@@GrantNavarre I need to talk with you. I want to build 5units. 3 are already demoed with framing. They started the brick wall up 8ft for 1 other unit. Will build another floor on top of it for another unit. I just don't know where to start 😁
Awesome! Just found your channel. I've been thinking about building an 8 plex for a long time now. I own a 4-plex and a Tri-plex but want something new that I know I won't have to worry about for many years to come. Really enjoy seeing you put numbers in the video. Helps a lot.
i very much appreciate how transparent you are with this stuff its amazing for people like me who are considering investing my time and money into such projects your amazing bro.
Great content as always Grant. It has been awesome watching you develop this property. I used to watch several different channels on TH-cam. Now I pretty much only watch you and Miriam Strauss. You two are providing the content that helps keep me motivated. Thank you!
5:12 Hmm...are you allowed to have socket outlet so close to the sink? Here in Ireland and Uk like the rest of Europe you need a min of 400mm space from sink, hob, cooker, etc... Water and electricity dont mix well!
I believe It’s called 203k. Bummer is they have a list of certified contractors. Hard to find availability when the market is hot. From what I’ve heard they don’t make as much money and the draw process is not fun for them.
This may be the most non-b.s. video I’ve ever seen on TH-cam! I’m not new to investing but I’m looking to start building multi family properties. This was great
Great video Grant. Question; do you know the approximate cost per square foot would be for a 4-6 unit 3 bed/2bath units in today's market? Wood frame two-story building. Thanks for your help
That’s awesome. I’m in eastern NC area and I’m looking to build some townhomes, approximately 30 units, 5 units per structure. I received a quote for 3.9M…seems way to high.
There are banks that will give you commercial 20 year mortgages and not balloon every 5 years typically they are fixed for 3,5,or 7 years and variable at NY prime+1% for the remainder of the years
Hey Grant, your videos have helped me A LOT, just wanted to thank you and also ask you, where is that project located, I would like to see it on google earth.
The concept and strategies and value engineering of selected products use in the project is good information. Keep the good work and Thanks for sharing this information. We can use some of this information in our RE Business.
I mean, I've been watching a video with very informative.I would like to speak with you but I have a idea of my own and I love it your perspective or Is pointer
I live nearby in Lafayette and I watch your videos all the time. My goal is to one day invest in a triplex or fourplex with my girlfriend as our first home. Your videos motivate and inspire me thank you for the amazing content!👍🏾
It definitely won’t be easy. Step zero work on your credit Step one look at your budget cut back! Step two find what you can save weekly! Step three write down attainable goals. Step four review them daily. Step five keep your spending down but try to raise your income. (Food delivery or try to get into sales if it’s for you) Step six learn everything you can about real estate while you save. Step seven when you have the money start! Bonus tips you can start out in real estate for 3-5 % if you live in it but I don’t like that plan. 3-5% makes the investment more risky. Also start learning how to spot deals. Know the market value of the are.
I might try to buy my friend's land in Baton Rouge, my initial idea was a trailer park but this townhome project looks pretty cool too I want to do a lease to own on whichever project I go with. I'd love to pick your brain on Louisiana real estate because I'm down in Florida and I don't really know the LA market well.
Great Video ! I had a question on the Cash on Cash Return Calculation. Would I take the Initial Investment (Down Payment, Closing, Rehab) divided by the Yearly Cashflow to see how long it would take me to pay it off instead of the Net Operating Income unless I had no mortgage then I would take the NOI? Thank You, hopefully my question makes sense.
I don’t know how you got the number down that low I’m a builder in Raleigh North Carolina and I can’t get my build cars for less than 160 a square foot
Lake Charles? im in Morgan City. last time i went to Texas, Lake Charles STILL looked crippled. glad you posted this! BTW, how are your insurances this year?
Now a couple years down the road how are your rentals going? I’m beginning to cost out building an 8plex am curious if your seen some good return on your investment. Also, how much did the 8plex build cost you?

I noticed you do not have a GFCI outlet near the sink at 5:10
As long as there’s one somewhere in the circuit he should be fine
Even so he could always replace it with one later if needed.
There is one right out of the frame good eye!
I'm looking into building my very first apartment complex. How big of a space did you need for those 8 apartments?
Thank you. I own a duplex and looking to build a second on the same lot right now. These videos have helped.
The weather sound like a Chicago on a sunny afternoon. You get a bit of wind some rain and a chill breeze on the same day plus it gets hot later on
