PG is based on asking rates...not based on transaction. u can try ask any landlord if their unit move as fast as before. The answer is a definite NO. A year ago. We can do back to back. Today, vacancy period of 1 to 2 months is norm.
You should also spend a bit of time to see how many listing today vs one month ago. Of course we are not able to go back in time but I have been tracking and I can tell you it’s 40k now vs 30k one month ago.
If the prices cool down, the govt is doing a good job and have increased its collection of taxes. Why on earth should the the govt relax rules so that you the property speculator can huat?
