    " Be an Expert on Zoning in Your Area" Dang. That has so much value. Everyday I try to understand zoning and code compliance and it is Hard. It is a new language with different ways of speaking. If I ask, " Can I do this", the answer is " Possibly, if you meet these other 5 requirements". Derek, what is the best way to monetize this knowledge? I can't keep putting 20% down on properties I buy personally.... Any thoughts?

      Hi Christie! I would say keeping reading code and asking good questions. The key is finding out the exact process your city/county wants you to follow. There is often some subjectivity to this but once you iron out what they want you to do... just do that. Once you have completed the whole process, planning, zoning, designing and building out your infill housing project, just repeat the same exact process at another area within the same jurisdiction.

    While a novice might be able to find out what the local rules and regs are for developing a piece of property, I don't consider myself a novice and I would not hesitate to hire an expert to research any property that I plan to buy and develop. Each piece of property and how I plan to develop will dictate the number of expert opinions that I would solicit.
