Hey Derek. Always love your conversations about the topic. I can't stress enough how much Bakersfield California is extremely ADU friendly. Many of the homes are 1930s cottages with detached 380 sq ft garages. The building, planning, and fire departments are extremely helpful and you'd probably end up knowing each person by name as they put your paperwork through. In my case we are scheduled to wrap up in 2 weeks and the math is more than "mathing"; -3.5 month timeline 12/20 -4/4 -380 sf det. garage w/alley access -$82k all in build + $3k for appliances - $320k main home price for 2 bd 1 ba -HELOC financed; refi 5/1 @lower rate - Fully furnished with $1650 target for short term rental I couldn't be happier. It definitely can be done here so I highly encourage people to check it out
@ThatADUGuy Bakersfield has an entire subsection of the planning department's website dedicated to ADUs including outline of the process and timeline, required permits and documentation links to resources, and a helpline.
I used to live in Bakersfield and my dad has ample of land to build ADU and he is still living in Bakersfield. I wonder if Bakersfield would allow 2 ADUs :)
@Chris_87BC depends on the zoning. Mike Bell in the planning and zoning office at 1800 Truxtun would be the perfect person to ask. Or if you swing by the office on the second floor they'll look up the address where you want to build it and show you right then and there whether it's possible or not. Very friendly and helpful group. And I can highly recommend a contractor group that is fully licensed and does all of their permits by the book. Reasonably priced
So many adu in my neighborhood. All looking for top rental dollars. Not happening most are sitting empty. Asking 3k 2bdrm 1bath. Come on now $1500 I think is good price. Good luck getting 3k. And about 10 more breaking ground. Good rents will adjust.
