and thats why i prefer to check appliances myself most techs dont have the willing to try fixing them is easier for them to say that they need a new one
This is why I think maintenance staff should be included more in property budget discussions. I think you would help people to understand why these decisions are made. I've had techd that have told me every person who had any kind of appliances you needed a new stove or new fridge and it cost the property a ton.
That would be great, except that managers never want to let maintenance know what the budget is. They like to pretend it's alot less to keep their good bonuses.
The place where I started working, I noticed the maintenance guys are quick to just replace appliances rather than try to fix them. That's a good point you make about how if everyone was promised new appliances the cost of rent would be a lot higher.
Definitely agree 100%, in my business in assisted living, the marketing manager likes to promise things to get tenants in. It’s a fight for sure. Gotta be honest, that’s what it boils down to. Rent increase as an explanation is a great way for residents and tenants to understand. Great video, your experience shines through!!!! The other thing about hand outs of new appliances is that you marry the tenant. They will expect You to cater to them.
That's for sure!! Once they get use to getting catered they will never expect anything less! We also have a leasing agent that likes to promise alot, and of course those are always the most difficult tenants that are never happy.
The thing is these tech needs to take a test next a 5 days of test on appliance, panting, and HVAC; however most property management company not paying enough for for good skill sets
I usually tell the new guys, if you don't know how to fix it then say we need to replace a part and then we will fix it the next day or in two days once the more experience guys come in.

its not a career. its a job..... true. i work in apartment maintenance. ive done it for almost 12yrs. 3 different properties. im looking into getting my super and owners to have all of our crew watch quite a few of your videos if thats okay with you. i dont know if there would be any legal issues but i was hoping you would give me permission to share your knowledge with my crew to make them a better team.. i work at a property that is over 60yrs old. its falling apart. its really hard to get new guys hired that have any idea what they are doing. this company is hiring anyone that applies just to fill a spot because nobody thats qualified wants to do this job for this pay. i would love to see some of these new/young guys succeed . i help out when i can if they are willing to learn. I am hoping that some of your videos will inspire the new guys as well as the higher ups. everything you say is accurate. you def know exactly what you are talking about. i know from experience. thank you for your inspiration. please respond to this if you see it. thank you again.

And once they say it in front of the tenant you look bad fixing it. Alot of techs now don't trouble shoot or learn how these appliances work.

Some of the old 80’s appliances are built like bulldozers. Great video dude!
I've seen some of those fridges still working great. Appliances are definitely built much cheaper now.

Prices go up, tenants get pickier and demand more or move out and we get more turn overs. It's a loose loose situation
