Good informational video for anyone looking to move to the Batangas province area. Keep these type of videos coming, I think your on to something here all meanwhile passing the time there in Beautiful Lipa.
This is most likely a former Camella Homes Subdivision which was sold off to another company due to age. As a person who rents in a subdivision like this, I can tell you everything is not as rosy as the OP is painting it. If you can handle loud, gossiping neighbors, loud karaoke for every event a family can think of, loud motorcycles, cars driving too fast, constantly barking dogs, corrupt guards that can be paid off, and a corrupt HOA with high fees and tight restrictions, then you'll be ok inside of a subdivision like this. But please rent first to try it out. Never buy one of these types of homes! You can get way more for your money buying a private house on a nice big piece of private property then you can buying one of these types of homes in a subdivision like this. Plus you'll have the freedom to improve or build out your house the way you want it without all the HOA restrictions. I'm so glad I rented in a similar subdivision like this cause that let me know I would never want to actually buy a home in there. You want to retire and live in peace and quiet, not dealing with all the noise and drama that comes from these types of close-knitted subdivisions. But, JMO 🤷♂️

Looks like a dump when you originally enter. Security subdivisions are a joke in the Philippines. These guards are hired by private agencies and the guards make very little money. So don’t expect any safety. We live in farmland with no security and it makes zero difference
Thanks, man, I lived here with my family for 7 years. Where 7/11 is, we owned Plantation Cafe, we were the only eatery at that time. I used to run 6-7KM a day around Plantation as it has a good circuit. We lived in Citrus Grove in a fairly decent house 11K Pesos per month. I have too say Plantacion Meridienne is a beautiful sub-division. Was not so in love with Lipa City though. Thanks for the memories.

That is the normal. There are some really nice places here and some that have been let go and are run down. Our subdivision is 25 years old now. There are some brand new ones in Lipa and others still under construction. Thanks for watching 🙂

Most Philippine rentals require two months rent for the deposit and then the first months rent. We never had any issue getting our deposit back the same day we moved out. Thanks for watching 🙂

BGC is such an exciting, alive place to be and a far better option if your viewers can afford it. I would get bored living in a place like this which is most likely the reason so many homes there are up for rent and sale. However, the prices seem to be very attractive on the rental side of things. Nice video. Nice showing of the areas.

Many retired people have had their fill of "exciting" when they were much younger and could enjoy it. Now it is much more desirable to be where others like yourself gets easily bored. Too much commotion is unsettling when you reach a certain age. Peace quiet and serenity become a valuable commodity. ( If you live long enough you will understand. ) There is plenty to do in the Lipa City's scenic area - and - with less smog cleaner air & cooler temps @ 1000 feet elevation than in BGC - and for less expense.

Where is drinking water or water purification station? What would it be like for a person who doesn't drive? Thank appreciate all you do to locate these places.
You are welcome. The prices haven't changed very much in the time I have been here. They have gone up a little on some things. Drinking water stations are many, there are 2 refilling stations right outside the gate that deliver. We pay homeowners fees each month of 600 pesos. Nothing else out of the ordinary. You could get by here easily not driving.

stay away at a safe radius from taal volcano, it will be spewing sulfur dioxide regularly forever, and then the next big eruption will come in like 30-40 years

For renting, is there a deposit and minimum months reqirements?

We entered into a rent to own contract with a retired Filipino couple we met. No interest,5 year term, great deal. My wife had to be listed as owner, but that was my intention from the outset. I wanted to leave her with something of real value when my time comes. Thanks for watching 🙂

How hot is it? Is there air conditioners in most rentals and if so average electric cost? Thanks
It gets as high as 94 F in the summer and about 76 F at night. During late December until late February those numbers drop by 10 degrees. We only have one fiber internet provider in the subdivision but we have 500 Mbps for less than $50. Our electric ranges from a low of $38 up to $65 monthly. Thanks for watching 🙂

There are HOA fees that the owners pay. Normally a renter will not pay the fee, it is included in the rent. Ours is 680 pesos monthly. Thanks🙂

Why are so many vacant?
I think that with the majority of renters being Philippine nationals, that small changes in the economy affect them more deeply. Expats just migrate in and out by their nature. Thanks for watching 🙂
