expensive for a country that has a developing infrastructure
The prices are completely ridiculous. What justifies such exhorbitant prices? There's no infrastrucure to support these areas. No decent roads, no services (shops, hospitals, transportation, schools, etc. etc.). Don't get me wrong, I think El Salvador is beautiful and the people are nice, super-nice. Obviously there are people trying to take advantage and cash-in before people discover the reality. These people are not only taking advantage others, but they're actually hurting the locals -- how can Salvadoreños afford to live in a nice place? Shame.
Bukele is a smart man. I'm sure his administration will soon implement taxes for social and civil services. A great divide is forming as one taxi driver told me.
So, you are telling me that in order for them to answer very simple and valid questions, these people will charge over 200 bucks? 30 min "free" consultations? Their services look more like a cheap law firm than a real estate company guiding you and looking over your interest. I wonder, if all real estate agents and firms are like that over there, if so, that's big no for me. Please change my mind.
The problem with real estate development targeting foreigners, is that it makes it impossible for the locals to afford any property in the nice places, most locals are "condemned" to live on the ugly places due to the high property prices and low wages most locals have. In El Salvador it is happening the same that already happened in Costa Rica, where not only real state, but most things are crazy expensive due to the "gringo price" imposed by market speculators.
I love the country a great deal, but I agree with various comments as the land values in El Salvador are insanely high vs. other countries. For example, take the development mentioned in Playa San Diego. They're asking $45,000 for 200 square meters (that's a 2,152 square foot lot btw). To put this in perspective, that's a per-acre price of $918,000 dollars. I haven't paid that type of price per acre even for a parcel of land that I purchased on the Sonoma Coast in California! We've been looking in the Lago de Coatepeque area, and there too the prices are sky high so this isn't a place-based problem, it's an issue impacting the entire country of El Salvador. Hey, we all buy want we want, when we want it. But, just know the economics going in as you make a decision. Peace

Came to El Salvador in September. Stayed in a AirB&B in Antiguo Cuscatlán. Immersed myself in the culture, did a ton of walking, rode the busses, visited El Tunco, Surf City on the coast. Came to investigate land opportunities and construction methods. Tons of security, felt safe on the streets, visited the Mayan ruins and famous volcanos, learned lots about it's history. The country is beautiful, people are very friendly and helpful, and there's lots of opportunity for hard workers and the young at heart.

I must say though I'm having sticker shock. I'm a realtor and of course El Salvador is not my market thus much research is required. At first glance the fixer upper has some elemental structural issues for that price. There is some concern that prices are being inflated ahead of anticipation of demand.
As Canadians we find these prices incredibly low. Average house price in Canada is nearing half a million, and that's for small homes in disrepair in crime ridden neighborhoods. A home custom home nestled in the mountains, for example, would start at $800,000 up there, and the taxes would push it even higher.
@twopeopleinparadise I do understand your point of view. You both left Canada for very good reasons which one can see also being taken advantage of financially.

i got my house for 50,000 in honduras. 275,000 is to high
LOL, $200K for a "fixer upper!" Yeah we want to come for the great weather and all but heck, I can buy a fixer-upper in West Virginia, Kentucky, Tennessee, etc. for $10k-15K on good acreage.
I suppose it's all relative. There's zero-bedroom studio condos going for $600,000 in Canada, so to us a detached property right on a tropical beach in an ascending country for $200,000 looks really good.

I'm a local and bought a house in 2021 in San Salvador. That year prices were not that crazy. I remember I checked a very nice apartment in one of the nicest areas near the WTC. That year was cheap , it was just 124k. Now 2024 prices are insane. Seems like a bubble to me.

Welcome! Keep your cold storage cold, and keep your day-to-day spending money on a wallet app like Blink, or if you prefer self-custody, Phoenix.
Ideally you'll patronize businesses accepting Bitcoin over Lightning, as that's the easiest and most convenient way to do things, but until you get a handle on those you'll need cash from the Bitcoin ATMs for the first little while.
The government's Chivo ATMs give the best market rates and minimal fees. You'll need a Salvadoran SIM card to use them, but these can obtained anywhere, just bring your passport. Highest fee we've seen was from the Athena ATMs, at 8%. Don't bother with those, they're tourist traps.
Once you have your residency permit, you can download DitoBanx wallet and request a Bitcoin MasterCard. These can be used anywhere MasterCard is accepted, including online, and will eliminate much of your need to use ATMs and cash. Check out our video with DitoBanx to learn more about that.

I don't like septic tanks. Can it be normal sewage? Are solar panels in addition to regular electricity? And how often do they need to be changed?
To be on normal sewage you'd have to be inside a municipality. There is municipal water out there but not sewage, which is pretty standard throughout the country for the time being.
For an on-grid power connection, you'd have to contact Del Sur to have a line run out there. Would be pricey, but you might be able to coordinate with the other residents to get that installed.
As far as the longevity of the solar panels, we'd recommend reaching out to local solar power company Divine Solar for accurate info.

It seems disingenuous that they would be able to talk about a property and not be available to answer common areas that the profession requires. @@gloval5187 that's exactly what I thought. All I'm seeing is overpriced places, and a very deceitful way of doing business. All the aspects you mentioned above are valid questions that anyone interested in buying would make, and what a realtor would gladly answer.
Oh boy I'll be heading to EL Salvador in 2 weeks. I'm doing research and getting realtor feedback that home prices are jumping up. One property went up $20k in one month after some interest was expressed by a few clients. I'm seeing a fair amount of USA level pricing. Things are a changing in EL Salvador!
Prices are rising in a ridiculous manner. We had a list of land shown in December, and now prices have risen over 20k in a matter of days. Looks deceitful, but sure go ahead and take your chances, and please let us know how it goes.
@joeydaze6706 I definitely will share my experience since it will help others. I'm a loan officer and realtor in the US and will both take my time and conduct my due diligence. Different country different rules...
I did find out that appraisals have no bearing on the deal. It is like an inspection in the US and really for buyer edification. As such, a meeting of the minds needs to be met on value.
As promised I'm following up on my visit. I went to EL Salvador and devoted myself to seeing everything. Rented a car and went to all the areas mentioned in this group and others.
I'm sorry but being a realtor and loan officer in the states I'm seeing properties way over priced. Owners and realtors are getting way ahead of themselves. Well they can since there do not exist housing regulations, standards for pricing/valuation and laws like the US.
Case in point for one property in Berlin the owner wanted $350k. It has running water 10 days out of the month, terrible cracks in the walls, chipping paint, cracked tiles and 2 ferrel dogs sleeping at the front door also a homeless man laying on his back serenading to the neighbors.
Sorry but not for me. I suggest looking into planned development and buy land.
Whatsmore, there is really no property tax per say just a small municipal fee paid monthly. As EL Salvador grows rest assured residents will be taxed to assist the rest of the population. There are many people in need and now with real estate going through the roof (that some people will pay for) and cost of living going up ... as one cab driver told me it leaves the rest of the community so far behind.

Same as the US in the chain food stores. The mercados/ street vendors are cheaper but I would only buy veggies and vegetables.

The agent said it was selling for cost. Cheap labor is $20/day, experienced tradesmen is $40/day. Materials are much cheaper then US and Canada

Really expensive I just came back. In my opinion New York state prices for properties that need a lot of work. A lot of infrastructure is not setup yet. I bet taxes will be instituted soon to help the rest of the EL Salvadorian population. Right now in my opinion it will be best to do some research and find a resonably priced plot of land.

How is it considered gentrification if it's a Salvadoran real estate company, that is targeting a Salvadoran audience? Salvadorans who left years ago (for a better life for their children at the time) are STILL Salvadoran, and if you watch the video in its entirety you would know that William said that his team can offer services to anyone no matter their level of income.
Salvadorans who fled for their lives years ago are still Salvadoran. This is their country; they have a legal and moral right to come home.
Coming with them is a tremendous amount of liquidity for the local economy. They raise the demand for goods and services, which in turn raises the demand for labor.
When the demand for labor increases faster than the supply, wages increase. Workers attain the ability to save, and to invest in their homes and communities.
Immigration policy is heavily oriented around protecting the Salvadoran job market, i.e., ensuring that the supply of labor remains fixed while demand increases. It takes time, but the intent and effect of this policy is to drive wage growth.
Economic expansion benefits everyone in the country. Your plan, which seems to include shutting Salvadorans out of their own country, would be a return to the status quo. It would ensure that wages remain low forever, that local Salvadorans are presented with no opportunities, and that living standards improve for no one.
This is an opportunity for the El Salvador people or locals to grow their economies. study hard,work hard We need. software engineers. big powerful international companies are moving to El Salvador major international investments... we will see huge economic growth. I love bitcoin... we can not not think like a third world country. we need to expand our horizons and the world is changing technology and education will set us free. I will like to see more products with labels " made in El Salvador" I enjoy watching videos on this channel. I am thankful that this channel promotes positive content ...
