    I was once a Home Owner and had Income Property I helped out a Friend who I thought was a friend but really wasn't with a Loan dealing with real estate and lost a lot because of it. The information I learned today could have saved me my Properties.

      This type of eviction(as are most evictions) is state specific so he may have skipped it for this reason.

    This video has saved me from a disaster before me getting my self into a disaster! I planning to buy an auctioned fourplex worth 800,000 and priced at 500,000 and knowing none of the rules. I guess the lesson I learned is it is better to be patience and reduce risk rather than rush into a deal without knowing the rules.

    Well I had my eye on a property and I did some digging found out that the house was sold about 10 years ago and it was never resold it's not up for auction it's not behind on any taxes yet the property is empty what else can I do to get more information on this? place cuz I really want to purchase it possibly personally for me or just an investment property I don't know yet.

      Sometimes you have to be creative and be your own detective. I wanted to purchase a lot adjacent to my property. First place I looked up was the property tax office(on line). It gave me the name and address of the current owners. I sent a certified letter to the address listed on the tax records, notifying the current owners of my intent, but the letter came back undeliverable. My next stop was the good ole Facebook. I looked up the owners (more like trolled) and learned that they live outside the US and owned a business. Since their Facebook was set to private I wasn't able to contact them that way. I successfully contacted the lot owners via their email address listed on their business website. The rest is history.
      Think outside the box. You'd be surprised how much of a foot print we leave all over the world wide web and social media.....kinda scary if you really think about it😳

    man this is great. i have bought around 300 properties at foreclosure auctions over the past 12 years. i have learned some very expensive lessons. while there are a lot more pitfalls and details, this is a good primer. and when i get outbid, it just means that somebody was willing to pay too much. good to keep that in mind.

      @@bloodcuz6199 you can find property or deals for others. A broker essentially, but not needing to be licensed. You flip the paper. Find buyers, then find property. If you have legitimate letters of intent and signed contracts, you can get funding privately or through lending institutions. You're just collecting a finders fee. That's the no skin in the game way to get started. Plenty of other videos about this. Kris Krohn shows you this and other ways to buy and hold it with no $ down as well. Good luck and have fun!!

    I’ve been under contract for 18 months on a property where probate wasn’t filed however the attorney is handling it. The reason I have hung on for so long is the equitable position. I’m contracted at $40k and it was previously listed for $625k. I’m plan to hold and leave it out for income for now.

    It's been my experience that banks never loss money...they bid the house up because they have mortgage insurance. They file a mortgage insurance claim then sell the house 12 months later...double dipping.

    my goodness this was some great information. you see im the home owner and me and my wife are going thru a divorce. im a college grad so i dipped my toes in finance and real estate and was held in contempt during the case but they let me out and i still had the house. weeve been back to court 3 times for the house and i felt it that they were going to hold me in contempt again. so the secret warrents didnt stick and then i found the sec file number and started to fallow the story. i found out everything they did and the video game company they made and all the investers doing there 7 hour thing on me.. ive been going pro se this whole time and from man to man father to tather if you have a kid.. well i havent seen my baby girl in since october and its april already and with the prejudgment intrest my wife got i cant see my baby because they where expecting to lock me up . well they put it on the paperwork and passed it as valid because i didnt show up to the hold me in contempt at 4pm court hearing yea right who goes to court at 4pm and they have only what the minicple advisers told them under the table and made there judgement, now im free but in jail because i cant see my baby. what you investers dont understand is you get a surety and the guys job is to make sure im doing what im not suppose to be doing. yea its my choice i dont have to but hey your kids no where in site so its like a vacation you just lost your job because the first contempt so what the heck indulge a little they are your friends they care about you . yall are commiting crimes together doing favors for eachother the whole 9 yards of a freindship turns out hes the bond guy who your wife hired to get you out of the house. wait a minute its the new property owner getting the warrent. he buys it for cheap because my ex wife sold something that wasnt all hers. just recently the title company changed and when i asked how long they owned the title she took a while to say "that info you can just log in and find it online.. well i was ORDERED to sell the house in 30 but that was a year ago. now all of a sudden the 2nd realtor the court had to give us because the first guy quit. (what can i say im no pushover and i love my daughter so this aint no game to me) man they got my mom involved and everyone is listening to what the bond municpal informants said about me. but they need to realize they had to entrap me or otherwise i would not have been doing what they said i was. if i had my baby in my life i would not have been doing what they said i was. i was saying no and they were saying yes bacause thats what they were hired to do. now that i doged one bullet somebody still has my house and wants me out but i know i can proove they shouldnt have my house and possibly live in it for the rest of my life and give it to my daughter for free!! now that my wife has sold it illegaly. i need to prove it can you help my man. atleats email me and ill tell you the video game tag. very interesting to say the least.. reperez40 at yahoo cokm 2102698252 text are ok.. please i need your help. im trying to use the house as leverage so she can let me see my daughter. because the judgement was totally unfair. i cant loose my house and not be able to see my daughter!!

    Bookmarked, great overview with lots of info without the fluff. I'm tired of the You Tubes with 45 seconds of fancy intro graphics and music (do they get paid more for that?). You properly mentioned importance of due diligence, but only briefly mentioned HOA. I'm just looking into this, but I'm going to stay away from those creeps - I'd rather the risk of a mold infested, roof wasted, crack house, than some HOA Nazis telling me I'm not allowed to paint, repair, modify, plant flowers..they are scumbags.

    Hi Phil thanks for the video, and I appreciate all the knowledge you pass on through to all of your viewers. So I want to purchase a property thru a tax deed sale, I see how you and everyone on the internet advise to get a title search on the property. The problem is that the property goes to auction the 4.19.17 which is 2 days from now, and all title companies seem to take 3-4 business to get you results. What would you advise for someone in my situation (btw this will be my first auction sale)?

    I have a question about the actual auction...I am working with an investor who wants me to go to the auctions and bid on his behalf and then he would provide the money for the property. Can that be done or do I have to have the money in hand? Thanks.

      It depends on the county. Some counties require the cash within 1 hour of winning the auction. Others give you 12 - 24 hours.

    Caution: This is not a sale of real property. It is a lien for the amount of delinquent taxes plus interest and other fees. Contact with property owners initiated by certificate owners to encourage payment at any time is not recommended. Contact or behavior of a certificate holder deemed unfair or deceptive may result in criminal prosecution.
    An "Action to Foreclose" filed in the Superior Court three years from the sale date is the only method to compel payment.

    I was just browsing through a couple of the popular listing sites today and saw a bunch of foreclosures in my general area. Houses and townhouses with starting bids of under 5k, most for around 1k-3k. Is this normal? I have zero real estate knowledge so I saw these prices and was shocked. They said they are foreclosures and up for auction but no other info was listed other than attorney office addresses and phone numbers. Can you get properties for this low? Do you contact these offices for info about the properties? Sorry for the stupid questions but I'm really interested if I can get properties for this low.

    Great video! I have a question: I have 20 properties that go to auction 2 days from now that I might be interested in. I already deposited 5% with the county and I am ready to bid.
    1) Do I really do a title search for all 20 properties? Isn't that a waste of money? Is there a better more efficient way of doing a title search that doesn't cost me 100 bucks per property that I might not even win?
    2) One of the properties judgement amount is $2,100. A quick search revealed the property is worth $270,000. How is that possible? Is there a debt that makes the price go down like that? What's the catch? Will they have an inside bidder that will raise the amount to close to 270k? Is that legal? In that case, why do they put the starting bid so low?

      (1) If you are 100% confident that the title searches you do yourself are as good or better than a professional title researcher; then that's one way to save a few bucks.
      (2) That might be a second or third mortgage that is foreclosing rather than a first mortgage.

    I got a quick question. I found a foreclosed home going to auction. The opening bid is one tenth of its appraisal value and this house has gone to auction 2 times before and bought back by the owner. Should I even put my time into going to the auction if the owner keeps finding ways to buy it back?

    Many times I will knock on the neighbors door introduce myself and ask a lot of questions...Neighbors are a wealth of information.
    I also go the city building dept and request permits in the last 5 years...hot water tanks, HVAC system, additions, roofs,,, helps understand the age and condition.

      Get the Right of Redemption from the borrower prior to the auction by getting them to Quitclaim their rights to you.

    Our county tax deed sales are “free and clear”… From everything I can see ALL liens, mortgages, judgements and taxes are nullified at purchase. Is there something else I should be looking for. It seems a little too good to be true, but I don’t know what else to look for.

    15:25 don't think you can just let it go back for taxes again. Most tax sales have a rule that you can't bid on anything for life if you ever let a single property go back at any time.

    I have purchased and rehabbed 10 houses and have bid on Hubzu three times but never won. Then I see the same houses that someone else "won" that still show up as foreclosures. So they never really sold. Just were bid up by someone. Also, looking at houses on Auction.com and I am concerned about hidden liens. I use a well know title company to check the title but they warned me about hidden liens that don't show up on their search. Also say a lien could be slapped on a title right before it goes to auction.

    Hey Phil, Love your videos. You mention in this video that you need to do a title search for each property you intend to bid on. In my county there can be as many as 1200 parcels up for tax lien auction. I usually narrow it down to under 30 just before the sale. I checked on the price of a title search and it didn't make sense to spend all that money and it also was not a fast turn around for the title search. I usually do this for 4 or 5 of the surrounding counties and a title search would become quite involved. Is it really realistic to get a title search for all these properties even when around 80 of the tax liens redeem? I'm in Indiana. Thanks.

      Yes. But you may want to either hire the title researcher directly (rather than going through a title company middle man) or hire an assistant and train that person to do the title research for you.

    There is a foreclosure in my area that I'm interested in (70461). $79900 is owed on it + it needs light repairs could run around $15k max. The value of the home is between $133k-$140k (which is too close to the asking price). I will have to put a septic tank in (which is $2k & was added to repair cost) I Iike the house but I'm annoyed because the lender won't negotiate price. Its a double & can rent for $825 per unit.     Phil or anyother person reading this, there is a property scheduled for auction here at the county auction, I see the property everyday since its in a subdivision where my friend lives. This property is worth between 160k-185k I know our company can make a decent profit since we think we can get the property for 100k or less and have room for some cosmetic work 20k or less, we live in a small town where competition is less. But problem comes they need cash only same day just like some other auction. Do you know any kind of loans out there that can fund a situation like this?
    This property is scheduled to be auctioned in two weeks from today but the home owner still lives there for am guessing the inside isn't too bad the outside needs cleaning and paint but not necessary just depending on the rehab budget.

    Hello, thank u so much for the youtube channels to educate us. I have some questions if u don't mind replying back to me! My husband bought a foreclose house back in 2012. My name is not on the house but I do live in it. I have 3 kids with him and still legally married to him. In 2013 he left me pregnant with the 3rd child, got 80,000.00 equity loan from B.O.A and moved period to our native country Morocco. I been paying the monthly loan since I receive the 1st bill from B.O.A. and that's how I knew he screwed us. I stopped paying back in 2018 because I was told there is no way I can get the house even I'm still legally married to him and I live in it. His unpaid CC put a lien on the house and I have a child support lien for over than 100,000.00 againt the same house. Is there is anyway I can foreclose on the house and buy it cash. The house is worth 160,000 and the owed balance from the bank is only 70,000. please do ur best to find me any good advice or solution, I really want to keep the house for my kids.     Love these sales but do your homework. In Texas if they redeem they have to pay you 25% over your purchase price. Had this happen twice. Now own 5,700 acres. I don't do homes. Best deal was 2 acres at $10K, sold it in 2 years for over $400K. Generally, on the tax sales here they have 6 months to redeem so if you win keep your mouth shut until this period is over. A lot of these that go to sale are some secretary, absent minded out of townowner, or inheritance beneficiary forgot to pay taxes so say nothing (even if they continue mowing-not your fault, someone was going to buy it if you didn't). Another tip that works for me is don't be timid, bid first, throws a lot of the others off and you might not get any counter bids. Because once they start bidding they feel like they need to win, or at least push it up some to look respectable.

    Hey Phil your a rich guy and I’m a poor guy and I’m trying to figure out how to get rich and be like you. I hoping to do this by buying my first home with cash. Either one that’s already built or build my first home from the ground up. I absolutely HATE the idea of going through a BANK! I currently am working 90 hours a week as a local truck driver, salary of $90K a year and saving 50% of what I earn living on a beans and rice budget. I’m hoping I can save $150,000 after three years to buy a foreclosed home for around $20K in the Dayton Ohio area, fix it up and then live in it. IS THIS A BAD IDEA?       You'll need to use other people's money (in some way) to get rich from real estate. If you want to pay cash for a home in Dayton, OH for $15,000 and live in it; that's fine. But if you want to make some real money from real estate, you'll need to learn all the ways to apply creative real estate investing techniques to the buying and selling of real estate.       Hey Aziz. I wonder about that kind of question all the time too. I live in southern China, and the situation is exactly the same here. The rate of economic growth is so fast (the US has never experienced anything like it) that you have to act REALLY fast to get a property. I bought a property last year with my wife, and we put our deposit just ONE MINUTE before another couple put down theirs with another agent. The two agents got into a huge fight after that! Then the price of the apartments in that complex doubled in less than one year and are still going up (though not so fast now)!
      Unfortunately, I think this kind of 'investing' really isn't investing at all. It's speculation, which is entirely different actually. An investment is something that consistently puts money in your pocket. Speculating means buying an asset and 'hoping' that it appreciates in value--because that's the only way you can make money on it if there's not a positive cashflow. You'd be in the same case as me if you bought an unfinished apartment--you'll have to pay the mortgage payments yourself (if you don't pay all cash) and hope that the property goes up in value.
      When you speculate, you have to consider factors that can't really be quantified through accounting. You have to play the market. In my case, we got lucky because I did a LOT of studying about the geography of the area before buying, so, as long as there isn't a credit crisis or war or something, the area SHOULD continue developing. In fact, the rent there is increasing very fast too because of the population increase, so I should be able to get a positive cashflow soon. But it has been a very scary couple of years because I like to invest, not speculate, but there just aren't many low-risk options in any capital market in China that you can get any kind of reliable ROI. It's so scary because when you speculate, you will almost certainly make a bad bet at some point.
      Unfortunately, a lot of developing markets share this characteristic. The United States is famous for its ultra-stability, so there are many more options for reliable cashflow. Most other markets around the world are much higher-risk and you just have to play the game or stay home.

      I totally agree with you here. Investment is not bad, it is the speculation which is unethical. I drives the price too high for an ordinary person to afford their first home. Everywhere in the world the greedy speculators artificially increase the price by buying and selling. Real estate investors get a bad name from such speculators. It is okay to buy a property and hold for a couple of years and then sell.

      I have been burned one time by Auction.com. They auctioned a house to me that had been sold/transfered only two days before. Granted it was the trustee that approved the sale, but it was on auction.com. I didn't lose any money as I got a refund but I could have made good money on the property.

    Calculate Judgement amount plus auction fees and any subordinate liens that will get passed onto you when bidding If superior lien is foreclosing subordinate liens may not survive on the property but they still exist and you will have to satisfy them for a clean title if you want to sell in future or don't want them foreclosing on you. Thats my understanding. Perhaps someone could shed some light :)

    My problem is that I miss my deadlines all of my dad lines is long overdue and I didn't mean to but I didn't understand cuz I was knew about it I was supposed to do my 137b six months after the sell I had 6 months well in my case I did it in October and now it's going on in the Mets and see I done missed my 6 months mark and I didn't mean to but now I'm at the mercy of the court I guess so what can I do what can I do to turn it around can I go and ask the judge to reconsider and make it petition at the court to see if they won't override it or can I go to my state capital and see and see if I can do anything about it at the courthouse in my I'm in Indiana and you know the capital of Indiana could I go to the Capitol and to the capital auditor and treasure treasure and can they do it can they override my County and can they pass it through Andre can I at least get my money back

      Talk to an attorney that represents investors that buy properties at auction. Not all liens magically go away from a foreclosure sale.
