I have some friends who own a house with a 900 SF guest house in the back yard. They airbnb the guest house and it pays for ALL of their housing expenses plus a few hundred extra per month!

With the mother in law and accessory apartments how long are you required to live there? Is there a time limit that lets you move out after a certain amount of years and rent out the whole property legally?
I'm going to buy a house renovate the basement . Rent out the top , use the yard as a greenhouse , then I can build my wood shop , ETC 👳🏾♂️

Since you guys are some mega-minds in finding good deals, why not create a web where u post all the deals you can find above 20% ROI. and charge a monthly payment for it. Mr. Kris takes some % while all of you get some % of the cash flow. I'm 100% sure that every viewer will be trying this out or the least be VERY interested in using it. win-win scenario if you ask me.

Hi kris I will be a first time homeowner here in NYC, looking to close sometime December. The single family house was $645000 with 20% at 2.75%. My monthly mortgage is looking around $3000 with all utilities included. I’m looking to rent out the first floor and garage for $2200 and myself live in the basement. Houses here in NYC for even a single family is outrageous. Do you think I’m making a bad investment.
Leave NY. It’s not worth it to invest their. At max cap rates are 4 percent.,I invest in Arizona their is like 7-8 cap rates and appreciation is similar
