I love black framed windows too. Can’t beat their beauty. Only thing missing is a cleaning closet in the laundry room since there is no basement. I noticed when you showed the private patio with that dark room, that there was a door to the left. I went back and looked at the plans and it calls the room pool/bath room. You can only get to it from the outside P.s. I am not yelling at you😂 I would never do that Tim. There was so much to see in this house. You do a great job.

And that’s how I discovered your channel a few years ago. 2) Beautiful home, love the size of the kitchen and entertaining space available that it affords. 3) The charcoal colored room, I would either make into a den or a bourbon room. 4) I am with you, the extra work spaces in the laundry room downstairs really threw me. The only thing I can think of is possibly a craft space for kids. Sometimes I think the home designers do things like that just to show some of the possibilities. And that lets us visualize it in another space. 5) I know that TH-camrs get a lot of flack and trolls. And I thank you very much for having thick skin and putting up with it for the rest of us that enjoy and appreciate what you do.
I think this is the most beautiful house I ever seen.. I'm watching all the way from Nigeria, only thing I'd switch is having the Master bedroom upstairs with a little balcony.. And I absolutely love the kitchen layout.

Never been a fan of dining rooms in front of house, but I like the way the living room and kitchen are set up so I could deal with dining room. Upstairs rooms would be a media room and other a game room. May even put some bunk beds in there as well so kids could have friends over and have a good time.
Great house, although some spaces seem tight (the dining room). For four million, I'd better get some pan drawers and a pot filler, and a proper home theater. 🙂
The dining room to the front is your formal dining room. Not for every day use, so I have no problem with it. I would have a table where you suggested for every day dining. Flex room downstairs would be my movie 🎬 theater, right by the kitchen.
Timothy, my aunt built a home with all these little or huge side attics. She had one dedicated to Christmas and would roll her fully decorated tree in and out each year. I realize now how convenient that might be.
Im a chef and i would not say that its a chef's dream kitchen. I would make space for 2 ovens and ahve the ovens raised up so you don't have to bend over when using it. And at least 1 of the ovens has to have a steam option. And yes a build in coffee maker :P
I agree with you Timothy. Where those two chairs and round "table" are situated outside of the livingroom area; that is where I would put the dining room table and chairs. You could just swap them out with each other, and perhaps add a couple of more chairs where the now dining room is.

I love the layout of this place and the exterior of it. I would turn that front room into a sitting room. I love all the built-ins throughout. I probably would make that darker room the dining room. Upstairs, I would probably make 1 of the rooms a playroom/library for the kids and the other big room for the game room. You really don't need any dressers. I do love the bunk room. I really love the master ensuite. I'm watching your channel for inspiration.❤❤❤❤❤
I like the pantry and how it is situated close to the garage. I am not as impressed with the main kitchen design. Love the HUGE laundry room/office space and huge walk-in closet and having the master bdrm. on the main floor. The last room would be good for the kids homework/office room or a baby nursery because it has a closet in it.
I’m retired. I enjoy watching these tours for fun. You do a great job in showing the homes. I would use the dining room as a combined library/dining room. Kids could even do homework projects there. Book clubs could meet there. Or, it could be the puzzle room. Finally, I would still work for the three or four holiday family meals each year. I love the living room/sitting area/kitchen. The lowered ceiling feels warm and cozy. I’m not a fan of soaring ceilings. Why waste money on air conditioning all that empty space. The main suite is fit for royalty. I could live in that laundry room. It is perfect. And the backyard reminds me of my aunts house. We kids would play out there all day. If it were hot, we get a cold drink, sit under the trees and talk to each other.

This house is incredible. I'd definitely make the formal dinning space a sitting room/library. I love a large laundry but that room is crazy- I'd cut it in half and turn the lower part into a small office accessible from the foyer. You realize that the kitchen has four sinks if you include the bar and pantry? I'd nix the one on the north side and enjoy the extra counter space for bread making or countertop appliances. I love that the long "theater" room is over the garage but I'm not sure how I'd lay out a theater in there.
Wassup Tim?! The only thing I'd do is have brick or stone around the fireplace with a mantel, but otherwise I like it, especially the back yard with the outdoor fireplace and kitchen, I can see myself grilling those burgers steak & hot dogs on the barbecue, and the dark room by the 4th garage would make a great place for a pool table and a dart board, also the area upstairs with the media center would make a great bowling alley.
I would use the dark room as a grand formal dining room. The dining room right next to the entrance just doesn't feel cozy to me. I would set up an office there and add a glass wall to separate from the foyer. The bonus room, I would use as a home gym.
Looks like another home designed by Frazier Home Design. Am I right? For this one, I would have preferred if they dialed back a bit on the material choices and made things a bit simpler. For example, I think that there are too many almost matching woods/patterns, and I don't think the exterior needed that stone work. That dark painted room on the back of the first floor would be a perfect large screen TV room. This leaves the main living room "TV free".
I'm so confused by owner suites that have the water closet so far from the bedroom. In the middle of the night, I get up to use the bathroom and have to trek halfway across the house, then cross through the whole bathroom?
The dining room looks out of place right there when you are coming into the house. They should have perhaps put the guest washroom there or a coat closet.
😂Looks to me the opposite of what you said, it looks very cold to me. Put that up north with all those windows and in the winter you'd not want to be near those windows.
IJS...All Homes over a million dollars and maybe less, should have Pot Filler Faucet ann a Make-Up Counter in the Primary Bathrooms. Curious to know, why there is Never no Curtains/Blinds on the Windows? All Bathrooms should have a window above the toilet to allow the funk to escape outside...(smile). Let me get with a Builder and Design a Home, the right way!!!
The layout of this house is not ideal. Front door 30 feet from coat closet? Master bedroom without direct access/down a hallway to the master bath, you have to walk to the other side of the house to get to the master closet again down a hallway, a huge wet bar right in the middle of your great room? Why is the formal dining room so far from the kitchen area? why is the master laundry so big? It seems like this house wasn't thought out well and just tries to be as large as possible for no reason.
Had some beautiful features, but the master bath seemed unreasonably large. And so strange to have the hallway in the master suite. I also wasn't a huge fan of the foyer opening right into the dining room. Feels so exposed. It needs a dividing wall or even just some wall bump-outs in order for it to feel like it's own space. Totally agree that it gives the impression of being a large a possible. I can't imagine having to clean all that unnecessary space.
Dining room placement is an absolute Noooo. I don't want to open my front door and fall into what is supposed to be a formal dining room. Nothing formal or special about it.
Most formal dining rooms are at the front of the house. Not sure what country you are from, but if you watch house tour videos from the U.S., if there is a formal dining room, it is in the front. Breakfast areas are off of the kitchen. But these front rooms can also be whatever you want-an office, etc. Not a bedroom though if it doesn’t contain a closet. That is the rule in listing homes and how many bedrooms they have. We’ll forgive your comment as you are most likely not from the U.S.
Love the video, but hate the house. With a lofty price tag like this home, I hoped to find at least one redeeming factor, but this house made no sense and is a HUGE fail. 🤞 Better luck in the next video.

Since laundry room is facing front yard, id probably frost the windows for privacy while letting light in. I would also add rods to hang clothes up.

those "closets" under stairs in Tennessee are mostly used as a storm shelter (tornado), no windows, no shared walls with the exterior of the house.

Don’t like the pantry location off the main garage, I wouldn’t want to walk through a food zone to get to the mud room, doesn’t make sense to me!
