    PLS TALK ABT AWARDED LOTS PO ATTY. Kelan sila pwede bilhin, pwede ba ipa title na sa buyer after being sold by the awarded, paano ang steps?

    good day Atty. ask ko po sana. I am about to purchase two adjacent lots from two different owners. both lots do not have a title. pwede ba yan ipasurvey together/as one at ipatitle together din, so isa lng ang title for two different lots, maging isang lot na at the end. pwede ba po yan.

    Maam papano po yung lots donated under cloa tapos pinapagbili po ng may ari? Applicable po ba yun ipagbili? Kung pwd naman po, ano po ang dapat tingnan ni seller? Thank you po.

      Sa ilalim ng batas natin, ipinagbabawal ang benefiaries na ibenta ng mga lupang na-acquire through CLOA sa loob ng sampung taon. After 10 yrs, pwede pong ibenta/itransfer ng beneficiary ang CLOA land sa kanyang mga anak, sa Land Bank or other qualified beneficiaries. The farmer-beneficiaries can only sell the land after 10 years and only after the original owner has been compensated. Salamat.

    Attorney puede po makahingi ng payo nyo. Sapat na po ba nakasaad sa contract to sell ng condo unit na wala ng puede maghabol sa property kapag na notarize na ang doas. Hindi kasi ma produce ng seller ang cenomar nya. Single kasi nakalagay sa original deed of sale. Salamat po.

    Good pm po attorney. Nag ask po kasi si buyer ng mga photo copy ng mga documents nanghingi po sya. Like title tax dec. Extra judicial mga ID etc. Pero mga photo copy po lahat yun.pero wala pa po nagaganap na contract to sell.posible po ba na mscam po ba yun.salamat po

    Hello maam lou :) my ask po sana ako.
    bumili po kami ng lot po na raw lots now problema po sa mga imbestiga ako abour tong raw lots dami pala ma scam or naloloko.
    bumili po si mama ng raw lots 400sqm po na per month 20,000 pesos, 200sqm po na 7,500 per month dito po sa davao. ngaun po gusto po namin dina namin ipagpatuloy yung monthly kasi naka monthly basis pa po siya problema po is nag hingi po kami ng -license to sell, -approved subdivision plan, -development permit. kaso wala po sila mapakita sa amin. sinabe lang is inaasikaso pa nila ang permits po. according sa napanood ko dito sa youtube na bawal sila mag benta ng property or lupa kung walang license to sell po.
    tanong ko pwede po ba namin makuha yung pera na nabayaran na po namin? kasi natatakot po kasi ako baka maloko kami hirap kasi mag hanap ng pera tapos ilalagay mo sa na sa investment para lumaki ang pera mo problema ganitohin lang kami. sana po mapansin nyo po tong comment nato.

    Good eve atty.. may nabili po akong lupa ng 2019 pa po.. kaso lately ko lng din nlman na matagal ng walang bayad ng amillar. Pabalik2x n kmi para makahingi ng huling update.. nagpunta n po kasi kami sa Munisipyo para makahingi ng copy or information sa last amillar.. ask ko po anu po ung pdeng kong gawing legal action para ma mapukaw ang napagbilhan ko ng lupa..

    naka bili po ako ng property "sabe po nila my titulo" so nag bayad po ako ng cash kase sa bukid po Tiwalaan lang po sa salitaan "

    ngyon po ang hirap nila hagilapin . ang gusto ko lang naman e magkaron ng titulo ang binili kong lupa s knila.
    suggest ko din po s knila na sana asikasuhin n nila yung parte nila.

    Atty paano po kun walang license to sell pero hindi naman po developer ang seller bale ginawa po ng seller subdivide ang moyher title then sb po ni seller approve plan lan daw po need namin para ma transfer ang title so ok na po ba yun at hindi na hanapin ng RD ang license to sell kasi si seller matami na po syan nabenta kasama na po ako dun ano po ba ang tama license to sell or approve plan pwede na.     What about buying lot from developer here in Cebu like a data data amortization until paid in full. Does it usually take a year to process and issuance of land title to the buyer? I know PH processing is slower than developed nations. How long does transfer of land title from date of purchase or fully paid lot to the buyer usually take? Thank you.

      Kailangang mabayaran muna ni seller ang capital gains tax (CGT). Yung proof of payment ng CGT ay kailangan pag nag-request ng Certificate Authorizing Registration (CAR) sa BIR. For the issuance of Certificate of Title, you will need to present the CAR issued by BIR to the Registry of Deeds. Thank you.

    Boss eh pano po mangyayari kapag naalis kame sa bahay ng lolo at lola ko dahil wala kaming tubig kuryente dati tapos ngayon nalipat sa pangalan ng tita ko ung titulo ng lupa kase sila ung sumalo ng bahay namin kase naka sangla. Pero wala na daw kaming parte doon ngayon may pambayad na kame kase dati wala dinadialysis tatay ko namatay kase wala na kaming pang dialysis noon tapos nasangla ni lola ung bahay pinagkatiwalaan yung tita ko na sumalo muna sila mag bayad sa bangko kase sinangla ung bahay mareremata pag di nabawi nag kautang utang nung nag kasakit tatay ko. ngayon po eh nasakanya ung titulo ngayon wala na daw kaming pag asa makakuha ng parte dun sa lupa utang na loob ko na daw yon kase sinalo daw nila nung time na makukuha na yung bahay. Ganun po ba talaga un? kahit babayaran namin ung part namen wala na daw kasi kaming laban na transfer na daw kase sa pangalan ni tita ngayon.

    Very informative. At halos lahat ng Filipino maintindihan talaga ang sinasabi kasi Taglesh ang ginamit sa salita.
    Hindi tulad sa ibang channel na full English ang sinasabi kung saan maraming words na hindi maintindihan at kailanan mo pang mag- google search.

    A very informative piece and many thanks for providing and sharing it with us. However it doesn't provide me with all the answers I need in dealing with our properties we inherited from our mother
    I am one of ten siblings who inherited land from our mother. It is my mother's inheritance from her parents . The land is over a half hectare and is a strip of land with a narrow frontage facing the road.
    My mother has divided the property into ten parts moving away from the road and somehow ended up with an easement of right of way on one side of the property to allow the back lots access to the road
    ...I wasn't in on the subdividing part of it but somehow we ended up with a separate easement property and a separate title for it?
    My question is ...because we are trying to sell the said properties as a whole .... How do we deal with the easement property when we sell said land. I mean do we sell it with the land ...hold on to it and try other arrangement with the future owners or are there any other arrangements we can do to deal with our situation.
    1 am going to the Philippines soon to try to deal with this situation and I'd be happy to find an answer to our situation . please advise if you can ...

Consult ko din about land property po namin...baka po pwedi makahingi ng advise...medyo magulo po...sa lupa po namin kc merong nagtayo ng Bahay 20years na po sila doon wala naman pong paalam not in good faith po pagtatayo nila....ngayon po nakapagsabi po ung papa ko that he will give portion of lot doon po sa nagtayo ng Bahay na tiyahin ko lang naman po since separated po ung father and mother ko binili ko po ung lupa and I have deed of sale and General Power of Attorney para malakad po ang reissuance of title since nasunogan po kami and nakasama po ung title...at this moment di ko pa po maprocess pagpaayos ng title at paglipat nito sa pangalan ko and medyo magulo na din po kc ayaw naman pong bilihin ng tiyain ko ung lupa na tinayuan nila ng Bahay and aside po jan nagpabakod po sila approx 800 sq.meter po ung area. Atty pwede pa po ba magissue ang father ko ng deed of donation or another deed of sale sa iba esp. sa tiyaan ko po though meron na po akong deed of sale? Ano po ang dapat naming gawin....thanks po atty sa response...
