    Nice video Jay. We moved down here full time 6 months ago. It is truly a different pase of life here. Things move a little slower down here. My biggest pro I'm 3/4 of a mile to the beach. I go up every day and take a look. A lot of people save all year to come here for a week or two. I'm lucky enough to live here.

      You're living the dream - mine at least! I hope this is okay to ask: After you moved to OC, did you find it hard to meet people and make friends? Are the locals open to new people?

      Hey Dana! When we moved, we had 2 little kids, so my wife was very active with the kids either bringing them to the library activities, local parks, etc. So we didn't have any issues at all meeting new people and making friends. Like I mentioned in the video, everyone knows everyone so it's a nice small community. Some locals will stick to themselves, like any smaller town, but most are very friendly.

    Love the crab cake reviews. That’s how I found your channel. My parents have been in OP since 1996 and love it! We have had and continue to have great memories at the house ❤so cool to find a channel like this.

    Great video! I have been coming to OC since I was a little child (literally almost 65 years). I have thought about moving there over the years. I’m a retired nurse so I knew I would have employment back then. Even if I don’t live there I will continue to visit over the years.

    Great summary for sure, been coming to OC since I was a small child - in my 50s now and just built a house with my wife in Ocean Pines. Look forward to learning more from you and I’m sure we will meet out there fishing sometime! Would love some tips on how to join what in the HOA.

    Love it down there! We have been going there since the late 70's. We are on 25th street and have been there for the whole Blu and Embers development prosses over the years and love your content. I cant wait to move there when i retire.

    Great video and spot on. I've been coming to OC since I was a kid and now have own a condo on 46th for the past three years. I don't live here full time, but come down a lot in the winter and agree with everything you said. I kinda like the quiet in the winter, a nice contracts to the crazy summer.

All the energy from people coming across the country to visit the place and have a good time really just gives the place a positivity energy. It feels alive/upbeat, as most people are real happy since it’s one of their yearly “big vacation trips” so they’ll be remembering it

    Thank you so much for the information. I've lived in Baltimore for thirteen years and I've never been to ocean City. I know really. But we're going this summer and I really don't know much about it. You sound like me explaining Clearwater Beach where I lived for seventeen years. Sounds exactly like the same place. I loved it there so after seeing your video I can't wait to go there. Hope you and your family keep on enjoying it because now I really miss the life style. Again thanks for the info.

    Great video Jay. Thanks for sharing the information. My wife and I are closing on our house near you tomorrow and have decided to make it our primary residence. This will be my wife's first time living outside PA and we were just talking about how long it would take to have OC feel like home.     Well done Jay. Your video was spot on. We have a place on 129th st (which you passed during the video). Another comment on home maintenance is trying to find a good trade to handle specific issues. They are tough to come by and they're usually very busy especially in season. We're trying to get an electrician to do some minor work and they either don't call back or you wait over a month.

    Love OC been coming since I was born 42 years ago!! My granny had a big White House where the 7-11 is on division. My mom and aunt own a place on 136th. I come multiple times a year and have definitely thought about moving there. Great video

    We live in Salisbury and have found it's close enough to Ocean City to be there relatively quickly, but just far enough away to stay out of the busyness if we want to. I'm glad you called out the grocery store con, we have the same problem here.

    Thanks for this pro and con update. Wife and I traditionally go after Labor Day and before Memorial Day. Still great weather, less crowds, better pricing. We've noticed a lot more has been open in the off season. And we do our golf trips in April or October. Thanks for the driving tour. "What's this guy doing? We knew. Lol.

      HAHA yeah really....it's now turning into Sugar Kingdom on every corner! A local facebook group was asking about a new building being built...they wanted to know what was going in, I commented and said a Sunsations (obviously joking) and the group lost their minds on me!

      Yep, a very commercial beach town, second to Myrtle Beach. Very overrated but I do like it once in awhile. My favorite thing is, that it draws in the masses while some other towns don't get half as crowded.

      @@mikewillett5076 Have to say that we went once 2 years ago and used Jay's videos as an insider guide. I paid the extra cash to ABNB it, the hotels were just a zoo and the boardwalk was questionable at night in certain parts (and I grew up in Brooklyn ). Definitely had a good time with the family, but have to say.. Myrtle is a notch above it (no disrespect to any OC locals )

      @@totalnoobfishing1753 . You mean "Murder Beach" as it's nickname says? The upper parts of MB and the separate town of North MB are pretty nice, but the lower streets are straight out gangster, at least when I went. I was surprised cause I thought the south don't mess around, lol. Believe it or not I prefer some of the NJ shore towns. Most MD people are led to believe they're so bad they aren't even an option, but the joke is on them!

      @@mikewillett5076 Amen...they sure fail to tell you that when you check in to the local resort at MB. Luckily having a family keeps you close to the amusement park and home at a respectable hour. Where I ran into trouble is that I am a fisherman and I like to "explore" early mornings when we vaca by the ocean. I found out the hard way at 5am the first morning at MB that I was in the wrong area...real quick.

    We have always thought about moving to the shore when we retire. Or buy a place and split our time. Not to sure yet because MD isn't the best place to retire, the Taxes suck.

    So cool! We have only gone in July (and occasionally Labor Day) and I’ve never seen those streets so “driveable” LOL. I’m used to it looking like a giant parking lot

    Great video. I have visited before and considering moving to Maryland from SC. Big thing for me is cost of living. Still on the hunt for the good paying job. OCMD is great though! Always a fun time.

    Great video. We love OC, and sadly my wife and I won't be going this year. My son will be there for senior week though. We thought about moving there many times, but considering our stable, decent jobs we have, it would be a big change. Maybe a retirement area, if we ever get to do that.

    Been going to OC since I was a kid camping at Eagles Nest campground. Brought my kids to Frontier Town for years. Wife and I enjoy going down in the off season. Hopefully someday, we'll be able to get our own place.

    Thank you it was an awesome video I've been waiting for somebody to make a video like that about ocean city and I do have a question how much is AQA fees in Ocean Pines where I live I have a county and a town tax I was just wondering if you all have that too plus the HOAV

      Ocean Pines has 3 different HOA fees depending on where you live. Wooded, golf course, or water. We are wooded, so we have the cheapest. It's about $950 per year but sadly it doesn't cover anything. We still pay for water, sewer, trash, etc. Property taxes for us are to the county and there's no town tax.

    Nice ride along. Went through all the pros and cons 20 or so years ago. Had a home picked out, appointment with the realtor, a job lined up and the wife got cold on us moving out of state. The home was the very last one on 4th St. where the side yard was about 30 feet of bulkhead, endless fishing in my side yard. 😪I have been meaning to ask if you guys are aware of any places down there that serve a good ceviche. knew of one spot years ago on 611 but they went out of business a place called the surf side rooster took over the spot.       I had it at 32 palm. I don't see it on the menu now but remember it being good however, we don't really have anything to compare it to down here. The only other places are maybe the Spanish wine bar or Marlin moon.

    I lived in OC for 3 years in the mid 80"s....enjoyed my time there, but if you are not a native, good luck moving up the ladder in any business. Played a lot of billiards in the winter....lol.

    The full time population has grown over the years to the point that most places are open year round. The one thing I find odd is the almost total lack of new car dealerships. There are a couple of dealers, but if Ford or Chevy isn’t what you’re looking for, plan on at least a half hour to an hour drive to find something else. One will have to drive to Salisbury Md or Milford De to find something other than a Ford or Chevy. This means if you use the dealer to service your car, it’s an all day trip, or a rental car to get home.

    Thank you, great video! What are the property taxes like on the shore? Is there a big difference between rural properties and those that are in "Beach towns" or other towns on the peninsula?

      My property taxes in Ocean Pines is $2600. It's much cheaper here than central MD around Washington DC and Baltimore.

    Was a big fan of OC as a kid growing up in the 60s. Family would spend several weeks in the summer. Wifes family did the same. We continued the tradition with our kids. In the 90s we considered purchasing a condo but were never happy with the build quality of what was on the market so we bought elsewhere. We have one friend who has an oceanside condo and another who has a house Bayside. So we still visit OC regularly primarily during the off season. One thing that I've grown to dislike is the quality of the restaurant and bars the last 20 years. It's difficult to find a good meal both in food quality and service.

      Over the last few years the restaurants have had a big problem with finding employees. There's a few good restaurants left, but I agree, not what it used to be.

    Hey Jay , another great , informative video 👍. My wife and I and 2 daughters have been coming to ocmd from pa every summer for a long time. For the past 3 years we’ve stayed at the Dunes . Really nice place to stay, but a little “ salty “ In July. This year we booked at the breakaway condos on I think it’s 134th simply so we’d have more room and it’s a little cheaper. I was just wondering if you know anything about breakaway pros or cons? Thanks man and thanks for your service. Wes.

      Hey Wes! I don't know m8ch about breakaway condos, I know exactly where they are though. I like that area, especially for fishing....not many venture out there because it's mostly condos. It's quiet down there so it's a perfect family spot. I'm sure you'll see us out there!

    Nice video, have you talked to any retirees who moved down to OC to retire? What are their thoughts on retiring in OC? My Uncle's back in the 70's & 80"s spent the winter's working on building the Condos along Condo row.

      I haven't talked to many, but of the ones in Ocean Pines, a large majority go to Florida for the winter. I assume there's a lot in OC that do the same.

    So funny,,im 52 now but when i was younger in my preteens and teenager years , my parents,, 9 brothers and sisters and my dads side and mom has 10 brothers and sisters on her side and when anyone would go to OC MD for vacation…they ask in the family whoever wants to go was in invited ..I remember in the summer time when school was closed for summer, the whole summer id would be in OC with different family members..lol. It was great.

      Both are too far out of the way for us in Ocean Pines, but that Harris Teeter is awesome!! Another great one in DE is Hockers...if you haven't been there, its pretty cool!

      Hockers is good - our first place there was closer to Ocean View, but liked ocean pines better. What folks don’t get about DE is they tax in many other ways so it’s all relative…..our HOA condo fees were outrageous compared to an entire house in ocean pines.

      I toyed with the music and without....honestly I thought it would have sounded SUPER BORING without the music. Really appreciate the feedback! Summer crowds can get pretty crazy, especially 4th of July! We know to "prep" before the 4th so we won't have to leave our house that weekend.

    So I lived in Ocean Pines for 14 years and I had to adjust to it. It took me about a year. So I agree with most of your pros and cons. The flooding stinks in Ocean City and the pay is not a lot if working. Also you forgot to mention that in Ocean City they have the Festivals (Kite Festival, Car Shows, Comic Con, Sun Fest, Spring Fest and the Concerts). But here is my thing about living there and I learned it the hard way. If people want to move there and are a couple or have a family they will be fine BUT if you are a SINGLE PERSON trying to make friends or meeting someone to date, GOOD LUCK! That is just one of the things why I moved out of there, I became very lonely and depressed. Honestly I would visit back there but just for a visit or vacation but I would never move back there. Sorry to be the downer but that is just the way it was for me.

    We have neighbors that have had a nice house around quiet 125th Street in a corner double lot for last guess 30 years. They are retired but refuse to move down there due to no large nearby hospitals. They seldom go down during the winter due to hassle.of pouring some type of non toxic antifreeze down the drains & toilets and draining out water lines. They do leave heat on think 50 degrees. Best shore town on the East coast

      Hospitals can be scarce here, but we have Atlantic General right in Berlin. Usually if it's bad, they medivac to Baltimore shock trauma. I heard they are working on expanding medical care here, I know they did in Delaware. Thanks for watching, I really appreciate it!

    Enjoyed this video. Have vacationed in oc for a long time wondering what most of your friends and neighbors do for work as most of the jobs in oc seem to me to be low paying seasonal jobs. Salisbury seems to be the biggest job center on the eastern shore. Do people who live in ocean pines work there? Doesnt seem too far.

      Salisbury is about 25 to 30 minutes from us, there are a few people we know who work there. We have friends who work at hotels, work from home, USPS, construction, business owners and healthcare. Healthcare is a big employer here. The majority of seasonal jobs now are for J1 visa students from other countries and college students looking to make some summer money.

      I wish I knew. Full time rentals have been hard to find for a few years now. Maybe try Hileman or Sheppard Realty. Also try local Facebook groups. Worst case, try branching out to Newark, Pittsville, Willards, Bishopville, Berlin, even Salisbury is only a 30 minute drive to OC. Good luck man, really hope you guys find a place!

      The schools are great, our 2 boys really enjoy the school here. There's tons of family events too, every holiday ocean pines hosts things, movies in the park, touch truck, etc. If your kids are into sports, there's also a lot of sports programs.

    I've been here in Bethany Beach since summer 2015, I moved here from Harrisburg PA, I figured it was time for a change after my father died, definitely a culture shock especially moving here alone it's very dead in the winter but it's not as brutal as far as weather as Central PA is, it's definitely hard to meet a good woman and have any type of relationship summer tourists are completely different that's for sure , so the last eight years has been pretty up and down for me here, I work at a resort in Bethany Beach so I was lucky to be hired before I even move down here, I love it here I'll never move back to PA, early September after Labor Day us locals get the beaches back and we have at least a month or two to enjoy them I wouldn't trade it for anything, meeting a good woman that's a whole other story around here very old people or very young, at 52 I'm kind of in the middle and it does get tough

    Hahaha, Ocean Pines - a lot of politics. We've had a family place in White Horse Community Park for about 35 years. It was a stop off traveling up from Florida to NY. A lot has changed since then and we recently sold. I do miss it though. Enjoying your videos.

      There are plenty of places....legions, Marine Corps league where any service branch can join, etc. Delaware has an excellent vfw that isn't too far away either. I hear they are all pretty well run.

    Few pro's - so many great restaurants and if you know where to go you can get seafood right off the boat if you don't catch it yourself. OC IMHO is on the verge of a very pretty large change, for the better. If you look at the OC infrastructure and housing its pretty ancient. Lot of the houses and motels are 1970's early 80's vintage and look like it. You are seeing more and more of this being torn down and updated. Projects like Margaritivalle is a foreshadow to the changing face of OC.

      Under $200 is very difficult. In the off season or west ocean city would be your best bet to look for one. Aloft is pet friendly.

      @@georgeb6079 Ashley's family is from the Hyattsville area, they have ventured out into Rockville and Frederick area. We lived in Bowie. The Lejeune water was before my time there, but I wouldn't be surprised if it was still going on when I was there. I spent more time deployed overseas and training in different areas than I spent on Lejeune.

      De Lazy Lizard would be my top pick. It's not over priced, the views are good and when your done it's not far from the boardwalk if you want to go walk around.

    Use to own a condo in the Quay. The number One drawback of OC is it turned into DC. Nobody want to sit on the beach and hear MOFO yelled all day long. Much like Virgina Beach and Myrtle Beach the "element" ruined OC.

      We don't really go to the OC beach much in the summer, but from what I've seen recently the lifeguards have taken care of.

    cons: don't live out there if you're a car person with a modified car dont drive on the strip or else you'll get impounded with hefty fees

      There are tons of modified cars here. The town hosts 2 car shows every spring and fall with modified cars. Even a bike week with modified bikes. If your trying to bring up H2Oi, no one got approval from the town to host the event.
