    My biggest worry is with installing the panels onto the foundation, I feel like there should be some way of fastening the panels onto orbinro the foundation ans the bottom amd not just putting all the trust on the top beams. Other countries building using precast or prefabricated homes they fasten the structures onto the foundation s

    Hi Mwema.Thanks very much for this timely venture and walk away from the Stone Age blocks which have proved to be very very reliable at the test of time.we are confident with stone blocks as they are very strong, I can’t trust any Kenyans with anything as they are known to cut corners when is come to money making ventures and quality,we have seen of late some houses collapsing and this is purely down to fake quality controlled with kitu kidogo in their pocket.
    One bit you have missed which is really important for me gaining your trust and confidence as a customers is to do a crush test your panels and the stone blocks in front of cameras and let us make up our minds even though this wouldn’t be good enough as we know you can prepare some precast panels to show case your claims against the stone block. I would also like to see Masonite’s at work to see how they fix the panels.
    Please can you tell us how much pressure or stress can they with stand before breaking point and also show us how they are made.

      Man ,am with you on this one.the jury is still out on building with panels in kenya.shorts cuts then you end up spending good money on a house that might collapse in 5 years

    What thickness are the cement panels? The other thing that needs to be thought about is thermal efficiency. Which of the two systems are more efficient at keeping heat out? My preference is for CSEB and or interlocking cement blocks. Reason? Earthquake in Victoria, Australia, September 22, 2021, brought home how critical it is to have everthing tied in together.

      Precast panels are made of modern concrete, which has a lifespan of 100 years (search it on Google). Both are durable, but people have different tastes and budgets when it comes to their homes. So choose the walling material that works for you

    Compare in detail like on a standard house, same design, what would the total materials cost, labour costs, transport costs, finishing costs and total duration or time line, use figures like in Dollars so that quicker comparison is made. In short do a Cost Benefit analysis on two projects.

    Between the precast concrete panels and ISSB , which one is cheaper or best?

      It will depend with your house's design. Generally, precast panels are cheaper because they cover a bigger surface area. ISSBs are also cheap to produce and they can be made at your site. That eliminates transport costs.

    from a structural point of view, there are issues to be discussed such as strength of the material, how long it will last and whether it's resistant to natural disaster such as earthquakes

    That's an interesting product indeed.
    Now apart from the price and ease of construction, is there any long term data in terms of longevity?
    The concrete panels are rather on the thin side plus they are hollow and some of the edges look already brittle before they are even mounted.
    How many years do they resist erosion and how would they perform in an earthquake?

      @@R2BMusicCH Yeah it's possible but there'll be a noticeable difference in thickness with your walls. Are your outer walls load bearing or are there any columns?

      @@PropertyNoma We haven't even started the planning yet. I just want to collect as much info as possible to make an educated assessment of what the best options are, also in terms of cost vs longevity vs duration of construction.
      We're thinking of building a 2 floor 3 BR + office + SQ with a flat roof with a roof terrace and a PV solar array plus solar water heater on the very top.

    The tricky part, most of you don’t mention the cost of each precast and the approximate number of them needed when building 2/3bedroom. How cheap is these cheap?

      There are different heights from 2.5m, 2.7m and 3m. 3m high panel from Kingdom Precast Solutions is 2350 as of 12th May 2023

    I understand the biggest challenge is getting an expert for precast.most of the guys have no experience.

      This greatly depends on the company making the panels. Otherwise, they require a steel grinder to cut through and break them. Take your time to choose the right company with high-quality panels.

      No sir, M2 Panel is 3-times stronger than the convetional chb due to the presence of galvanized zinc coated wiremesh which spread out to the wall & when plastered the wire plus the plaster will form a mini micro column which make a shear wall.
