    Love that you got exactly to the point and gave us the facts we wouldn't normally know.
    1. Fire code: 2 exits, fire separation, and smoke detectors.
    2. Building code: 6.5ft ceilings

      I'm glad it helped! Legalizing a basement apartment is a great strategy, make sure you double check that the city you are planning on doing this is will be cooperative as there are still some cities that will give you a hard time to get this done.

    Great info. Any detail about fuse boxes, also who controls the heating in the home, there is one furnace I assume.

      Yes so usually we have 1 hvac system (furnace/airconditioning). For the electrical we typically split the meters so that each unit can pay for their own hydro bill, this is not required but is convenient.

    Can you guide:
    1. What are the impacts if basement is not fully legal by city?
    2. In case of fire in basement would insurance company still entertain you?
    3. Most of the basememts in toronto are not legal by city, people rent as well, is this safe for tenent? Else legal implications?

    Very informative video. I have 3 level backsplit house in Mississauga. Trying to get a separate entrance from the basement from backyard. Problem is a gas line is on the way connecting me & my neighbor. Is it expensive or worth to move the gas line?

      Hi Salim, I haven't come across this situation so far. I'd assume it isnt cheap to do so but I'd recommend getting an estimate to determine if that makes sense or not.

    I am in Milton , I have an existing basement already finished with walk up stairs , 4 car parkings , Big windows etc .. But i just checked and there is no fire insulation in the ceiling , Will the inspector also ask me to rip off the washroom to check plumbing ? Overall do u think it will become very pricey start this ?

    Based off your experience with duplex conversions in Welland what is the lowest allowable ceiling height in the basement unit? Is it 6'5" or are you able to be lower in certain areas like under beams and duct work? Thanks

      We have seen the city approve under 6'5 under the ducts and beams. It's a tad bit of a risk as not all inspectors agree on it so it may depend on the area of Welland. We also find the unit doesn't look too great when you go under 6'5 so my recommendation is to get a higher ceiling height property

    i live in Brampton ont. a detach with single parking. can you advise me whether i could get legal permit to built the basement as a second unit

      My best advice would be to find a BCIN who knows the rules of the city of Brampton and ask them to come to take a look at your property to see if it can be done. Or you can go to the City of Brampton's website to see what their rules are for creating a legal basement apartment. Most cities do require 1 parking space for each unit so 2 spots minimum if you were to create a legal apartment, you maybe able to expand your parking space to meet the requirement if there is space.

    Hi there,
    Do you have to get a building permit, regular inspection throughout your renovations, and a blueprint made by a professional to be considered legal? (New investor in Hamilton)
    Also, is it true that you MUST have 2 separate meters when making a legal basement apartment? (I'm guessing not since you didn't talk about it in this video).

      Yes correct, you would start by creating a plan for the new unit (drawings) and then get the city's approval (permit) and then complete the renovations to the plans (city inspectors will check to make sure that your work matches the plan and meets code). Once all the work is done they sign off on the permit as closed and complete and you can declare it as a new legal suite. If you go to Niagarainvestor.ca and sign up for my report, I will be sharing another report I'm working on now with my Designer that goes into the requirements to create a legal suite in more details so stay tuned for that 👍

    What about electrical, does it need to be checked by the city?
    Do you need permits all along the way of the basement build?
    How do you register the basement unit?
    Can you just rent a basement illegally? But still get insurance?

      When you legalized a basement suite the electrical is one of the aspects that needs to be brought to the current code, many times we upgrade the service to 200 amp etc. Same with Permits, they are required to make a legal suite. Registering a rental unit is typically only required in cities that have a rental licensing program, currently in the Niagara Region the only city with one is Thorold.
      You can definitely get the right kind of insurance even if the property is not a legal basement apartment, my recommendation is always at a minimum make sure to bring the unit to meet the fire code (interconnected smoke alarms, egress window etc).

      Each city usually has a guide on their website. It can be abit lengthy sometimes so it could be worth speaking to an architect who has experience with legal basement suites in your area. The ontario building code is the same throughout the province but each city may increase the requirements or actually make it easier based on how eager they are to get additional rental units. Which city are you looking in?
