Good, honest and stern but personable, dependable PM, who lives on property for free and with also a fair monthly stipend, who does some nominal maintenance/repairs around community, who has weapons training from military and trained pit bull? Along with a couple security cams along area? That way. Someone gets a place to live, with a bit of salary, and who could also give back by keeping community and tenants in proper and safe working order, and due to saving enough by such living arrangements, that person can also grow by being able to invest extra $$$ into other RE, stocks, BC, bonds et al
Yeah, going to need some sort of security. Really what you need is a property manager that lives on site, collects rent and keeps an eye on the park. Preferably someone with a maintenance experience to do upkeep as well. They way it's done up in my area is that the person lives for free on site and get either a weekly or a salary. Well worth the investment.
Brandon, I love the mobile home park. I actually got a tingle. I get $600-$800 for mine. I know EXACTLY how to fix these mobiles. I would salivate over finding such a deal. We don't even spend $7000 to fix-up and I use 24 month zero financing at Home Depot so my fix-up supplies are paid out of rent cash flow. 1. New electrical pole and outside 200 amp disconnect for about $1000, new 200 amp load panel inside 2. Septic cost me $4000 and water meter $3000 but if you have city utilities that is best 3. Seal the roofs with a couple 5 gallon buckets 4. We always go right over the floors with 3/4 inch plywood and original Kilz then usually paint with Behr porch paint. So many people that rent from me have pets. We just repaint the floors on a tenant change and yes often the places look exactly like those. I would say typical. 5. Room by room got through through electrical. We put all new white switches, plugs, lights, whatever 6. Add new circuits for stove 6/3, hot water heater 10/2, dryer 10/3 as needed. We convert all to electric. Replace any handyman wiring. 7. Add GFI to countertop plugs and bathrooms 8. If walls need attention usually just new drywall and Kilz 9. We replace doors when possible with regular doors from Home Depot. That is usually the cheapest and easiest unless you have a mobile home source place that is cheap 10. Replace plumbing with Pex as needed with insulation, heat tape, and metal underpinning as needed. 11. We add a pressure treated ramp with double handrail and small front porch instead of stairs and usually add shingles to the ramp. 12. We started to add a back deck but found most could not care less so we just scrapped the idea. 13. I just do window units and space heaters which is bearable in Texas but would really like to install central HVAC to all 14. We occasionally add Vinyl plank to the bath and kitchens. Sounds like you got great carpet deal but we never had much luck. 15. I always replace toilets with chair height one piece toilets complete that run $149 at Home Depot. 16. Replace tub\shower combo and vanity as needed. 17. Paint and repair as needed 18. Kitchen cabinets can be tricky and expensive. If you want to be nice you can buy cheap if someone want to move saying you need to make money too. This way also you can enforce strict park standards an fine people that do not comply. People that essential are renting a space do not have regular tenant rights but they can't afford to move the home. The management is much less of a headache. The people actually like owning and just the lot rent is less. Of course as the park is full you can gradually raise rents to what the market can bear. I have seen parks even enforce porch and underpinning and color standards. Put out a monthly newsletter.

I live in Ohio, I can confirm he can do what he says for the price he says on those trailers. Habit for Humanity for example is just 1 of many organizations in Ohio that sells used and sometimes new cabinets, windows, doors and so much more to fix up house's, they'll even haggle on prices for stuff if you think is unreasonably priced.

You could definitely do it for 7 grand a trailer ... I bought a trailer for 1500 I had to redo all of the plumming witch was about 4-500 it already had a new water heater and furnace needed all new walls and flooring flooring was 2500 including subfloor and walls 1500 new door with frame 400 the roof and I charge 750 a month for rent for a 3 bedroom 2 bath and it only cost 6400 total but I did all the repairs
I would build a gated community around the outside immediately, get my security guard and camera and dogs. They start making it pretty. Once you have it full you can pull back on security I suppose.

This guy is a good man. My dad deals with very similar properties on a smaller scale and it really is a great social service he provides. Affordable housing tenants can be problematic but he gets great word of mouth, long term tenants and his tenants can afford to save up and buy a house of their own one day. He is also driven by the crappy places he experienced as a child.

My dad owned an apartment building in a bad area for many years and the tenants kept breaking stuff. There was this one single mom I remember who was broken up from her boyfriend but she took him back because he was stalking her. Her window ended up breaking somehow. She didn't pay for that, newsflash. "It's not my fault my boyfriend didn't do it either," ya, ok. He wouldn't stop coming in the building for her. She went back to him and left the apartment with her child. I always wonder what ever happened to her and her child. Everyone always fought and smoked everywhere. The child was obese and was fed nothing but junk. There was trash everywhere. She DESTROYED the appliances and the floor. The floor was so bad my dad had to pay for it meanwhile the lady should have. That lady is lucky my dad didn't call CPS on her. If I were not a kid back then I would have called CPS since we started seeing all this stuff. My dad always would call his tenants rats because most of them were very dirty and drinking, smoking, etc. They didn't care what they broke. It took so long to evict people because he needed to give them a warning before and he still didn't get all his rent money because they refused to pay because they couldn't afford it. Owning an apartment building is costly, dangerous dealing with drug addicts, alcoholics, people stuck in bad relationships, people not paying their rent, etc. I used to go with my dad to his apartment building and help him clean and he would always talk about how much he hated his tenants. I understand that tenants go through poverty but you need to pay your rent and at least talk to the landlord about when and how you can pay the rent eventually.
Your dad sounds like he was a slum lord. Had he spent more time cultivating good tenants instead of thinking of them as “rats”, he would have eventually had good tenants to fill the place. It’s kind of like broken window theory, but with neighbors.

It doesnt make sense why that would be bad. Most people only use the garage for storage anyway. And in Arizona, where it should be warm most of the year, I think it is even less useful if he is willing to trade storage/car storage, for more money and just park on the street/in the driveway. I would do the same. In fact, I lived in somebodies garage for 2 months.
My rule, buy put 5k to 10k in them, to fix them up, and sale, never ever rent, your just digging a money hole! Also never rent to anyone who has a FICO score below 700, they are less likely to pay their rent!
Problem is, most banks wont finance and most people dont have 15-20k cash....and why do all that work for a $5k profit when you can rent and make $6k every year for the next 20+ years? Middle solution is to own the lot, sell/ finance the trailer to someone..they own it so take care of it..you get the interest and payment for trailer plus lot rent..then if they stop paying or move out..you buy trailer for little to nothing and do it all over again
You really should do a follow-up in a year. Just to see how it turned out and talk about final numbers. I really am sceptical on those reno costs.

I purchased 40 mobile homes in Topeka for $8,000.. Total. I’ve already sold $290k worth of the homes and I’m only half way through the portfolio!

Here in Arizona you could make some good money with trailers, you know buy a acre of land plop a double wide down. Redo it and stucco the outside and you got a 200k house pretty easy.
SnLiner I'm not in Arizona. I want to buy up to 1 acre and add a double wide modular home. You have to pay for utilities, perc test, etc, what is estimate costs for those expensives?

An HOA is a homeowners association , which prob wldnt apply here because these are all rentals . trash need homes too . Its obvious you know little about investing in real estate because sometim es the trash receive govt checks which are paid on time every month , so tearing up a 2000 dollar shit hole trailer over 10 years is sometimes worth it . Judgemental arrogant trash wont make it in R.E. industry because u need to respect ppl and the needs of all . I wld suggest u try something a lil more simple .

I like Ohio. I own property about an hour from cbus. Cheap housing and most of the cities have nice burbs and areas. I’d say look into Columbus bc it’s one of the fastest growing cities in America.

You could definitely do it for 7 grand a trailer ... I bought a trailer for 1500 I had to redo all of the plumming witch was about 4-500 it already had a new water heater and furnace needed all new walls and flooring flooring was 2500 including subfloor and walls 1500 new door with frame 400 the roof and I charge 750 a month for rent for a 3 bedroom 2 bath and it only cost 6400 total but I did all the repairs

Nobody making 50% plus in their first year of real estate investment is doing anything that should be respected. Refurbishing junk trailers into barely livable "dwellings" to save a few shekels and then jacking up rents is just disgusting. There are civil rights laws against this shit in many cities for a reason.
This guy is a good man. My dad deals with very similar properties on a smaller scale and it really is a great social service he provides. Affordable housing tenants can be problematic but he gets great word of mouth, long term tenants and his tenants can afford to save up and buy a house of their own one day. He is also driven by the crappy places he experienced as a child.
It's kind of interesting to see Kevin shooting down investment Joy's ideas! I've had ideas people shoot down and sometimes they her the best of you and you give up, but investment joy just explains what he's doing and moves on. Something to be learned there. Don't worry about what others think.

Kevin forgot to put this in perspective: if you stockpile money at a Bank for example, you are lucky to get even 1% p.a. This Trailer Park will net the investor more than 12% p.a. even though he is only 50% owner.

My dad owned an apartment building in a bad area for many years and the tenants kept breaking stuff. There was this one single mom I remember who was broken up from her boyfriend but she took him back because he was stalking her. Her window ended up breaking somehow. She didn't pay for that, newsflash. "It's not my fault my boyfriend didn't do it either," ya, ok. He wouldn't stop coming in the building for her. She went back to him and left the apartment with her child. I always wonder what ever happened to her and her child. Everyone always fought and smoked everywhere. The child was obese and was fed nothing but junk. There was trash everywhere. She DESTROYED the appliances and the floor. The floor was so bad my dad had to pay for it meanwhile the lady should have. That lady is lucky my dad didn't call CPS on her. If I were not a kid back then I would have called CPS since we started seeing all this stuff.
My dad always would call his tenants rats because most of them were very dirty and drinking, smoking, etc. They didn't care what they broke. It took so long to evict people because he needed to give them a warning before and he still didn't get all his rent money because they refused to pay because they couldn't afford it.
Owning an apartment building is costly, dangerous dealing with drug addicts, alcoholics, people stuck in bad relationships, people not paying their rent, etc. I used to go with my dad to his apartment building and help him clean and he would always talk about how much he hated his tenants. I understand that tenants go through poverty but you need to pay your rent and at least talk to the landlord about when and how you can pay the rent eventually.
Your dad sounds like he was a slum lord. Had he spent more time cultivating good tenants instead of thinking of them as “rats”, he would have eventually had good tenants to fill the place. It’s kind of like broken window theory, but with neighbors.

Hey Kevin, my dad wants to remove his garage in a 1700 sqft home to add an extra 300/500 sqft by turning it into a bedroom I think it’s a horrible idea what do you think? Phoenix Az.
It doesnt make sense why that would be bad. Most people only use the garage for storage anyway. And in Arizona, where it should be warm most of the year, I think it is even less useful if he is willing to trade storage/car storage, for more money and just park on the street/in the driveway.
I would do the same. In fact, I lived in somebodies garage for 2 months.
Simple math.... garage value @75/sf, living space value @ $150/sf

My rule, buy put 5k to 10k in them, to fix them up, and sale, never ever rent, your just digging a money hole!
Also never rent to anyone who has a FICO score below 700, they are less likely to pay their rent!
Problem is, most banks wont finance and most people dont have 15-20k cash....and why do all that work for a $5k profit when you can rent and make $6k every year for the next 20+ years? Middle solution is to own the lot, sell/ finance the trailer to someone..they own it so take care of it..you get the interest and payment for trailer plus lot rent..then if they stop paying or move out..you buy trailer for little to nothing and do it all over again
