I would be curious to hear about any special things they had to do for an ADU above a garage, because I’d heard that lately people were concerned about fumes from the car seeping into the area above.

Ask your county tax assessor or equivalent agency. Generally, they evaluate the new space or renovation without adjusting the value of the existing unmodified structures
I didn’t catch the price of this unit overall. Could you share that? What would it generally cost to replace an existing attached garage of about 400 square feet with an ADU over a new garage?
@@kristinekarlson113 costs vary. Get multiple bids from licensed GCs. Or Get a company like realm, the sponsor, to help with estimates. This one was $250k for the ADU and another hundred for some other construction work
I prefer designing ADUs over the garage because they offer better views, both from the front sides and back , and the space feels more substantial compared to having an ADU at the rear of the yard.
You mentioned that owner is ready to convert first floor garage to another unit if he wants...but I thought that the only Way to have 3 units is if the ADU is detached from the house..has the law changed?
Always hard to do this stuff hypothetically. But you could imagine using other rules (could look into SB 9) or future rules. Also this is technically a new build adu (above garage) and a conversion adu (garage) which their local planning agency could deem as subdivision e statewide exemption ADUs.

Just wondering, did the 100K garage include a bathroom in the music studio?
I need this. I live in Pasadena and id be 100% willing to pay 350k even 400k for an ADU on top of my detached garage.

Wonder how much moving that power line underground? Would imagine that was a large chunk of change a lot of people wouldn’t have to do.

My adu 1200sq ft is cost $300k.
