    Thanks for the helpful tips. How would a person skip the tax lien step & act as a tax deed buyer? And how does the tax deed auction work? Im in sarasota & would like to learn more about this process myself :)

      Hey Janel! In Florida, they have both types of sales. We'd recommend calling the county and asking when the next tax lien sale is, and when the next tax deed sale, and get a feel for it!

    What are pros and cons off county withheld liens(from the county that nobody bought )?

      pros: you can buy them quickly and you don't need to go to an auction!
      cons: They are usually picked through good, so you'll need to do some serious digging to find teh quality ones!

    So to make sure understood you correctly it's illegal to contact the current homeowner and make them a offer that you'll pay the owed taxes on the property in exchange for a quit deed title? I'm interested in investing in FL soon. Thanks

      awesome question! We actually do this in Texas, and get properties before the tax sale, but it is a bit of a more advanced strategy. It's not illegal, but you have to make sure you have the right paperwork.
      (That being said, it's always good to check the county your investing in to make sure it IS aligned with their laws, as every county is different!)

    Need advice, bought a condo in Palm Beach county through foreclosure auction, HOA foreclosure, didn't realized the condo had a mortgage by the previous owner.
    Now the Mortgage company has filed Lis Pendens against any one with interests in the property, anything I can do????? Hurry please.

    i watched a couple of your videos. how do you check that everyone is or isnt informed, ie bank. is there any other checks to make sure you have a deed free and clear of any other issues?

      Great Question Richard! We do a title search for all our properties. Sometimes we use a title search company (gettitlesearches.com in Houston) and often we do it ourselves, but it's quite the process!

      ok. ty for the reply! another question. i use an online auction site that does all of hernando county fl tax auctions and i was watching a property and it got "redeemed" does that mean the person who paid the taxes took ownership of the property?

      Richard sounds like they came back and paid the taxes for the property which means the owners of the property paid the taxes. If it was the owner just means they keep the property. If it was redeemed by a lien holder it still has to go through what is called a redemption period I believe in FL it is 2 years redemption period. If a lien holder owns a certificate they can foreclose after the redemption period is up. Then they can get the property after they apply for the deed to the property.

    So what happens if you get a Florida Tax Lien at an auction and the property owner doesn't want to pay the taxes, then it goes to a deed auction and nobody wants it because something is wrong with the property, how do you get your money back?

    What happens if I buy a tax certificate and the owner doesn't redeem and a second tax year arrives? Do I pay for tax for another year? What if someone else pays tax of other year? Can there be several certificate holders on one property?

      Here is what I found on taxlieninvestingtips.com/2010/02/24/after-you-purchase-a-tax-lien/
      "Most states do allow you to pay the subsequent taxes, and it is in your best interest to do so because it gets added to your lien and you receive interest on your subs. Some states will give you the maximum interest rate on the subsequent taxes paid. Others will only give you the interest that was bid at the sale, but still it is a way to add to your lien, and control the property so that it does not go into next year’s tax sale."

    Won't taxes continue to accrue after you've bought/won a tax lien? If so, does that mean you have to buy a tax lien on a property every year? Or, just pay the property taxes yourself?

      They will until they get foreclosed on, so you've got to make sure you know how to check title to see how much is left

    HI guys, I am a new investor and trying to gey my feet wet. I live in Montana and we are looking to get a tax deed in Florida but all we see is vacant land which from my understanding is hard to flip. Where do I see properties with homes on them? Also it sounds like I cannot purchase the deed and own the property. Am I reading that correctly?

      Hey Eric! lots of questions in there. Let me try to explain it quickly... (But feel free to give us a call at any point or email us. We're happy to help!)
      1. Vacant land in a good location is definitely flippable, you just need to learn how! It's got to be somewhere where someone wants it, and for a good price.
      2. If you get the tax sale list, it should have properties of all sorts on it... If there's no homes, then try to find a county sale and list that has some homes on it... usually it will take some time to find those, but they are out there :)
      3. florida is a little different where there are lien sales and deed sales. After a deed sale you own the house (but need to get clear title), but if you buy the lien, you have to apply for it to go to a tax deed sale, and then you have to bid on it again...
      It's a little complicated, but not too bad once you get your head around it. I hope that helps!

    Hey . I have a question does Florida law require the bidder for a tax deed to be a Florida resident ? I currently live in GA but I rather buy tax deeds in Florida because there no 1 year waiting time.

      Hey Evance! nope! But they will probably need some personal info, so make sure you have that handy, and make sure you check and see what you need BEFORE you go to the sale :)

    why would you waste your money on over the counter crap. this is the properties no one else wanted. you will more than likely not get paid at all. so stupid. These properties are owned by the county because they already went to auction and no one bidder on them. So lets say you buy that property and then no one redeems it. Guess what is going to happen. Your not going to get your 18% your going to get a worthless lien. In fact if you send the lien to deed sale. NO one will bid on it. You guys are giving bad advice

      Hey Bryce! We appreciate your Viewpoint. If you've gone through any of our trainings, and watched any other videos, we suggest looking at Over The Counter properties, but HIGHLY warn against just buying them in bulk - You CAN find really good properties over the counter but they are few and far between AKA the ones that slip through the cracks, and we mention this a lot in our videos.
      You're 100% right in buying a lien that won't redeem and it being worthless, that's why we do REALLY EXTENSIVE property research to find the good ones at tax sales.
      But for someone starting out, taking that extra time to find the gold properties in the dirt can help the learning process A LOT, even though they are more rare.
      We hope that clears up any confusion (And We definitely don't recommend buying crappy Tax lien Properties, Unless you are in the business of fixing and holding or fixing and flipping)

      Best information ever, Clair and precisel...I live in Florida and I'm trying to educate myself as much as possible because I would like to buy tax lien/ deeds. I will subscribe...
