answer it. I know in New Zealand you need to have an IRD (tax number) before you can purchase property, if you required a mortgage then it is a lot tougher.

If this is what you mean it will be harder for the bank to lend with these as they need to see and have the security of the steady monthly payments. What is great with this is that you are able to pay the monthly amount and then when able do a larger lump sum.

Hi - you would still need to get an NIT which is a tax number for foreigners - a DUI is for citizens - hope this helps - they are very easy to get.

My understanding is that Banks in El Salvador make you wait 6 months in order to have access to your money after you have made wire transfer from USA to El Salvador bank to get your money to buy a property, that’s totally unacceptable it’s your money you want to invest however banks don’t see it that way, they want to make a lot of interest out of your money to later release the hold, my opinion El Salvador Consumer Affairs should step in to stop El Salvador Banks from doing that…..
Hi Olomouc - what you will find is that you need to have your bank account open for 6 mths b4 doing a wire transfer. If you do it that way you can take your money out straight away
@@njelsalvador Great Advice Thank You, However doing the wire transfer while in El Salvador with a new Bank Account barely open is not a possibility unless if you make a deal to finance the house with the bank and pay it off in 6 month the mortgage.
What bank do we use to open an account so that we have it for six months in advance? Also, the money that is transferred into the account is available that day or does it need to be seasoned for a period of time?

Hi Steve - It is an interesting statement and we are unsure how it will go. With all Bukele has done, El Salvador 🇸🇻 is definitely on the map for a lot of people. We do hope they have some great planners in office to ensure it does not lose its beauty and become a little version of the US. As to your comment of expensive, we have found in a yr property prices are increasing and in some places property gouging happening which is unfortunate.
If Bukele can keep the country on track like he has been doing, I'd certainly consider living in El Salvador.

Many times in the place where I work , the power goes out and even though we have emergency power,; credit cards and computers cannot be used and we have to evacuate all customers because there is no way for them to pay for their things. Maybe that would be another advantage of using Bitcoin. Even to sell water on top of a volcano or to buy or sell in a remote place where there is no electricity?

You can get the ID from El Salvador if you are an ex-pat. My husband got it immediately with his birth certificate. He has an American passport and they were very kind and helpful. At city hall office. They disinfect you first he said 😂

None of my husband’s siblings wanted to come to USA. They are very happy there. His brother had residency and went back home and didn’t choose to keep it. Not sure exactly why my husband stayed here as he was a resident before I knew him and got his citizenship shortly after but is very happy here in USA. I had been trying to get him to go back and he doesn’t want to but wants to now buy a home in ES, too. He went there this pat month alone and came back with the idea

Quick question why is it that Salvador allows non-residence and citizens to own property but you have Americans in the United States for example states like Florida Oklahoma and Texas that don't allow nonresident or citizens to own properties I don't think it should be like that Americans are benefiting buying property in our paradise but we can't buy the American dream
Hi @borislazo1016 it is an interesting question, and as we are not from United States are unable to help answer it. I know in New Zealand you need to have an IRD (tax number) before you can purchase property, if you required a mortgage then it is a lot tougher.
