a friend lost is not called a divorce.
now a "good" friend is worth quite a bit, idk if its even comparable to a wife since they can be better in some regards like being there frok childhood to even after death.
a friend can be like a brother/sister to you and an uncle/aunt after your death.
while the benefits of a wife are also enumerable. she sees you in a way a friend can be even moreso. which is kinda scary to me. you could put a front up with a friend and they can be categorized friends. like school friend, work friend, church friend and they stay within that box. but a wife will know all the quirks and nuances and ticks about you.
which could be a good thing is she helps you in your deficiencies or areas she could nit pick until you explode. (obviously I have the POV of a person with trust issues)

Dave seems to have forgotten that TIPS aren't conventional bonds. Treasury Inflation-Protected Securities, or TIPS, provide protection against inflation. The principal of a TIPS increases with inflation and decreases with deflation, as measured by the Consumer Price Index. When a TIPS matures, you are paid the adjusted principal or original principal, whichever is greater.
TIPS pay interest twice a year, at a fixed rate. The rate is applied to the adjusted principal; so, like the principal, interest payments rise with inflation and fall with deflation.

    • @simplyafederalist

The guys wife knows more about investments than Dave does. This just proves yet again Dave gives horrible investment advice outside of Real Estate. Although the guys friends are even dumber. Yay lets buy real estate which is way over valued, even more than in 2007. By cashing out an account that is graunteed to keep your moneys worth in high inflation. If anything the oppiste is what you should be doing. Sell all your rentals and use the money to buy TIPS. You are going to lose way more value in keeping rentals, than what you will have to pay in capital gains.

I know a very hardworking huge spender of a guy who in his sixties still runs after magic schemes, loosing itcall and believing in magic financial schemes again and again. Adviced by others or made up by himself. His family doesn't lend him any money ...anymore. His disabled ex spouse invested in a little real estate and could not work a full career so no 401K . But at the same age she still has her brick and mortar. It is a drag to her because of her state but the increased prices of real estate might bring in some retirement money after selling properties. But she'd 've loved to have had some stocks and bondsfund only! The guy would have lost less if he had had a portfolio of real estate and could have maintained properties instead he choose to be a moneygambler. So yes, Dave says wisely it depends on who you are .
