I'm so glad i happened upon your channel, u do beautiful work. This was so satisfying to watch a house come to exist from beginning to end. And the thought of it being someone's home to love and cherish.
Thank you so much! We put a ton of time into sharing the process to help others. Feels good to hear this.
I finally watched this whole thing and OMG this is stunning!! The final product is beautiful!
Not sure what part I love most - the hardwood floors, the ladder (that can go fully up against the wall or pull out), the beautiful kitchen… the list goes on. Gorgeous work.
Hi!!! Thank you so much for taking the time to view this!
Sharing this with the hope that it will help other average people like us build needed infill housing. If you want more details on the whole ground up build, please watch the 16 part series (How to Build an ADU with Cost Breakdown) Found under playlists on our channel. Happy building! 🎉🎉
I really like this house. Should I talk to a builder for pricing?
Please share this with a friend on the fence about building an ADU.
Hi Michael, thanks for your support and glad to hear they are helpful. Great to hear you have one coming. Getting your son to help makes it even better. Share your process, help others!
Great time laps video. Thank you
@@galdamez874 you're welcome! Thank you for watching and supporting the channel.
I like this ADU build montage! I watched the whole series and learned a lot. Thank you! Hopefully submitting for permit in the next couple weeks here in NC. 800sqft and hope to do a lot of the infill work myself with my 18 yo son.
That dog is cute as hell. New subscriber here 😂😂
Welcome!! Thanks for following along, yes, are rentals are dog friendly :)
Waooo! You are really amazing! Excellent Job!
Thank you for the supprt!
I’ve been thinking about buying property and building these types of houses and making tiny house communities. Would you be willing to have an online meeting with me to discuss everything I have planned. You’re really doing an awesome job with these houses. Keep on keeping on brother 👊👍
Awesome time lapse man. Do you typically run gas to your ADUs? Looks like this one you have it for your water heater and assuming the range as well. Is getting the gas hookup not too much more expensive than if you went fully electric? Guessing it would save a bit in future utility costs so many paying an extra thousand or 2(?) up front is worth the expense in your mind.
Yes, most all of our units get nat gas. So we can use the ext mounted water heaters and ranges. This cost is worth it because most primary house power services, of 200a, with not have the load capacity to run two dwellings, all electric.
Great job!
Thank you! Cheers!
what are the specs on those floors? brand and type of wood
Thanks so much for sharing! My wife and I are looking to do something very similar with our first primary residence we just moved into. Our ADU space will mostly be converting a portion of the detached garage.
Great to hear! This playlist is all about garage conversions and may help you.

Beautiful video, love it💖
Thank you so much! And thanks for the view and support.
@@ThatADUGuyI've been watching your TH-cam channel and analyzing your videos for a few days. I'm impressed with the content you're creating.
But I found some problems area with your channel
Do you treat the dirt for termites before Foundation Pour? Or just the framing before insulation and sheet rock? I never heard of doing that until today and my foundation has already been poured.
No, I have never treated for termites ever... on any house new or old. Not that you should not, but in I have never had problems... yet.
@@ThatADUGuy Thank you for relieving my stress. I just realized the vapor barrier under my slab foundation also acts as termite barrier

Do you use the cut out portion for a cutting board or any other usage?
😂😂 no, there is a pile of them behind my shop.
Great video Derek
Glad you enjoyed it, thanks for the view.
💪🏽Great Job!
Glad you liked it! Hope it adds value to you guys.
I love this adu! Do you have plans?
Hi there! We do!
@@ThatADUGuydo you share/sell them?
You speak of doing most the work yourself, how much does it add if you dont do the work yourself? And do you do work in Portland?
Prob double the price. Sorry, no work in PDX
I loveee the design besides the bathroom being right by the kitchen, it would be better if the bathroom opened from the bedroom even if guests had to walk through to use it I would prefer that over it being so close to the kitchen. Overall great job!
That's a great idea! Thanks for watching.
What do you use for floor insulation?

Im skeptical about 60k, what does that mean? This structure in its entirety, the labor you paid out to all those guys in the video, materials, permits?
The cost to build the ADU from the ground up. All material and labor. Not included: land price (% of current land value), System Development Fees (around 8k) I will ad that I am a GC, do A TON of the work myself, get great vendor pricing and have spent over 20 years building ADUs and perfecting this design (what I think is the most affordable dwelling possible of like size). We have also. Built this exact unit many times and have a streamlined process. If you watch the whole "How to Build and ADU with Cost Breakdown" I share pricing and labor in detail.
No way you or could touch for anything even close to 200k
Wow, thats pretty incredible, I think i’m going to spend more than that on my “tiny house”. thanks for sharing the zen-like process of your latest build. Looks like a super-tight balance of maximum value with minimum inefficiency.
@@Kalpatarutree thank you, that is a good way to put it. Best of luck on your project!
FYI this is impossible for 60k in socal to have built this is 250,000 to 300k
For sure, So CA pricing, seismic engineering, solar requirements etc drive costs up fast! It would also probably rent for 3x more too. Thanks for you local area knowledge and input!
seismic is not usually not required in
Socal, unless property is directly on fault line. Solar is required, labor is more, but still is not covering 240k difference. It's just a crazy price difference . Rent at 3x is 180,000 price point to compare. Not to mention. Paying taxes on a 300k adu. Seems like investing where you are is a smart plan.
Yes it’s beautiful but what’s the price tag??? Wish I could find something like this hate renting and making the nasty landlord rich..👎👎👎👎
As the hands on builder, my cost was 60k. You could prob have one built for $120k
Do you think it’s possible to build a primary residence is southern oregon for about $120 a sf if all the connections are close by? I would like to build a 1000 sf unit near Medford OR.
Yes, but only if you self manage the project and do a ton of the work yourself.
