    Great content.
    I am in the process of learning the ins and outs of tax deeds . Common sense is to look first at what you want to buy . I won't be making any potential purchases without looking at the homes first . That's a no brainer .

    Bought a house property under Tax Deed auction for 5k. Was a bidding war. Decided to hire people to clean it out. Copper was then stolen out the walls. Place got demolished inside. Contractor then scammed me (Florida) Hired a lawyer and lost more money. Fired the contractor. Another contractor wanted a fortune for the work. Ended up selling it and lost $5k in the end. Also county was always threatening me with ordinance fines.

      Tough story. I'm a GC and hear similar stories throughout the country. It is unfortunate but it happens often.
      I'm trying to get into tax deed properties now and hope I don't get burned myself.

      Never put copper in a rental or flip house. CPVC is is the way to go. Not to mention you can install it yourself, and not need a plumber. Nobody ever steals CPVC pipe.

    Caution: This is not a sale of real property. It is a lien for the amount of delinquent taxes plus interest and other fees. Contact with property owners initiated by certificate owners to encourage payment at any time is not recommended. Contact or behavior of a certificate holder deemed unfair or deceptive may result in criminal prosecution.
    An "Action to Foreclose" filed in the Superior Court three years from the sale date is the only method to compel payment.

    The easiest way to practice your due dilligence on out of state improved ,or unimproved real property. Is to call the neighbor tell them your Jimmy from UPS and you have a package with a torn shipping label for ........(OLD PROPERTY OWNER ON main street) Are you the neighbor ? Is (MARY SMITH old owner ) still there? Theyll tell you anything you want to know. " WHAT HAPPENED TO Mary Smith? SHES DEAD? Is her drunk son living in it? Is he taking care of it? Been doing this 22 years.

    Let's say you find a diamond in the rough on a property that's found itself on the repository list. It's free and clear with the exception of needing to pay this year's taxes. All lien holders have been notified BUT the owner has skipped town and every piece of mail addressed to owner (ea. sent to a different part of the country, mind you) has been returned. Could one put in a bid for the property and acquire it via quiet title deed/attorney? Am I missing something?

      Yeah, you're missing that the person still owns the house & the only legal person who can deed you a house is the owner, the treasurer or the bank/lien holder.

    curious (foreclosure auction courthouse step) first mortgage holder receives all the money from the foreclosure auction. If the auction doesn't bring enough money to pay off the first mortgage, the second mortgage doesn't receive any payment and the loan is wiped clean from title.

      They often do, but if they trust you, (and that's a big trust after years of working together) they know you've got good deals!

      Like he said, they'll get on Google Earth and look at last years aerial view the property they're bidding on. I went on Google and found a nice street view of a house 500 miles away I was going to bid on. Then I got the aerial and saw that it had no roof. Hurricane Michael at take it off.

    If the lien is 5k but I pay 10k at auction and the owner redeems. Do I get 10k back or only 5k that they actually owe?

      It depends on the state the auction is held in. In South Carolina where I live, if a redemption occurs, you get your money back plus interest up to the starting bid amount. The interest is paid at 3% if redeemed in the first 3 months, 6% for months 4,5,6, 9% for months 7,8,9 and 12% for monts 10,11,12. So, if the owner redeems 7 months after the sale, you would get your 10k USD back plus 9% of this value, or 900 USD. Thus, you would get a check from the county treasurer for $10,900

      Hi! One major concern is title issues; the land may have liens or other encumbrances that aren't cleared up by the sale. Also, you might not always get a chance to inspect the property beforehand, which could lead to unexpected problems like environmental issues or structural damages. The competitive nature of auctions can also sometimes lead to overbidding, where you might end up paying more than the land is worth. Additionally, in some jurisdictions, the original owner might have redemption rights, allowing them to reclaim the property by paying off their debts within a certain period after the sale.       Hey Chad, those are important things to watch out for as well. We do title searches on all the properties we buy. there's only so much to explain in one video though :) Secondary liens are good to know. In theory they should get wiped out at the sale, but we always make sure the lien holders have been properly notified, that way we can be certain that the liens won't stick after the tax sale

    What if we are too far from the house, is there some other option to check it? Also what happens if owners of the house owe some money but nobody wants to buy tax lien certificate of their home?

      Yeah you can google earth it, or hire someone to go check it out. And yeah if no one wants in then you're in a rough place, but tha'ts why we only buy on properties that are sellable

      @@petar5688 Very often, those people have already moved on, died, etc. There is usually a reason they are not paying the taxes or having liens placed on the property. If there are tenants or the original owners are still in the home, then it depends if you have a deed or a tax lien. The owner of the deed may be able to take possession of the property right away, or after a redemption period and can work out a deal to allow the tenants or original owners to stay or legally evict them. If you only have a tax lien, then you don't own the property until the redemption period is up and you file for the deed. In most cases, if the original owners are still occupying the property it is simply because of financial problems and they usually come up with a way to pay off the lien so you never take ownership of the property. Again, it varies on the legal structure of the deed or lien and by location.

    So you can buy a tax lien and sell the land on the property if the house is dilapidated? If you sell the land, you technically relinquish the tax lien right???

      A bit of a confusing question. If you own a tax lien, you do not own the property so you would not be able to sell the land. If you own a tax deed (or lien) and have passed all redemption periods, then you own it, or can file to have the deed transferred at least, so the lien no longer exists.

    Hey couple quick questions... where are you shooting the video?
    When you get up off the bench and start walking the scene behind you looks like beautiful country and a great neighborhood.
    Also, you mentioned looking at property in NY, so are you driving or flying to these properties from wherever your home base is? I assume if you're doing this as a business you can write off travel expenses?

      And yeah, we fly to the locations to buy tax deeds, and it is definitely a travel expense :) Just keep track of your receipts for when tax season comes along!

      You don't moniqua - generally you wouldn't need one unless you ran into some trouble with the property, which has never happened to us... You just need to make sure you do proper due diligence when you're looking at properties!

      sell it for a price that is worth it to someone who can afford to fix it or demolish it and quiet the title on the property.

      @Chris Hdz "Quiet the title" is basically a legal process of publicly notification of any lienholders to come forward. If none do, then the court will pronounce the title clear and title insurance can be obtained and/or the property can be sold with a clear title. It can be expensive and somewhat time consuming so it is often used as a last resort.

      If you bought it, definitely contact the property management company and let them know whats up. You might still be able to collect rent, if that's what you want. or you could give them cash for keys to get out, and hopefully get out without making a mess.

      Most of the time the properties are owned by county and free from liens and taxes. SOMETIMES

      More to it than just that. Very seldom can you really check out the property. 95% of the issues (and there are ALWAYS issues) are on the inside and you can almost never check out the inside. In most areas it is actually illegal to make contact with the original owner and also illegal to even go on the property, much less enter it. Going by and seeing any obvious problems is a great idea, but you can't see most issues. Remember, there is a reason they have not paid the mortgage, or the taxes, or whatever has gotten them to this point. You are just hoping that it is a financial problem that they couldn't overcome, but the person(s) living there (tenants or owners) were still taking care of the property.

      @@DustinHahnREI Honestly when I went to a Tax Deeds class last Saturday I was the only person there and nobody else showed up but the lady was very professional and has 30 years experience doing this. She bought all 4 of her kids homes. I'm from the Los Angeles area. The things she was teaching and telling me was way too crazy and sounded way too good to be true. But it was true. The amount of land she can get in Palm Desert and different areas like Big Bear or Kern River and ideas put Log Cabin kits up in Big Bear or Doc's at Kern River for people to rent from Airbnb was mind-blowing and not just that, stories of her children buying property in Orange County and Riverside at $70,000, waiting the 12-month period and then flipping it for $500,000 that is crazy!!! And this isn't just a one in a hundred very rare deal, this is a actual common thing that happens to experienced tax deed professionalinvestors. There is no reaaon why someone who does due diligence shouldn't be a millionaire in 10 or less years. And that's being realistic.

      Tough Question Audrey. Would you rather the banks come in and not give any cares about the homeowner and kick them out and not offer them any help? No matter what, people have to live with the decision they made. we can't turn back time, so either we step in, and help in the only way we can, or worse things happen. just some food for thought

      I owed 1500.00 in back taxes there is no bank involved. I injured myself couldn't work for 3 months was not able to get workman's comp because I am an on call employee I'm behind so it goes up for tax sale they paid 15,000. for my property. So then the interest​ skyrockets I got a year to pay for it the 1500. I was having trouble finding goes up to 3800. So..... How does all this help me?

      YOu can start with either! it's up to you. Generally tax liens are a smaller investment, but have a longer wait time to redeem or get your money back!

    I'm trying to get a tax deed and I'm having a heck of a Time I'm supposed to petition in the court ok for a for a tax deed to get the deed up to the property and filing it is the problem trying to get the legal plain sheet of paper to write out what I need to ride out on the paper and there there these dingbats up to the courthouse okay I'll tell you what I went through I went there on the 16th I've October to redeem it okay they said well you can't redeem it today you have to wait until tomorrow I waited and I went back up there next day okay what I ran into she says no it's not been redeemed okay so I decided to try to redeem it and she said for you can't redeem it here you have to go to the judge's office okay I went to the judge's office and you know what she turned around and she was said I don't know why she sent you back up here because you have to go to the county clerk okay I went to the county clerk and they told me what I'm telling you now I have to petition the court to get the deed to the house that's what I have to do okay what I did is get frustrated and now it's going to cost me $450 to hire a lawyer so they can get it done and the lawyer said I can still get it done and you say when what the problem is okay the problem is I don't like to be treated that way I went from one office to another and I really really would like to do all this by myself I would really would like to petition the court and have it all by myself and but I got to have all my facts and I do I got every receipt and every notice that I did and so cuz I already did everything that I need to do I can't get a piece of paper they won't give me the forms and I'm wanting to forms to fill out the petition the court are they won't do it and that's weird to me that's very weird I really believe the way that secretary did me I believe she had something sneaking in her heart she was being a sneak and now I believe that I won't be able to do it myself because after I left her office she tagged she talked her down at her tail down to the city clerk office and and when she sent me to the judge's secretary while the judge's secretary said there's nothing that they can do they can't accept any papers or anything so yeah so what I want to do I want to stop that I want to stop women acting that way secretaries does jerking people around I thought to myself I need to go in and talk to a congressman and let them know what's going

      Using resources such as zillow,redfin and any other house selling company or use satellite imagery or use a property manager while it is an interesting investment opportunity due diligence is key
