I find a wealth of great interior/exterior design ideas on Pinterest. You can save into “boards” or folders, & then they suggest other ideas based on what you’ve been saving. Warning: this can become addictive!!😜

Thank you all for inspiring and educating us on our journey. Just closed on my first short term rental property. Now just getting it all renovated, decorated, furnished, and listed. Still need to work on getting the most important peice in place...the cleaner. Wish me luck!

@@clarissamurra1027 Thanks! I was looking at several different markets based on data from airdna and tourist data. I made offers in several different markets. I ended up going with the market where I could get an offer accepted in a competitive real estate market.

Great video! One question is I asked my mortgage lender about the vacation home loan and he said it’s actually a second home loan and it has to be out of state and you can only have one. How have you gotten around this? He said if you use it for str’s it actually illegal?
I’d say connect with another lender. We’ve done this with multiple lenders in two different states, definitely not illegal. Best of luck!

Did you guys and Rob get the vacation home loans from portfolio lenders or were they agency loans? Do the big banks do vacation home loans? Lastly, is rental arbitrage legal and doesn't it open up a can of worms with the landlord and the HOA and aren't HOAs not allowing Airbnb?

I’m curious, do y’all purchase properties that have city water and sewer, or do you purchase property with its own well, and septic system?
All of our JT properties are on septic, but have city water.
@@TheRealEstateRobinsons we have been looking at properties in the Smokies, but prices are just getting higher and numbers don’t add up, especially when figuring vacancy. Have y’all noticed an increase in rents to correspond with the increased home prices? Or is this impossible with all the other competitors in the area?
How many vacation loans can one person have?
Shoot that question to your preferred lender. They’ll have different guidelines depending on whether or not they’re more portfolio based lenders, or if they’re selling to Fannie/Freddie
