@@kojoboahen1031 thank you for confirming this. The price you quoted is still a great deal for the leasehold. The hills in Ghana is a different living altogether..
@@BonsuBigWhale I didn't quote the price though 😅😅. I just answered your question because i had/have an idea. But yea the price is still on the high side considering the location but that's Ghana for you. Land prices keeps skyrocketing every year..but overall, it's a good investment especially if you have money to buy more because the price will doubled in just a year or two. Land banking or farming is the best investment in Ghana right now in my opinion.
We have gotten to that point where many different communities fall under the “Aburi” term, without actually being Aburi. There are folks who use the term for Kisseman, Gyankama,Brekuso, Ajamanti, Mampong, Peduase, Obosomase interchangeably with Aburi for the hill region. Analogous to how folks in California refer to Ladera, Baldwin Hills, View Park/ Windsor Hills together as the “ Black Beverly Hills.”.
It sounded interesting to me until I heard HOA. Monthly HOA dues, special assessments, community rules & regulations, fines, preferential treatment from board members to certain owners… I am over all over that!
Ghana is one place you’re much more protected in a group such as HOA than being an individual. HOA in a gated community provides collective security. Try doing it alone and get into any land litigation and come back to this site and cry.
I understand the security part but having a HOA board and a company managing & maintaining the community can be frustrating at times. Your monthly HOA dues are being managed by individuals. You need to be concerned with transparency, mismanagement of funds, overall maintenance of the community & so much more. Whom exactly will be managing the community & ensuring that the needs of the home owners are being met? I am not trying to be negative in any way but having lived in a community for many years, I have enough experience to know the kinds of issues that occur and what people need to consider prior to purchasing.
@@ModernGirlJG …you sound like inspite of your apparent education you don’t think you can ask the HOA board to submit quarterly statements and receipts? Aren’t the HOA also homeowners?
The HOA is indeed homeowners, elected into their respective positions. And yes, that board is responsible for approving budgets, projects & so forth. A property management company is hired to manage the affairs of the community, vetted & hired by the board. Some are good, reliable & trustworthy. Others are terrible. I know lots of people who live in communities and many of us share the same complaints. All I know is I will never live in any again.
@@ModernGirlJG …I’m sure it’s a free world in Ghana and it’s your choice to not live within HOA confines and you feel comfortable to handle issues on your own. Good luck.

Freehold or long term leasehold??
@@BonsuBigWhale There is no freehold in Ghana now. 99 years leasehold for Ghanaians and 50 years for non Ghanaians

At the time it was $700 usd per plot.

Sounds like there will be ongoing HOA fees. I feel my dream slipping away the more videos I watch.
My thoughts exactly.
What is the lot size?
GOOD WORK BOSSMAN!!!! IM PATIENTLY WAITING FOR THE BEACH FRONT LAND AD SO I CAN BUY ASAP

if there's going to be a wall around the whole community why must my personal wall be 8 feet, isn't that too high
If you are ready to build the substructure of your house, the wall isn’t necessary.
My guess is that , 8 feet is the maximum not the minimum?
2ft underground and 6ft above ground. 2+6=8ft.
@@bowgate3817understood, still too tall for me though.
I ain't gone lie that view coming up the hill wasn't appealing at all, the road side vendor's should have proper stoals
