Whole house is outdated and will cost 50k to update. Ac unit will run about 12 grand. The concrete pad adjacent to the ac has massive crack and will cost at least 3k and 900 a month on top of that. If your lucky you might get 30k.

HAVING A SOFT SPOT DUE TO A WATER DAMAGE IS NOTHING TO MAKE LIGHT OF. YOU NEED TO FIX THE LEAK 1ST, 'THEN' FIX THE SOFT SPOT. THERE'S A REASON FOR A SOFT SPOT, YOU CAN'T FIX THE SOFT SPOT W/O FIXING THE PLUMBING ISSUE 1ST.

It looks like the toilet is leaking at the base. That is not a joke. That should have been fixed, and the floor repaired, before the place was put on the market.
