  • In this video, discover the rules for building additional storeys under Permitted Development.
    This video has 3 sections:
    1.Exclusions, looking at which houses are excluded from eligibility for Additional Storeys.
    2.Limits examines the detail of what can be built, including topics such as the number of storeys, the maximum height that a roof ridge can be raised, the importance of the principal part of the house and the topmost storey, the roof pitch of the additional storey, visible support structures and external works added outside the curtilage of the house.
    3.Conditions, looking mostly at how to engage with the planning authority.

    Thank you for the great content. I have a 3 storey townhouse.
    I have a conservatory and I plan to rebuild ( with bricks) / use as an extension under the PD rules. Would it be possible to build on top of this (the conservatory once rebuilt) with the new PD rules?

      Glad you like it. Unfortunately, your proposal falls foul of the rule that says extending upwards is only possible over the principal part of the house (see 5:18). However, a rear 2-storey extension is possible under PD rules subject to a max depth of 3m.

    hi, great content and very informative. a question please, I have purchased a semi with a large side single storey extension running full length (back to front) of the house. I am considering building up one storey but only half the width of the lower extension. is this PD? hope I've explained myself correctly. cheers

    Very interesting video. My neighbour has built an additional storey on to the outrigger to the back of his terraced house. The house was built before 1948. It's not clear it is allowed.. Is it..?

      One of the many conditions is "The house must be constructed between 01 July 1948 and 28 Oct 2018". You say the house was built before 1948 and so it doesn't comply on this basis.

    Hi my additonal storey application is on the verge of being refused as being out of character with rest of the street.
    Is there anything that can be done?
    My house is semi detatched

      Hi Mustak, from what you say, you will need to amend the design. Councils are rejecting such applications unless the additional storey really fits in with the surrounding environment. Good luck

      My design is the simplest that i can possibly do with matching materials included. The only thing that they don't like is that my house will be taller than my attatched neighbours' house and the rest of the street.

      It complies with height restrictions and every other guideline.
