    $400K is outrageous even in L.A. I live in Orange County and am thinking of building an ADU for my parents. It costs around $150K and I thought it's already too expensive.

      150k is what cost my cousin in Baldwin Park. 2bd 1bth. 650sqft. She went high end with kitchen cabentry and flooring. Central air heat. So you can probably do cheaper. That included permits separate water waste and electric from the main house.

      ADU price varies a lot depending on the size and utility connections--coming from a general contractor's point of view. Their interior material cost is probably 2-3 times double the average.

    I bought some acreage & built a little detached ADU for my parents while I was building a home for myself, during the pandemic. It's been great having them on the property with me. I really feel like multi-generational housing is the future. It just makes sense in this day and age. I will say $400K is absolutely wild, though. It's more than double what I paid and half as small. YIKES! **bristles** That's LA for you. It makes me feel WAY better about these Seattle area prices. 😅 She does seems really happy with it, though, so good for her!!! I hope her sister truly enjoys it. It came out beautifully. 😍

      avg selling price should be 550-600 per square foor in LA and san fran.
      sadly the 400k price tag is actually reasonable where she lives.
      at worst she gets away with 20k profit in this situation. likely more because its a nice property.

    400k for a 500sf ADU Is insane. Even cost plus, she already owns the land. Why do builders gauge like this? We built a 2000sf house for that price recently In Long Beach on our adjacent lot

      Does that include everything? Design, City fees? Is it flat land or hillside? I have lot in L.A. 50x60 I was told it will cost $500k for a 1700 sqt house. Were you happy with your architect?

      $400K for a 500sf ADU is steep, especially with the land already owned. I’ve seen pre-construction services and per square foot pricing marked up significantly for ADUs. It’s key to work with trusted builders to avoid inflated costs.

It would be interesting to see how architects tackle these different types of projects in different neighborhoods like Glassell Park, Leimert Park, Long Beach etc ❤❤

    400k for that? I helped my uncle built his 2 story 1000 SqFt ADU and total spend to build it was 105k. (Yes, we got all permits and it passed inspection)

      $400,000 is design and build, where everything is designed, planned and done. Everything in this ADU is luxury, the wood, the flooring, the fixtures, down to the folding door. That door alone probably cost $20,000.

    Assuming she takes out a second mortgage for the 400k she spent on the ADU at a 8% interest, the monthly payment is around $2600. Even if someone is open to the idea of living in the yard instead of an apartment for $3000, after property tax and repairs, it is almost for certain she's in the negative territory every month. This makes this ADU or any ADU generally a terrible investment.

      Let's be honest she probably planned this and took it out when interest rates were lower. On top of that she said her sister is living on the property so it's not as much an income property as it is investment. If her house it paid for then long term this will net her a solid return if home prices keep increasing as they do in LA. However, my rent is 2540 right now for a 2 bed 2 bath, but not nearly as nice as that. For a 1 bedroom like that you can definitely rent for 3K and they often do.

      @@gabrielleguinto7696 Hypothetically, if you are on a 30 year mortgage, the question in addition to my original statement is the fact you have to factor the build quality. Because it does not have a firm foundation like your traditional home, will it last 30 years if even? If you were paying the $400,000 ADU with cash, in addition to the ADU, you also have the option of considering against the 6% high yield interest rate currently without the hassle of an ADU build, management of tenants, and mortgage payments. You get an average earning of $2000 a month doing nothing which would make it an even more attractive option for most.

    ➡HERE is the issue with most ADU's (at least in california). AT $400,000 for a 500sqft ADU, that is a WHOPPING $800/square ft and does NOT include land in the purchase that is only for the adu (building permits etc...)
    ON the flip side, if you take a $700,000, 2000sqft house, that is $350 a sqft, high but reasonable for Calfornia, that is less than half AND includes land!!!!!

    I looks like the neighboring property is closer than 5’, which requires a 1-Hour rated wall and rated windows (at least in San Diego). Rated windows are prohibitively expensive and rated operable windows are nearly impossible, which may explain some of the high build cost.

    Skylights give you twice as much daylight as clerestory windows and privacy, ventilation, passive ventilation to remove heat and bring in fresh air.

      Her neighborhood is pretty walkable but street parking in that area is a nightmare unless it’s permit parking in that case not sure how that works out for them in the Fairfax district Im guessing it’s still tough. ADUs are probably the main reason why we are running out of street parking in LA honestly

    Love it. But I think I would want walls up to the ceiling in the bedroom. Don’t want cooking odors going into the bedroom and noise if you have a couple sharing the space. Is this a junior ADU or ADU.

    My gosh. Aside from adding some value to the property spending 400k! would take way too long for her to make her money back in rentals. And for the property to have 400k added value to the property the neighborhood would have to support the price increase.

    Don’t get scammed! The other thing that in LA you have to know and that contractors won’t tell you is that your primary house now becomes rent controlled, and in attached houses both the ADU and the primary house becomes rent controlled and you have to register with the city every year and cannot utilize short term rental websites such as Airbnb because rent controlled units are not allowed to be listed. They are expecting you to provide low income housing to the community not create more short term housing. Do you homework and make sure you understand what your getting into it might be worth to just buy an investment property instead.

    That’s cute. This video FAILS to mention that if you create an ADU on your R-1 single residential zone the city will NOT give you separate water meters. So if your tenants run up the water bill LEGALLY you can’t charge them what’s fair even if you install a second water meter yourself. It’s also difficult to evict a tenant. You may have to pay for their housing.

      It's not difficult to evict if you have a lease that is air tight
      Plus living on site gives you more ability to evict than SFH rental does. And the city may not give you a separate meter, but you can install a smart water meter that detects how much water and electricity is being used. You can then pass that on to them.

    I love the design, except they should have done a sliding pocketed glass. Folding glass panels are nice, but they stick out into the yard. Kind of awkward to open the window and then have this giant wall of wood/glass sticking out in the yard.

      @@jukodebu Building one for our son as we speak. Its double this size at 1100 sq ft . The property it sits on is worth $1.8 million. We are at $360,000 all-in w/ architect and didn't cheap out on anything and its just as boutique-looking as this. Its costs to build in a desirable area

      This ADU is completely custom with very high-end materials. She said the concrete was falling apart, so the whole structure was demolished and they started from scratch. That folding door alone costs close to $35k and installation is another $20k in LA. The framing needed to install those upper windows all around is much more expensive than standard stick framing. They have to use engineered lumber or metal beams to allow for that type of open spam and enough support to put all those upper windows around almost the entire property. The stove/oven combo you see is a very high-end unit made in France, I think. The various tiles used in the bathroom and kitchen are 4x more expensive than what you'd see in a typical home. All in all, she didn't skimp anywhere and yes, the architect added quite a bit of expense, as well as building anything in Southern California will cost 3x more than the rest of the country. I recently finished a renovation that sold for $4M where the materials we used were similar but more expensive. Just my 2¢... 🧐😀🤑
