    TIP: Do not be bound by the notion of permitted development. Think about the need for the extension, why you want to extend and what you want to achieve. If your proposal falls outside of your PD rights a simple householder application can be submitted. There is a small fee to pay and a minimum 8 week determination period.

    thanks, very helpful... I am about to move home to a place with a single garage to the rear where there is a service rd.(alleyway )There’s room for a triple garage. Would that be allowed under pd? also looking at plans for a triple garage with a granny annex above... would that be ok?

    Hi Andy, thanks for the great video. It is very helpful to understand the PD extensions with practical examples.
    Just to make sure I understood the requirement for the height, assume a single story rear extension of a semi-detached bungalow. The bungalow itself is about 60cm above the ground and the garden is not flat has a slope towards the end of garden. How the 3m flat roof (or 4m pitched roof) rule applies here? Does the 3m elevation apply from the living area, or from right outside of the building, or within the 2 boundary area? Thank you so much for your advice.

      I had a similar question put to my local authority, they stated the datum should be taken from the immediate external ground level where the extension is to be carried out (not the finished floor level). If in doubt, obtain a prior approval/lawful development certificate or for the avoidance of doubt (as you'll most likely have drawings produced fro construction), apply for householder planning permission, the fee is around £225 including portal charges.     Great useful video, I have a couple of questions, i have a semi detached house, is it okay to build right up-to the adjoined boundary as long as eaves and ridge height are inside the regulation heights? And also do I need to get a party wall agreement? Thanks

      Hi Billy, sorry I seemed to have missed your comment. You will no doubt require a party wall notice. I would advise using an architect or an experienced designer with adequate PI Insurance. They will take care of this for you and ensure you are building lawfully.

    Excellent video and very informative. I have a question though. I'm about to complete on a property that has a PD extention to the rear but I plan to extend to the side, within the limits you mention. Firstly, is a second PD extension automatically approved or do you have to get permission for another. Secondly (the extension planed is a garage leading back to another family room) would I need to stop at the original rear building line or can I carry on to effectively create a wrap-around?

      Hi Matt. Thank you for watching and glad you liked the video. I've experienced this same situation with another client of mine. The extension to the rear of the side extension is not permitted under PD. You will require a householder planning application. I advise you speak to a local architect or architectural technologist for an appraisal. Many thanks. Andrew

    Hi Andy,
    I have a question and would appreciate it if you could respond to it. Is the 50m3 permitted volume for semi-detached properties based on the internal dimensions or external considering the thicknesses of external walls? The planning portal requires all dimensions to be external but the legislation says the increase of the contents of the loft shall be less than 50m3. I would say the contents refer to the internal volume.

      A volume allowance of 50 cubic metres additional roof space for detached and semi-detached houses. This is referred to as "Cubic Content", therefore referring to the internal space.

    Hello great video thanks . Could I ask if I plan to build a brick shed under 15 m floor space and max 2.5 high flat roof can I use the existing house wall as one of the shed walls and still not need planning or building regs . It’s a terrace house no issue with the neighbour.
    If not if I were to leave a gap 6” and same dimensions would that be ok no planning no building regs .
    It will be just short if 5 m and up to the boundary at the rear . Local planning no longer give advice and refer to the portal which is slightly confusing or seems to be to me .

    Hi not sure i got this right..on a double storey extension on semi detached property can the eaves exceed 3m if built on side boundary line?

      Hi Joe, 2 Storey extensions should not extend beyond the rear wall of the original house by more than 3 metres or be within seven metres of any boundary opposite the rear wall of the house. A 2 storey side extension will probably not fall within your PD rights, however, we're awaiting updates regarding the proposed changes to PD rights.     Great and very detailed video. I have a couple of questions in regards of Permitted Development. I am looking to buy a specific property that is an end of terrace house. The house is built on a bit of a slope and to the Side of a house there is a driveway that is about a meter lower than the level of the house. I would like to convert the driveway to a Garage leaving a pathway in between the two buildings. Questions are the following.
    1. As a Side extension I wouldn't be able to do it as the main house is fairly narrow so the 50% width wouldn't give enough space for a garage. Is that rule applies for "out buildings" too? ( currently there is a larger then 50% wood building is there behind a fence so I assume not )
    2. If I would like to extend the roof over the path on the raised area would the maximum 2.5 m height( within 2m of the boundary) be measured at the highest point that would give me a but of extra height in the dropped Garage level.
    3. If I attach the roof of the garage to the side if the main building so covering the pathway would it classify as an extension.

    Hi can you install a toilet or kitchen in your permitted development extension ? Or does this need planning permission?

    We were given permission to extend rear by 6 meters… max height 3.9 and height at eave..2.7 meters… when we applied for prior notification the plan was for a pitch roof.. but now we want a flat roof with a sky lantern… can we just build it according to the limits given in d permission under class a, part 1, schedule 2 of the town and country 2015?

    Great video thank you can I ask - i have a 1960's bungalow 13m long x 8m wide, low pitch roof on a large plot. Can PD extend by 8m, or is it limited to 50% of original dwelling, and as already low pitch can i retain existing pitch continuous into PD extension. ty

      @@ianh9871 Hi Ian, it sounds like the proposals will fall under you permitted development rights (subject to final checks i.e. heights, materials etc). You will need prior approval under the neighbour consultation scheme as this will be a "Large home extension".       Don't build without the prior approval.
      I would certainly recommend hiring a local architect or technician to assist. They will also advise the best procurement methods and ensure you are complying with the Building Regulations.

    If u building a side extension on a semi detached house using PD and you have sewer cover in the way , i assume u need a cover over agreement.

      Hi Ashton. 100% speak to your local planning officers. Cellar conversions don't normally require planning permission however we recently carried out a new subterranean swimming pool extension and the LPA clearly stated this was not PD.
