    Great series on PD, I was looking and looking to understand if you can add storeys of attached single storey garage and you’ve explained it clearly, No lol.
    You’ve described leaving a small inclosed patio between rear and side extension to stay within PD rules.
    Can you advise how big the gap needs to be and could you externally bridge across on the first floor?

      Glad you liked it. I have seen a brick width approved on appeal. Bridging across at first floor level is not available with PD.

    Your videos are so helpful and clear! I am looking at a house which has had a corner extension in the 70s. This covers mostly the rear but also the side of the property. Can I add a rear extension which includes this? I want to merge it with the new extension ideally.

      Glad it was helpful! You can merge the existing and proposed extensions but the total must comply vvith PD rules. Good luck!

    Good videos. One point that needs clarification is the 4m height of single storey extensions. The gov document states this is measured from the highest point of ground level of the building when the site is sloping, a bit unclear.

      Totally agree, Alex. Varying opinions are offered by Appeal Inspectors on this subject. My next series of videos will look at their decisions to help clarify issues like this. Stay tuned!

    Great video. If the extension is on the rear of a semi-detached house, the eaves cannot be more than 3 meters because of the boundary. However could you have a 4 meter max height on the boundary with the roof sloping away from the boundary reducing to 3meters at the opposite side?

    Thanks for yor efforts. I have a detatched house. I also propose to build a Garden Room to the back fence of the propety in compliance with size/distance rules. It will be approx 30sqM with 14ft depth. What's the maximum depth single story extension permissable under PD?

      A garden room (assume detached) has different rules from extensions. You mention both types.

    Hi! Thank you for this info. Quick question for you relating to the heights of permitted development. My neighbours rear ground level is slightly higher than mine (around 30cm) therefore on their side they want to build to 3m in height adjacent to our boundary however on my side the extension will be 3.3m in height. So do I have a good reason to object to the PD or will the planning officer measure it from my neighbours side? Interested to know..many thanks!

    Hi, Thanks for the information, i just want a bit more clarification on permitted development rights on detached house with stepped rear wall, can you extend each stepped rear wall by 8 meters ? Please let me know your thought on this

      Hi, you can extend each (original) stepped wall by 6m under normal PD rules and this extends to 8m if you obtain Prior Approval. Hope this helps you

    Hi. thanks for the information. may I ask if the 45 degree rules affect the size of the rear extension under permitted development right? in most case when full width 3m rear extension built for terraced or semi detached. it will certainly overshadow the closest window of neighborhood. but there are a lot of rear extension built with full width. I am confused

      Hi Roy, thanks for your question. This guideline is not usually applied to a ground floor rear extension, whether existing or yet to be built, when you build to a 3m depth, full width under your permitted development rights.
      You dont say whether it is a single-storey or 2-storey rear extension. For the latter, it is applied to a plan drawing by extending a 45-degree line from the nearest habitable room windows belonging to your neighbour, outwards towards your property. A bedroom or study is a habitable room; a bathroom is not a habitable room. If you see an existing rear extension that appears to overshadow a neighbours window, check whether it is a habitable room and not just a bathroom.
      Your upper storey should not cross this 45-degree line. Typically, planners look for a 2m set-off at the boundary with the other semi. The start point of the 45-degree line varies according to each Council. Some have a start point at the centre line of the window and others use the nearest edge. However, this is just a guide used by Planning Officers and compliance with local habits does not preclude a rejection of an application if the design is poor, overbearing or overshadowing.

    Hi there, thanks for the video. I am still struggling to find an answer about whether I need prior approval or planning. My 1930s semi currently has a long (6m) and narrow (2.5m) extension. I am looking at reducing the length to 4m but increasing width to 5m inline with the house. Can this be done under PD or is the maximum still 3m from original house? One neighbour has 6m extension and the other (the one I am attached to) has a 3m extension. Thanks in advance

      3m is max unless you apply for the extension

    I received a “Prior Approval Not Required” in April 2021, but I didn’t start the work at the time. Will I need to do it all again if I want to start now? Also, I received letters from surveyors for both my neighbours saying to inform them 2 months prior, is this the usual process? Thank you

      Different Prior Approval work has different timescales. Its unlikely that you have exceeded the allowable time but I would email the Council and ask. If the work impinges on the neighbouring boundaries, such an approach from surveyors is normal.

    Hi , I live in a semi detached property which already had a wrap around extension that had planning permission .
    Wanting to add an additional extension to the rear under p.d would this affect my rights to build ?

      Check that PD rights have not been removed by the Council, find out by reading the conditions attached to the PP

    Hello I have a semi detached house with a 3m wide by 1m deep outside toilet attached to the back of original house line. This was build with the house. Does this then make this my start point of my 3m permitted after the toilet house? Would love an answer on this please?

      Yes - you measure off the rear-most part of the original house - see the part of the video that covers 'stepped' rear elevations. But - it is not always great having stepped depth extensions. So, a useful tactic can be to 1st apply for a Certificate of lawful development, get that approved. Then use that to help support a Planning Application where you want to extend out further then PD limits. Some Local authorities might insist you actually build your PD extensions to take them into account for the purposes of a Planning Application, others might eb happy if you had purely commenced the PD work ( e.g. excavated foundations / poured concrete. Other Local Authorities might not make you do anything - it can vary alot!

    Hi, our extension is 4m, but our neighbour wants to build a 6m rear extension. While it's at the limit of the space it will eat into their garden (upto 50%), imo it's too big and overbearing and would like to object but I don't think it will successful if PD is indeed 6m.
    What is the best angle for objection. It's ridiculous that large family house will have a tiny garden that's out of balance.

      I sympathise with your situation. From the 6m quoted, I guess that you have a semi-detached property. Its worth making an objection as your neighbour has to obtain prior approval, which is heavily dependent on no or few objections from neighbours (note the plural!). As for angles, check that all extensions and outbuildings other than the ground area of the original dwelling house do not exceed 50% of the total area of the curtilage. Also, check your Council Planning website and see if they have a Supplementary Planning Guidance document for extensions. You might find some very useful angles in there. And check out the SPG for new builds and see what minimum square meterage is required for a new semi (its 100sqm in my Council!) and use that figure in your arguments. Information is power.       @@efkor Hi, thanks for your reply. It's actually a terrace house so the council are seeking prior approval/consultation with the neighbours.I've tried doing some research over the weekend and thought they automatically were permitted to do a 6m extension which was incorrect. I've chatted to the neighbour on the other side and they also think it's too big. Not sure if they will formally object yet though.
      They do have a small shed (i'd say 2sqm), so i'm not sure if it would make that much of a difference.
      Another note that may have some bearing is that our and the neighbour on the other side's gardens are shorter by 1meter in length, as we have ally's running behind the garden. So while it maybe 50% of their garden, its around 60% along our garden (from the original back wall of the house).

      To complicate things more, the neighbour added to their current 3m extension last year, so it went from half width to full width (towards ourside of the boundary). They Did this without speaking to us, getting a partywall agreement, taking off our fence and building right up to our boundary so their wall is literally up against our soil pipe that runs along the side of our extension to the new soil stack?/manhole (our extension was about a foot within the boundary).
      This means it's impossible to clear that gap of rubbish (which their builders left), have enough clearance for the toilet extractor fan exhaust, repair or replace the soil pipe or add additional joints to add another utility room in the future as the gap between the current extensions is too small. Anyway, we complained to the council, they came out and inspected it (building control?) and it seems it wasn't to standard (drainage, foundations etc weren't right). So they are demolishing the old and new extension and going for a bigger one and employing a proper building contractor to do the work. I've also received a letter from a surveyor regarding a party wall agreement.
      Can I insist that they build at least 1ft away from the boundary regardless of the length (and it's been approved) so we have access maintain that soil pipe in the future should we need to? The plans submitted at literally up to the boundary.
      When we put in plans for our extension, the council wanted us to keep 1ft gap to the boundary on both sides! Or is this something we can demand they do via the partywall agreement?

    I find your advice about two story extension is a bit odd.Presumably one could do a two story extension that comes out 3 m and then later on still be able to add on an extra meter on the ground floor also I noted that you missed off the advice about the two story extension having to have a setback on the sides.

      Sorry, I didn't answer your question .... your proposal of adding the 1m on the ground floor after the 2-storey extension has been built falls foul of the "total enlargement” definition. If you are connecting these 2 extensions, you are creating a 4m-deep 2-storey extension, which is not possible under PD.
