- Wow...these 3 came out of nowhere! Two of them are recent...within the last week or 2. The final one I went to I figured something was going on because I saw a dumpster parked out front for a while.

Hey Jay! They call fall our "second selling" season as buyer activity does hype up and more listings usually do come up. Most areas are like this. Mostly I've seen if someone is ready to cash out of their vacation property its because they have owned it for a long time and maybe the kids are all grown up and the family is just not using as much. Or if it was a straight investment property with rentals they'll let the bulk of the rentals play out over the summer and then put it up for sale in the fall. Hard to show/sell when you have lots of rentals going on. Good time to buy as its slows up (less competition-other buyers) and sellers are more flexible to work a deal.

I know change and progress is inevitable. I still feel that west OC should be left alone and not built up the way it has become over the years. The natural beauty of OC and west OC in the 80s and 90s was perfect I wish it was left alone.
I agree. Over the last few years there's been a push to develope west oc...but I don't think it's a good idea. OC is the cash cow...no one is going to leave OC to go to West OC.
I miss the 94th st Mall in its prime. It was a great place on rainy days.
Restaurant business is tough especially when you pay rent and don't own the property!

Pre Covid, the OC Eateries was A Dough Roller, that lasted a year. This place I believe made it two seasons now before calling it quits. Went in summer of 2022 and it was a decent place. Super busy too on a weekend night with a wait. Liked the options of all the different places you could choose from. It was like a sit down food court. What a shame.
I was looking at the reviews, it seems like it was either great or horrible. I wonder what it will be next?
Ended up going to OC Eateries because we thought The Dough Roller was still there. Went in there once or twice. Was ok. This was probably during the months of November and December. They were ok, but were busy each time we went. Thanks for the updates.

I may be wrong but wasnt one of the owners Coastal Smokehouse and Hogfin associated with the hit and run death of Gavin?
It was Coastal Smokehouse....one of the partners in the business, Ralph, is dating the woman who's son was charged with the hit and run.

@@alteredbeast2792 Hogfin was part of the Ropewalk group, I never saw it busy at all....ever. We tried Taphouse just after they opened, we loved it!

We ate at Hogfin last summer because Smoker's was closed due to their fire. We thought it would be a good BBQ substitute. It was pretty lack luster to say the least and pretty pricey for what it was. When we pulled in the parking lot it was empty and this was around 6-7p.m. I said to my wife , "this doesn't look good!" Turns out I was right! Can't wait for Smoker's to reopen!! On a different note how is The Shrimp Boat? We have never tried it and always say we are going to.
You really can't beat Smokers. I've been following their updates and they seem to be moving along quickly. Your right about Hogfins parking lot, I never really saw it full except maybe a time or 2 when they first opened. The Shrimp Boat is decent, I know a lot of people love them, but I think of it more as a touristy restaurant. One along the same lines that we like better is Crab Alley just down the road.
My family visited OC eateries.....was not a fan and here's why:
They have a water drainage issue, when we were there several of the stalls/ food areas were not operable with what employees said "water issues"...mopping floors 😱
All the menu offerings were "not available or sold out" and lastly, staff and service not very good!
I think all of this offers answers into why they may be closing. It was a great concept...kudos to owner, but sadly didn't work out. Cut your losses💲
Well that certainly explains a lot! I heard about the bad service, but I didn't hear of any water until now! I was actually kind of shocked they lasted as long as they did because I hardly ever saw cars there.
I just ate at the HogFin last year for the first time. It was empty so I figured that was a bad sign. Food wasn’t bad, drinks came out in a mini pitcher. Food was, for the area priced a bit high.

Man O C has changed since the last time I was there with my family & friends. It's sad to see so many businesses are going out of Business there. I hope they put in something good to eat. Thanks you for the update cuz i didn't know the changes.
Yeah, it changes a lot! But, I love that thecity officials kept the same charm and won't allow chains in the city. There are lots of good restaurants opening now, which is exciting to see!
Coastal was our goto for bbq! Comfortable barstools and a local's hangout.
I LOVED OC eateries. Went the past two summers. So sad to see it go so soon !
Aww man. Victoria's is closed? My wife and I used to stop there on our way home when leaving OC on our yearly vacation. I don't eat crabs, but my wife really enjoyed them, and they were cheaper than "The Crab Bag." Thanks for your time Jay. Its fun riding around when I can't be there.
Yeah, gone forever. But the 81st st location is still open. I've heard from several people the crabs were good. Theres another spot, a small shack, just up the road called Bahamas Crab Shack, they looked like they had comparable prices to Victorias. that OC eateries was always empty even in in the summer. It was a weird concept to have several unique food spots in one building. we went in there only once and did not end up eating there.

It seems like it was a love/hate with everyone. Opening weekend I saw they were busy but after that the parking lot was empty.
Can you do some videos on good food specials in OC ? For example Ropewalk use to offer a great special in the offseason .. 50% off entries and $5 orange crushes on Sunday's. I went there many times and the place was very crowded for the off season..now I believe they don't offer it anymore. I don't live in OC but own a condo there and visit many times in the off season.
Theres a facebook group of Ocean City Off Season Specials, try looking them up. The specials change so much that it would be pretty hard to do a video. Love the idea though!

The person who owns the Taphouses ( I think with his fam) lives right inside Glenriddle, so this one will be easy to manage 😂. I think they also own Sunsations (speculation) and I think they are closing (selling?) some of them IIRC. Maybe they like the restaurant biz better. I believe they also own and renovated the Langford hotel on the boards. While I’m gossiping, I believe they also own the Sugar Planets. Again speculation. As to the eatery, we went there several times. Thought it was pretty good. Def decent pizza. But I think the concept would have done better on the boards. I think Phillips is going to be housing. That’s been in the papers IIRC. Thanks for the updates!
Taphouse guy owns sensations, sugar planet, holy macaroni. We just did a video on the boardwalk and saw a few sensations were leaving. Wonder what he has planned next?

Hey there. I own and operate the Taphouses in OC. I also own Taylor’s in Ocean Pines and the Holy Macaronis in town. The Sunsations and sugar planet are owned by my father. While we are related, we are completely separate business-wise. I can tell you that a gentleman named Franko owns the Langford on the boardwalk now. Funny enough, I love the restaurant biz, my father hates it.
Taphouse and holy macaroni are separate entities from Sunsations and co. Hope to see you at the new location soon!

Tried OC Eateries twice. Terrible both times and the second time I had literally the worst margarita in my life. Nothing of value was lost.

That was probably a tough sale for Hogfin being next to Watermans...By the way I wasn't Impressed with Watermans crab cakes. Least favorite so far.

I think everyone is looking for good food for low money $$. I think the problem is .. that for the most part an OC business can't make it outside of July and August. When the businesses are running their numbers they have to factor in 2 or 3 months of good business per year and the owner of these place have to work during these times .. 7 days a week, long hrs in the summer. A business owner can't plan on employees working alone or without an owner being present. Another problem is prices .. you can't price the food too high or not having specials for most of the year. I guess its more expensive to run a business in OC vs like Delaware or even Salisbury due to taxes, rents etc.
Well to be fair, where hogfin was🤔 nothing lasts. It was Osborns then it was hooters then the rest. Every business fails that’s been established there since the property was sold for commercial use. I’ve been living in ocean city for more than 15 years.
The Taphouse seems to be doing the best out of the last ones that were there.
Ocean City is not exempt from a miserable nationwide economy….

HOGFIN I knew something was up when I ordered my favorite Roast Beef platter and it was totally different and nasty. Think they tried going cheap to save the place and it didn't work. Too bad.

Coastal smokehouse was doing great, until the incident with the co owners son. That pretty much killed the buisness.
Before I moved it was the steakhouse. That building is bad luck for businesses.

With everything going out of business in West OC, is the sex shop still open on 50? We'd always laugh when we'd pass because it was always lit in red, and the manequins in the windows were so scandalously dressed. LOL
Hahaha yes it's still there! There was a used car dealership next door, they went out of business earlier this year.
That’s just before the east entrance into GlenRiddle where we live, my wife is always semi embarrassed to use that shop as a point of reference when giving directions to our house 😂😂😂

Sounds like the town relies heavily on summer tourism, extremely lean times.
Summer tourism is HUGE for us. We get 8 to 10 million visitors each summer.
being right off of rte50, the first 2 dont surprise me. the overhead is atrocious.
West OC has been trying to expand for years....but I feel like it's too hard to pull people from OC to go to West OC. Time will tell on the new places!

Anyone doing Rideshare or Food Service in OC 2024 is headed for the poor house.
There's buses that are pretty popular and much cheaper than rideshares. OC will always be generating revenue. Just over labor day weekend they generate about $10M

In some cases yes, but in these 3 I don't think so. They never drew a customer base, the parking lots were always empty. It's also VERY hard to draw people out of OC. So unless you create something amazing, you'll fall flat like the businesses before them.

Fam has been down over the last 6 yrs and we've never been to any of these places and every year there's always some places closing. Pizza places are all over OC so you either have a good pie that ppl will come back to or you go under in OC.. We've actually been to the butcher and it was pretty legit. The places that have remained in OC over the years usually have a good base of customers or they do a lot of business during the busy season and can make bank and make it to next season. There's also a lot of places that overcharge and that will usually spell their doom.
I agree. I like how competitive the restaurants are in OC. It keeps quality and service up, and if you fall behind, you won't make it long.
