I always enjoy your reviews: brief, positive, point out improvements or needed repairs, and include the prices. Much appreciated!

This is closer than Ft. Meyers to the ocean; like 10 miles in a straight line (maybe 12) and that place was flattened. Port Charlotte is 10 feet above sea level (yes, that is a fact) It's a beautiful home, but I'll bet the insurance will prevent many from considering it (over $2,000 a month I'd estimate just to start). It is still a manufactured home and we here have all come to know what that distance can do to a structure. The price is right, the lot rent is not bad, but it's path to the ocean is so close and so much water surrounding it, that it would be a gamble of time before another Helene or Milton comes around. I would expect next year to be as bad, or worse. I know the risk is vast; I'm in Lakeland with part of my roof gone and I'm 60 miles from the ocean. I thought being more central would protect me (I used to be in Fort Walton Beach, then Jacksonville), but no. I can't stress enough how nice the home is and appreciate seeing it.
I hope it's still there after 5 months, and I'm being serious. I have a friend in Venice not far from there and he's had similar roof damage last year. My roof damage is just the carport, half of it did blow away and will probably be months to a year before someone can fix it, because of the damage in Tampa and Tampa Bay (all up the coast) last month and then before. I'm sure whoever could afford to live there will enjoy it, but for the same actual living cost, you could buy a small mansion up north. I moved here for a myth 28 years ago from D.C. Florida is not "Paradise"; that is the myth. It's just another state that has water, sun, palm trees and lots more water. We don't go to the beach as much as our reputation would suggest. We do nothing different here than anywhere else, except paint our houses sea green and blue, unless you have money. I'm a SCUBA diver and even I haven't been in Florida's water for years now. Last time I dove wasn't even in this state. You never know who you are talking to these days and the toxic political climate makes it disturbing to live here anymore (I'm on my way out), but hopefully that will change today (election day). It's still a nice home though. Thanks for the video.

Hey Neil, good to hear from you. It has been very dry so far this Spring/Early Summer. Usually the rainy season starts in April and we haven't had it yet so your guess is as good as mine!

The 2 bathrooms are both considered 3/4 baths, not full baths, because there are no bathtubs.

You are likely talking by an old language. Bath tubs have been out of vogue for sometime and many new homes are built without them, because many people prefer them without. They tend to build with one, then build showers in the rest. Even [most] people with tubs will tell you they don't use them and showers are easier for mobility reasons and many come with fold-up seats. They may be 3/4 baths to you, but anywhere I can use the toilet, wash my hands and take a shower is a bathroom to me and most everyone, but it is semantics and only terminology. Perhaps we should start calling them "shower rooms". You don't have to adjust to it, but the times and styles have changed, even if you and some terms haven't.

Remember when you have another person speaking like Daniel they need to be near you. It was hard to hear Daniel.
