    You're an inspiration Kevin. Seriously, you make time for your family, and Lauren. Showing that you can "Have it all" I'd love to see a video where you explain how you manage a work -life balance. You obviously work a ton, but you still include your family and seem to have a great relationship. Seems like most people value one or the other, I've had my share of not making time for an s.o. because I'm working all the time, how do you do it? Thanks for the videos and your course is awesome!

    My mother worked at a laundromat when we first arrived in the states 20 years ago, I spoke to her a few days ago about what businesses she’d like to open up if given the opportunity and she told me she’d love to open up a laundromat. Now its 4AM and I just got off a 14 hour shift at this meatpacking facility, and I suddenly come across this video. I loved the amount of information you guys provided in this video, can’t wait to talk to my mom about it in the morning. Thank you for the knowledge! God bless.

    Graduated highschool in 2009. Worked a dead end job for a few months and saved a bit of money. I went and bought a couple of those quarter vending machines. I would usually place them in break rooms or barbershops( parents would give the kid a quarter to sit in the waiting chair and shut up with the candy). After about 6 months I had built up a small route making about 150$ a month profit.. Started to look at soda and snack machines to expand.. Then had a falling out with the parents who decided I couldnt stay the agreed upon 2 years after graduation and I became homeless and lost it all.... Now i am married with two kids and while still working a dead end warehouse job I have felt the joy of counting the cash from a venture I started and still have the dream. Your videos have kept my inspiration alive. Thank you for your content.

      The day you turn 18, your parents can put all your stuff on the curb and tell you to get lost. You should have remembered that and let them win the argument instead of trying to be right. I grew up with someone like that, always wanted to be right and argue with his Dad, and 25+ years later, he is still a loser. Were you working additional jobs in addition to your $150 a month profit vending machines? You should have been.

      There's actually a business in my city that has this. They aren't all apart of the same business though. Th liquor store is attached to the gas station and the laundromat is located next door to the gas station.

      I think a laundromat with a coffee shop would be good. Shared seating. And people wait for laundry, so they might likely order a coffee.

    My family had a laundromat for several years. One thing about the “Out of order” sign was that Dad used to put a sign on working machines during the quiet months so that he could control what machines were used. It also meant that when the place got broken in to (which it would happen from time to time), not all the machines would be robbed (and broken) as the machines that were ‘out of order’ wouldn’t have coin collectors installed (this is before CCTVs were commonplace).
    Not sure if that’s the case here, but it worked for him.

      @@codycast The point is not that he took a loan, it's that he got the downpayment and capital to make improvements from a friend who invested as a partner. It's very difficult to find an investor to put up all the equity and to get the seller to hold the paper on the investment.

    OK, I own two laundromat. Passive income is BS. Keeping these machines clean, your storefront clean, keeping machines running, is not passive. I haul in 10x what this dude pulled in, but I will never in a million years call it passive. And get a coin scale. I can weigh $500 in quarters in 5 seconds. And the machines in this video are old & inefficient. The storefront could use a lot of cleaning also.

      he has a person clean the store front and he does the little maintenance he need to do himself or has his brothers company fix the machines... and he makes way more money on TH-cam with his coin counter than YOU do with your 5 second bucket ;-) he just made a video recently and I think it was somewhere around $30.000 from TH-cam counting his quarters... so do you think he has interest in changing to a "no fun bucket weight"?

He'll make money of youtube but you do that with anything that racks off views (say for examples I make a lemonade stand. And post it to youtube it get millions of views I'll be making money for thst stand but not from the actual stand itself.. I just don't see this guy's laundry mat being good

    I seriously hate apartments without their own laundry facilities, one of the most important things to me when I plan on renting a place to live in is that is has its own laundry.

      I hate apartment laundry rooms. They never have enough machines and youre always waiting for people to finish. There are way more machines at laundromats and theyre faster and more efficient and about a dollar or so cheaper.

    I have 3 laundromats, sold my single family houses (30). Never looked back. To this day I also have not paid one dollar for the laundromat. If you can fix the machines and are handy, best buisness ever. Great video!

      @@SergioB-MakingMillionaires I look for a run down business in a good to great location. Then I'm able to low ball offer. Laundromats are great because most dont keep track of income. Hard for them to show a income statement. Unlike this Ohio place my places pull in 3 to 5grand a week. I spent the first few years of my real estate career paying off properties. Then I use the paid places as collateral for the down stroke. Hence no money, I have a 1mil line of credit at bank. You can also refinance once fixed up pull you money back out, if you find Meet Kevin's wedge type property. I plan on posting some videos of my mats next week., I'll go more in detail. That why I love Meet Kevin he gives spot on advise. Some of this stuff took me years to learn. I really dislike the guru that misleading young people like you astray.

      @@LAC32Griffin I know it's crazy that why I got out of the little houses. How about in my next laundromat video I'll show my tax return for last year. Heck I spent around 65,000 last year in just utilities for the laundromats.
      Laundromats , carwashes , and mini storages are all dependent on the location. So that can effect profit greatly.

    My father inlaw had one and it was a huge mistake. It was in a small town and people trashed it all the time and the car wash bay was always left open and froze. Machines always broke down. The city tax was ridiculous and when he tried to sell it last year he couldn't even get 5k and it still had 3 other store fronts. So small town that is dying and everyone is worth less do not take the risk. It ate up so much of his time opening and closing, fixing everything, i helped alot too and it ate up money. Only thing it was good for was a tax write off

      I used to park on the street in downtown Manhattan often. Had various cars broken into several times. No picking going on. You could tell all they did was put a flat-head screw-driver in the key-hole and bang it good with a hammer.

      @@FlowtnWitWalden Yup down and dirty is quick and simple. My favorite was a spark plug. Watched my boss use it to get into a junker that was locked up. Of course if I did that I'd have a very pissed off customer. Honest truth is when I was working as a locksmith I'd would almost never pick a lock unless I had to. It's almost always quicker to bypass a lock. Got a call from a woman who locked herself out of her house once. Usually it's $95 to get in. Whoever built the house was a complete idiot, one of the worst jobs I've seen in door fitment. I slipped the latch in less than a second. She was shocked. Once I explained why I was able to get in so fast she had me go through the whole place and fix 4 exterior doors and 15 interior doors. Ain't nobody getting in there without either a key, picking pins, or destructive entry.

      @@richardcontinijr9661 Oddy enough some dude just butchered the laundry machines in my apartment building to get the coins. He got in........a young cop ran him down. Now he's in jail. Again. It's really easy to get into these things. He just pried them open with a small crowbar like they weren't even locked. Of course the machines need new drawers and locks now. Not cheap.

    When I started my career in accounting I worked for a CPA firm in Manhattan. One of our biggest clients was a guy that started with one coin-op laundromat, eventually worked his way up to a bunch of them, sold off that business and started a hugely successful hedge fund. (Obv this is the cliff notes version).

    My father owns a laundromat in California and there are some things that we have learned along the way. Look for a used laundromat that you can catch a deal on buying new is very expensive and the machines will have issues usually right as the warranty is up. Less is sometimes more, yes more machines will gross higher sales but the water and gas bills get expensive especially in CA "the use of dryers actually lose money", also the additional cost for maintenance for the repairs of more machines really adds up. Unless you yourself plan on being at the laundromat all the time you need an employee there constantly, crime and vandalism will get out of control if not. Also ourselves as well as other laundromats in the area have noticed decreased retention rate of customers, there could be a lot of factors, but I personally believe that people having the ability to buy used washers and dryers from online marketplaces for basically the price of what it costs to do laundry for a family for a month at a Laundromat. All in all trying to run a business like this in California is not easy, it has been a lot of sweat, pain, and tears and he has been making a small profit on a monthly basis, but his Business Loan will be paid off early next year and it will be well worth it.

    As a Laundromat owner/operator. I have to tell EVERYONE that a Laundromat is FAR from PASSIVE. There is a whole hell of a lot to running a laundromat than collecting the coins. Believe me!

    The laundromat I use to go to used cards for the machines. Deposit money in one machine and get rid of the time it takes to get all the quarters!

    I love that "screw it, let's just jump in" mentality. But it also terrifies me, even when i have the numbers that tell me, yea this makes sense. The hardest part is going to other people for help or hard money. I have a hard time asking someone to lend me $20 bucks, let alone $20k. I know I'll probably get it, but I feel like i don't deserve it.

    You dressed correctly; the weather in Ohio is usually that cold late December, January and February. November, October, and March and April are usually 40-50 for highs and 30-40 for low. It was just really cold for November. However it does snow sometimes in October and the latest I've seen is Memorial Day weekend in May. Those are once in a lifetime though.

    Come to the Pennsylvania/MD border. I own a trailer park, laundromat, 3 storage lots and 16 apartment buildings totalling 42 apartments. I'm 33 and I started this 8 years ago. I use to work at FedEx delivering packages for $466 a week. I purchased my first piece of land in 2011 and zoned it commercial and leased it out. I still own it today. It's leased by AC&T and they pay me $150,000 per month on a 50 year lease(they wanted a 99 year lease which is the maximum allowed in the state of Maryland).

    You guys sound as if you are really good landlords, I know because I've had slumlords who just want the money and don't care at all about the tenants. My husband was disabled and we couldn't get a lift next to the steps so that it was hard work getting him in and out on a regular basis. Thank you for understanding tenants problems.

      A lot has to do with the cost of utilities-water/sewer, electricity, and gas plus taxes. I have a laundromat and our water bill in our town basically doubled the base rate in about one year. I am in northeast Texas area.

    I know a lady who runs a laundromat in Los Angeles. Not as easy to run as the one in this video. This laundromat owner has multiple employees changing shifts every 4 hours and they have to be careful with folks always trying to come in and scam. Either way I love the hustle in this man work ethic. What impressed me was that he was willing to work with landlords to cut rents during the Great Recession to help tenants . At the end of the day tenants get a place to live and your mortgage keeps on getting paid a win-win situation.

      Its not 40k its 110k, 15k down payment 25k rehab and 70k financed from previous owners. If he pulls in 3k per month in profit it will take him 4 years to pay off the princable and another few years to pay off the interest. Its a 10 year investment....

      How much do you spend a month , 100 bucks.. does the place you live have washer and dryer hooks up, If so, scrape together a couple hundred bucks and buy a used set on market place. If it does not then search for another place that does and increase your rent by the amount you spend per month. You are better off saving money than spending tons of money over your life to a business that is in it to rip you off. Put it this way if you spend 1k per year washing clothes at a mat in 30 years you would have spent 30k in laundry or you could have saved the same amount about buy your own place.
      This also may work for a place with no hook ups... If you do not have hook ups then this is only 140 bucks off amazon....

    As a former owner of a vending business (arcade/pinball/soda/snack machines) I can tell you that's not a lot of coin there AND it's just the best part. The other parts of the job are hard work. Refilling product, fixing machines that break constantly, moving machines, etc... I had 47 machines on route at once. You can make money but it's not all gravy it's a job like any other job.

    In Canada you cannot kick out non-paying renters in the winter. If they work the system and the rules, they can live rent free for 6 months and the landlord ends up holding the bag.

      @@MeetKevin micro greens are simply a step beyond sprouts...you take lettuce and leafy green seeds, germinate them in shallow trays til they begin to develop some chlorophyll and leaves, then you sell them to markets & restaurants.
      They are rapidly grown and harvested within days, rather than a fully mature lettuce. You dont need soil and can grow in confined and vertical setups.
      I have a few of those videos on successful growers saved to watch later but i dont know 1st hand how well people usually do.

    I don't know. There didn't seem to be that many quarters in there when you have to factor in rent, electric, maintenance and equipment replacement, water bills, insurance, interest from the loans, taxes, etc. Even if you make a profit from this, it seems far from passive investment income.

    I was once on a team that was going to take apart a laundromat for a bank .People go to laundromats change the one they go to in a heartbeat. One month you're making money and then the next month you're not making anything. if your rent is reasonable tenants don't up and move every 10 days. But laundromat customers will.

    A dude at my Church bought a run down laundry mat ( one at a time I suppose ) in all four corners of our town. Slowly as the machines conked he replaced them with big machines that you can stuff full. That makes people think they are getting their money's worth. He has good drink and chip machines and comfy chairs and tv's for folks to watch too. He also has an atm type machine thing you can get a card that has "wash money" paying by debit, cash and or credit. We always have a few cents left making sure we come back to that place. We have our own washer and dryer at home ( thank God ) but for big once or twice a year things like cat barfed comforters and such ( lol ) we always go back to that one. One of the most important things that keeps us going back is that he has a man there making sure no one messes with anyone. That is very important to the women that come in there. Ya need to feel safe. I've seen him run out scroungy folks that were in there pestering folks for money or begging for soap. I'm just grateful for my inside laundry room I had to do it on a porch for 30 years.

    Also in a rental property in your laundry room I think it makes sense that if you do not supply a washing machine you have a drain in the floor so that if the tenants go out and buy a cheap rubbish machine that leaks everywhere you're not faced with hundreds of dollars to repair the soggy floor, its just unfortunate that it would cost you so much money to put in a floor like this, money you probably wouldn't want to spend in the sort of working class areas that have the best rental returns.

      Helping, Not really, More like ripping them off. The cost of doing laundry at a place like this will cost you well over 1k per year when you can buy a nice used set for way less than 300 bucks.
      The days of laundry mats are coming to a close. As prices of units are way cheaper.

      Even your dirt cheap trailer houses have hook ups from the 60s and 70s. Yet you say rentals do not include machines. Like I said you can get used units for pretty cheap. Even if you do not have hook ups there are a huge line of portable washers and dryers today. Dryers as low as 200 bucks and washers for as low as 100 bucks, I good set might run you 4 to 500 bucks for a small apartment.
      Making up excuses to pay a laundry mat and keep you poor is the only reason why people are still poor.
      Laundry mats are designed to profit from your inability to think smart, The same goes with those who shop at the dollar store.
      Get out of your bubble and do some damn research and see how much you can save buy investing a small amount in to your own washer and dryer. It only takes seeing the savings to make that leap to get a set.
