    I'm a firm believer that Luck is what happens when preparation meets opportunity, but what about life beyond luck. Plenty of people have had lucky opportunities they were not ready for and they managed to lose or destroy an amazing blessing or they weren't in a proper head space to see the opportunity for what it was or were too scared to take a chance. Good Luck definitely is a part of highly successful peoples fate so don't dismiss it or take it for granted, but success is also about having a positive mindset, good work ethic, and knowing how to fail and knowing when to cut your losses and regroup. My grandma always had a bunch of colloquialisms luck you can't control but hard work you can, only successful people learn from failure, and that money is a tool that is either a vicious master or excellent slave.     I've come to realize that the key to amassing wealth lies in making sound investments. I purchased my first home at the age of 33 for $87,000 and sold it for $197,000, My second home, acquired for $170,000, was later sold for $320,000, and my third property, purchased at $300,000, fetched $589,000, with buyers covering all closing costs and expenses. Not reaching a million before retirement feels like an unfulfilled goal..

    I’m an agent and my first year I made like 10k 🤣 I’m in my third year and I’m only at around 50k so far! I’m in west Texas and medium home prices are around 220k. Definitely take that in mind if it’s not going as great for you :)

    I just started in April 2022 and sold 4 houses by August. I know it's not as much as you but I couldn't believe I was capable of that. And I could have closed more but as a newbie I didn't want to overwhelm myself. It took lots of hard work but I am going to stick with it. I have 4 kids and juggling work and family is challenging but the paychecks are so worth it

    It was hard work but what really made her successful was that she already had a presence on TH-cam which is the best lead generating system for an agent. She also worked on a team that covered for her when she traveled. 99% of new agents don't have this luck even with 10x the work. She's a social media celebrity who has been doing youtube since highschool. The stats are that 87% of agents fail quit after 2 years. Monica earned her success, but more important there are many others that earned it too, if not more.

    I did watch a recent video where you were considering coming to NYC to work for a Real estate agent here. My comment on that video was you consider all angels on the offer. Having watched this video I am even more convinced that you should stay put I. where you are. I do love your idea of "coaching" others one to one. Isn't going to float in NYC. I know I worked in this field for a long (successful) time. Wish you well going in to the future and IF you land up in my hometown I with you the perseverance to work hard and luck as well.

    I don’t know that a TH-cam channel is a prerequisite for becoming a realtor. However, Monica was very smart to use it to get leads. As an existing homeowner I don’t know that I’d know where to start in selling my home, but trusting a realtor is the most important trait I’d look for, and Monica gives me that sense of security that her clients are in good hands and she knows what she’s doing.

    Congratulations! Great first year Monica. Real Estate is a great industry to be a part of. A couple of things others should keep in mind are, as a Real Estate Agent you are an independent contractor. That means you are responsible for paying your own taxes. Your brokerage does not withhold taxes from your commission checks. That means when you get those big commission checks you also have a large tax bill you are responsible for. Also, brokerages vary drastically in their fee structure. Some take up to 30% of your commission until you reach your cap (A set dollar amount you must meet each year before you can keep 100% or the majority of your commission). Many also have office fees etc. If you are part of a team then you will also pay a portion of your commission to your team lead. That's only fair since they are sharing all their knowledge with you and taking time to show you the ropes. You will also have other fees such as membership and licensing dues that are paid to your Real Estate commission. With all that said it is very possible to make a great living being a Real Estate Agent. Its a lot of work to be a successful agent but is such a great career path.

    I just got my license last week and am hoping to make my broker decision this week!! I would love love to know more around TH-cam and how you built your channel. I also have a question - I just can’t wrap my head around how so many leads are generated from TH-cam. I know some people move out of state etc but I feel like the industry is more a local based thing and TH-cam is obviously wayyyy bigger than my local area. So how do you end up with so many leads that are local to you??

    Wow in Australia it used to be a 60/40 split. You get the 40%. We worked 7 days a week generally from 7am till 9p.m often well over 80 hour weeks. Today here (in Australia)houses sell themselves. The market here is crazy. Houses have more than doubled in 12 months.

    Hard work and good luck are not mutually exclusive. A lot of people can bust their ass and never see the same level of success because other factors will never be equal. You've worked hard and made smart business decisions, AND I'm sure you've also benefitted from circumstances outside your control.

      Yup. A lot of people have a hard time saying that and it’s a little strange. It doesn’t magically mean you didn’t work hard but often there are people who worked even harder that don’t have a fraction of the success. It’s just a part of living on planet earth.

      100% agree. I think a lot of people in the world work hard. But some are extremely lucky and the skills that they are naturally drawn to/ are good at just happen to be lucrative. There are amazing teachers out there who work insanely hard but may never break 6 figures. Nothing wrong with admitting that you’re lucky.

      Exactly. Plus honestly being white is always the best benefit.. a lot use it to their advantage. Having white privilege OPENS A LOT OF DOORS and gets certain ppl in spaces non white ppl don’t have excess to. Where others may have to work EXTRA HARD, and never be as successful after years of hard work..

      @@thereal298 There are many privileges people use to leverage for success not just skin color-socio economic, beauty, exceptional intelligence, social connections, education... Etc, I say this because whiteness alone is also not a guarantee for success, it may help in mostly western and some colonized nations but not everywhere. There are many American TH-camrs of color who have achieved just as much and more and in shorter periods of time example . Monica is 27, she started YT in 2009, has 1.46million subscribers 67million veiws as a lifestyle bloggers and used YT to help her in her real estate broker and investment career.
      Not for comparison because each person walks their own path but here are examples of how POC also find great success on YT.
      Eva from mylifeaaseva, 27 like Monica, came from a working class background, raised primarily by her mom, started her YT in 2011, now has 11.47mill subscribers, 1.5+ billion views, released music singles And launched a clothing line.
      Kayla Nicole, 19 years old, working class background raised by her mom, started in 2014 has 5.46 mill subscribers 349mil views, launched her own app and a music career
      Janelle Eliana 23 years old joined in 2018, 2.47 mill subscribers, 92 mill veiws, leveraged a YT career of being a vanlife TH-camr bought several camper vans and a ranch on several acres in California
      Kelly Stamps, 26, 664k subscribers, joined 2017,
      39mill veiws, has a lifestyle travel career on YT and according to her earnings video her earnings are on par with Monicas.
      And these are WOC of all shades and from humble backgrounds. Even if your immediate regional demographics aren't in your favor, because TH-cam is a global platform you can find a significant global audience to build a social media brand.

    When Monica realise video where she speaks about how much she spent last year she mentioned that was about 90+ thousand if I remembered and that was 20% of her income. Now she said that she earned 195k from real estate. So from year where she's not spent to much attention (by her own statement) to making youtube videos, she earned more than a half of yearly income from youtube. That is fantastic!
    And also this kind of videos is great, and Monica and also Shelby are great at this 👍🏻👏🏻

For the record, I started working with melisa in 2019, and she manages about 70% of my lnvestments, while I manage the other 30%. My philosophy is that I care more about my own money than anyone else, but she made me accept that they have wealth of information on current conditions and future trends

      Let me try explaining - that's a marketing strategy, basically utilising this platform to attract potential leads and then converted into clients + if anybody wants to do real estate then they can also invest into her coaching program. Which gives her advantage over other fellow real estate agents.
      P.S - launching her coaching program gives her ability to generate extra cash flow and increase her value in the market.
