    Last but not least french laws usually protect the tenant in case of litigation with the landlord.

      Very true. It typically takes at least a year to evict a tenant who stopped paying rent.

      Thank you Alex. It’s definitely a healthier economy and market. But I would be wary of entering a market that is seeing bidding wars in the midst of interest rate rises. Something doesn’t add up. But I haven’t been, so I will definitely not make content on it until I actually spend time there.

    I love Paris - or loved it back 20 years when I lived there. Government was insanely tyrannical over Covid, would never go back.

    Please do something for Greece. It is still affordable and with good quality of life, climate, food, sea etc. Good to retire to.

    Do you think its best to hold off on investments in Europe for the time being? You seem to be leaning Latin America for now. Just curious, considering investing an apartment in the next 12-18 months. Medium risk. Looking at Eastern Europe but the issues with Russia had made a lot of what I had been looking at, more "expensive".

      Where Russians are still able to invest prices have gone up, in other Eastern/Central European cities where Russians cannot invest anymore prices are going down.

    That’s not bad at all. In china it takes 30-50 yrs of your salary to get a 60m2 apt. That’s if u don’t eat and drink. 😅

      @@TheWanderingInvestor Yeah that looked like a good deal I remember thinking that when I watched the video. It would need a place where it can be done many times over so I could own many doors so it would be worth it. If I remember correctly that was 10 doors for $50 k each. If it was more like 100 doors it would have sparked my interest a bit more. I was very surprised with the population growth

    Very solid analysis. I run a buyers agency in Paris and we always tell clients to not to expect cashflow. Paris is a long term trophy investment with a finite supply. This said, with mid term/corporate rentals (not subject to rent controls) people can hit 3% net of costs and taxes.

    Auckland, New Zealand was 14x median house price to median household income 12 months ago - today its 10x.

    Salut ladislas. je suis d'accord avec toi sur le fait que paris intra muros soit surcôté. Cependant, j'investis actuellement à la plaine saint denis, à 15 min du stade de france à pied dans un appartement à 4500 euros environ du m². c'est pour faire de la location saisonnière (300 euros par jour pour les jeux olympiques, 100 euros le reste du temps). Le quartier n'est pas super mais il est collé à paris et il changera dans les années à venir.
    Il existe donc encore des opportunités à paris
