      That's all they care about, they are not even worried about tenant retention, much less employees. It's all just numbers on paper

    Also many techs are underpaid aswell
    Im 10 years in pool, hvac, electrical, certified and i feel like im paid alright but not enough.

      There’s not enough people to work, the work is burdensome as there are the picky people and the ones who call after hours. The people that get hired is some Joe smo hired off the streets. $25 an hour you can’t even live in on

      Thankfully I just left a property that was built in 86 and NOTHING was being updated or improved. The rents steadily went up and the management company was a complete joke.

      I think free housing to a qualified tech would make the job so much easier.i don't even want the pay raise ,that would be taxed .​@@richlikeg3722

    I do maintenance for military housing. And it's pretty fun oncall is up and down, but we get bonus every month.

    I can relate to a lot of this. I've been working at a large complex for about a year and we are always short staffed and there is a high turnover rate. Also like you mentioned it is hard to get approval for supplies. Residents expect the best, but corporate does not want to put the money in to meet those expectations.

      I hate that it got so difficult to get parts. It's manager's fault many times too. They want to get their bonuses and let the properties deteriorate. I think a bad manager will turn a "b" property into a "c" property I'm a few years.

    Everyone leaving to the trades. I’m going to HVAC school right now. As soon as I finish school , I’m leaving apt maintenance asap.

    I guess it depends on the type of maintenance work you do. Also more money is to be made doing one single trade (Elevators, HVAC, Plumbing, Electric)

    I'm still here brother. I took a year and 1/2 off and considered going to school for something entirely different but i started at a 88 unit property in SC few months ago. New investors, new owners, old apartments, old AC units. I'm a one man army here but for $25 hr I get decent support from a team at a neighboring property. Everything you described is still accurate though and I feel it the most when the break leases and turns come. Leasing managers just want to lease, residents expect more than what they come into and id love to meet that expectations but just can not. If I dont change careers entirely I may go deeper into HVAC. I think you were the one that said this is a Job not a career and I hate that I'm starting to come to grip with that as fact.
