  • Massive HDB BTO flats - What Does it Mean for the HDB Resale and Private Condo Market?
    I will be talking about the impact of the massive HDB BTO flats in recent years and what it means for the rest of the market. Especially so if you are holding onto a resale HDB flat or a 99-year leasehold condominium.
    In the short term, will the massive HDB BTO flats hurt the market? Will it drive demand away from the resale market or even the new homes segment?
    What about in the longer term, when these HDB BTO flats obtain their MOP and can be resold in the resale market? What will these BTO owners be looking at with this newfound wealth?

      i was thinking on the simplygo issues. u know how LTA should just solve this issues. next time announced the first 100k people that download the app n change over with have $10 credit inside link to Singapore Pools betting app. can instantly buy 4D and TOTO straightaway. Yet teach ppl how to use them. cfm chop. no complain. only complain why only 100k people.....lol

      u havent go to punggol side near punggol marina. the flats there that face pasir gudang will blow u away....

    Do you think HDB is ever going to claw back the the land cost they subsidize from the profit of the sale? Is this an effective cooling measure?

      claw back? For new PLH flats there is a subsidy recovery like 7%, etc for them. for existing flats. no claw back as of now. cannot implement lah. GE coming. later lose another GRC how?

    Resale buyers have already earned their first few pots of gold. PAP always helps the poor to preserve their retirement assets. It's unlikely for PAP to rob the poor to make the rich richer.

      the riches pay more tax from income tax to ABSD to Property tax..

    u have totally missed out the HDB new Prime plus 10 yrs MOP rule kicks in 2nd half this year.
    your summary are incomplete at all. This feb bto is the last round of old rule. the OCT 2024 bto would fall under the new 10 years MOP if using bedok as an example coz the areas near mrt and matured market estate and fall under 10 years mop . So OCT bto for new applicants would have to wait for the 4.5 waiting period + 10 years mop rules , the supply would be shortage after the 2nd year of 2024 , for at least 15 years for prime and plus areas .That would induce the resales price of HDB for the said area to surge for sure.

      i only use the feb 2024 BTO just for illustration. there are many other BTO flats that are before this PLH ruliing. i cannot cover all ground in all my video. hope u understand.

      It wouldn't crash...slow decline is still acceptable. Likewise, spike is also not acceptable from govt context.

    Hope all Singaporean can vote PAP, WP are just waste of resources. WP dare not even want to be in power how to help Singaporean? WP cannot even united all opposition to form opposition alliance, how to united all Singaporean? Vote PAP or other opposition is the best. WP are just pretender 😂😂😂
