I have been both places and Tagaytay is cooler! Baguio is much cooler if you are looking for a cool place to live in the PH.

There is no value in the market

We have dogs near us and the majority of the time we don't even know they are there. There is a noise ordinance that begins at 10pm. Thanks as always!

I don't want to bash the video's, cos he is doing a nice thing.But let's he honest. Been living there also for a few years. And still have some friends there, they bought houses and lots and don't want to lose money moving out. But it has some cons that subd. First of all, the HOA and BOD always been trouble. Missing funds die theft by members, or lack of funds due homeowners and tenants not paying their monthly dues. Monthly dues are calculated over the square meters of the lot. The owners of the subdivision is or is one of the richest persons in the Philippines. Water quality is pretty bad, owner using his own well, called it prime water.You do will need filtration system to protect your health and appliances. The internet is also limited, owner doesn't allow other providers expanding there, so he can push his own network called stream tech, poor quality and service. Garbage is collected few times a week and stored inside the subdivision between citrus Grove and tamarind grove, where also the compost production is taking place. Security sounds nice, but even after the paid sticker system and toll money for delivery service of any kind, not effective. They introduced that system for repair of roads, safety and environmental reasons. But still they let people in and out without sticker or ID at main gate, and other outsiders just come through the broken hollow block walls. The stray dogs issue they tried to reduce that time by catching few, keeping them in a cage under the sun at the garbage site. They quit that approach shortly after. Also lots of strays due irresponsible homeowners, tenants, leaving their pets when they move out to a no pets allowed home. Some groves also have goats, chickens, roosters. The ordinance on noise you need to take with some salt too. Often parties, karaoke, drunk residents and visitors that time. Also the open and basura burnings sometimes inside but mostly outside the subdivision, is not allowed but it happens, and since there is no dome over it, you do will smell the smoke of burning trash or charcoal production. And subd or not, you always depend on the brgy police enforcing the laws and ordinances. Brgy sampaguita is not much of a committed one at all. When I was renting there was still a active poultry just outside the subd behind the stores at the main gate, 150 meter from our home separated with a treeline. Owner also living in the subd and the distribution of the eggs and meat done by member of the brgy council, also inside the subdivision. Try to make it short, but we suffered from the smoke of the burnings they made to get rid of the flies and the grass they used to soak the urine of the chickens.7k chickens. Since the brgy staff didn't comply with complains, the HOA and bod protecting the owner, I went to the Mayor's office. The atty of the mayor had some inspections done for permits and environmental issues, cenro. Results where shocking. Like everything cost time in PH, this was also a long run. After each inspection, warnings been given, chances to apply for license, permits and change of the production. But owner refused to cooperate. Took so long, and we couldn't stay any longer in the flies infested home. Got the copies from the inspection with results and pictures, they where shocking. Open deathpits for the chickens, manure in the construction piled up to 60 cm. Complete health hazard. Ever since, I only buy my meat and fish at the S&R. Couldn't finish my contract and sacrificed my 28k pesos deposit and moved out.b2 weeks later the poultry was closed by the mayor. Still living in Lipa but closer to the City, not in a subd. If I move back into a subd, will be more like the Bel Air residences. What I did like about plantacion was the surroundings, fruit bearing trees, smell of the blossoms when walking the dogs or just walking alone. But once the fruit starts dropping, street sweepers can't keep up. After we moved out, they also started realizing the periveo subd right next to plantacion at the citrus Grove side. Caused some disturbance and damages to the hpuses due the heavy machinery they used. And the pool all agents brag with, was out of use for 2 years due lack of collecting monthly dues, for paying the filters and power. Then they introduced the payments system for the pool. Believe it was 50 pesos per head. I do understand agents and homeowners like to sell the perfect pitch for their commission fee or sale of the property. But let's also take the capital, health and quality of living of potential buyers and tenants in consideration. And it is not to bash plantacion or this video, cos it happens everywhere, even in Malarayat subd
