    Great topic to begin the process of converting to legal use is often a topic that needs attention and understanding to overcome the unknown aspects of tradeoff to get comfortable with the knowledge to convert into a rental unit may not be as bad as you think. Thanks for starting with this topic as a beginning look to convert.

    Hi, i have a legally finished basement but it doesnt have seperate entrance. Can i still rent it out to tenants or is it considered illegal?

      You probably should only rent it out if it's been accepted as a legal additional unit by the city.

    Hi Andy, I found your video to be very informative. I have recently bought a new house and it already has a finished basement with 02 entrances. How do I find out if its a legal basement or not or what all needs to be done to get it legal.

      Thank for watching. Only way to be sure is to check with city or ask seller if they have permits.

    Hi Andy,
    I have a question,
    I bought a Single Dwelling with finished and separate Unit (Like Accessory Dwelling Unit) and I found the ceiling and all walls were used double layers of normal (1/2") instead of Fire Rated Dry Walls, I would like to apply to get ADU permit from the City.
    I'm not sure, is this acceptable on OBC or the City will required to remove the existing drywalls and install new Fire rate Drywalls instead?
    I would appreciate it to share your experience...

    Are we required to drywall nd fireproof the mechanical room or just leave that as is

      Typically either the ceiling or walls but not both
