All is well here thanks for asking and hope the same is with you and your loved ones. We moved to NC from NJ some 3 weeks ago: It was quite challenging...! Now we are getting ready for the school year. The kids are all excited as they were homeschooled for 3 years and they are looking forward to meet new friends. Please allow me another week or two and we will continue iA where we stopped before the move as your schedule allows. Be blessed dear!

Hi Safaa, thanks for sharing this information. My wife and i are on the starting stages of wanting to do an airbnb with our home which we just bought in June. My question for you. Is their specific tax information regarding airbnb hosting? Did you have to go to your Municipal to register your home as Airbnb??

Congratulations on your new acquisition! Regarding taxes, you should declare your income as "meublé" (furnished) rather than "revenus fonciers" (rental income) at the end of the year. As for registration with the City Hall, it depends on the type of rental arrangement you have in place. If you are renting out a room in your property, you may not need to register it. The same applies if you are renting for a minimum of 30 days (mobility lease). However, if you plan to rent your Airbnb for short stays, you may need to register it, if you are in Paris. Regulations may vary in other parts of France. Always best to check with your Mairie to avoid any bad surprises. ;)

This is super helpful. What is the tax situation for this Airbnb rental? Does half of the Airbnb rental earnings go to tax?
Best to create a company to deduct expenses and tax. Also, get an accountant to deal with all the paperwork.
Can we lease a small home and airbnb easily in Paris instead of buying? Run it as remote airbnb, and we can visit it during our stay, or for friend/families?

Good luck and give us more update. We just came back to UK & Paris and just thought about airbnb investment. We enjoyed out visit there as first timer putting feet in EU land lol.
Yes, there are loads of agencies that can run your Airbnb for you. They take care of the bookings, cleaning, check-in etc.
I do have a professionnal cleaner who comes in between stays. I can't do it myself as it requires skills I don't excel at. ;) She spends about 3-4 hours to deep clean. I, on the other hand, take care of the laundry which is super time consuming as we want to make sure everything is sparkling clean for our guests.
Paris is a great place to invest in. I'd encourage you to look into it. :)
@@safaanhairy Is it hard to rent a place and airbnb it out? I assume the landlord has to approve this I’m not sure how difficult it is. Any rules and regulations against Airbnb in Paris?
@@jamescc2010 It's possible to sublet your appartment with the owner's permission. But usually owners are against it as there are regulations that restrict turning a property into a short-stay rental business as it represents competition to the hospitality and tourism industry in Paris. This is a way for the city to protect the industry and the jobs...

Hello. Bien sûr :) Tous revenus fonciers doivent être déclarés. Je ne sais pas encore combien je vais payer, mais pour le taux, je pense que ça dépend de chaque foyer et de ses ressources etc. Merci :)
Isn't there like a restriction on renting our second homes on Airbnbs in paris? How did you get through this? Correct me if I am wrong.
The mobility lease (bail de mobilité) is the answer. :)

Check Airbnb website or your Mairie's for more accurate information, as these laws regularly change...

C'est intéressant le récit de ce que tu as vécu avec les locataires. L'élément clé dans ce sujet c'est pas la décoration à 1000e. Action lol
1 - selon les moyens du couple, est ce qu'il peut se permettre d'acheter un bien en plus de son loyer ( ou crédit de son domicile) c'est ça la question à se poser.
2 - S'il y a de lourdes travaux à faire, ( maçonnerie, plomberie, électricité) ceux que je connais les ont fait soit soi-même ou avec l'aide de la famille ou au black car passer par des entreprises coûtent des bonbons.
( c'est mes remarques selon ce que j'ai compris de ton anglais, je suis pas English man)

we have 4 appartment airbnb on the surburb area, 2 close to Disneyland and 2 on the way to airport , in Paris or the surburb close to airport Charles de Gaulle or close to Disneyland, if you get appartment there rent on airbnb still make hell a lot of money, what I learned with my Wife, France is a popular tourist Country and to make business rental thru airbnb, its all about location and places that tourist from other country like to come visit in France. 4 of our property making more money then both of us annual salary, but like you said there always be people will be not go according to your policy, or the rules you put on your airbnb but it takes times and a lot of skills, with all sorts of situation that people they rent your property to make you know better who to accept their booking, and how to deal with people.
