    SJ: You offer a wonderful service to people in the way you answer questions! Right now I am reading all I can find related to tax liens and foreclosures so I do not have one question to pose. I like doing my own research and calling towns and counties, getting in there and getting my hands on records, all of it!     Your video was extremely detailed. Lots of high yield information. Thank you! Q: You mentioned that there may be other liens on a property.. if you find a property on your county’s tax sale website, is there a way of finding out if there are other liens on the property if it’s land or an existing mortgage on a house? Haven’t been able to get any straight answers so far. Thanks again!

      Hello NU, great question we get asked all the time. In fact, we do have some training on our TH-cam channel that review some of the steps to review other liens. But its something we review on our Weekly Webinars for our Membership Program regularly. For most Tax Deeds the only thing that survive the foreclosure is other governmental liens. Things like a city nuance lien to cut the grass is an example of a government lien. So for things like judgements and mortgages, they wont stick to the property after the judicial foreclosure. So for our Membership they are most concerned about researching other governmental liens. To begin will need to search the court records in the county where the property is located. The Tax Collector will have access to the Tax Records to see if there is any other tax liens on the property. The Property Assessor or appraiser will have access to the property records to see the property details, maps, sales info and possible access to the deeds. And the Recorder, Clerk or Court is where you would find information about liens, judgements, mortgages and things like that. Every state and county is different, so some will have this information online in a record search. More rural counties you may need to contact them directly for the information. The only other way to get this information other than searching yourself would be with a Title or Lien search done by a title company. But many times we can do a pretty good search on the county records to determine what liens may be on the property. Thanks again for checking us out and let us know if you have any other questions.     Hello. Thanks for the video. I am looking to do tax deed in Florida since I want the house. I live in GA and know they are a redeemable state but liked the idea of doing otc in which the redeemable period is over. But how can you tell when the redeemable period is over?

    If the owner has homestead exemption and 2 year redemption how can u collect rent or live in the house if it's the primary residence. The homeowners has to live there to file as homestead . Correct?

    Do you have to purchase title insurance on a Tax Deed after winning the bid?
    Also, is the minimum bid amount different than the assessed value amount and if so, are they added together in the bid on the tax deed?

      Hello, you will usually only get title insurance if you are selling the property to someone getting a mortgage. But you will most likely need to go through the Quiet Title process before you can get Title Insurance. We have a video about in our Fundamental Series on our youtube playlists that reviews this. Also the Minimum Bid is the amount of the Tax Lien or Tax Deed. The Assessed Value is how much the county has determined the value is based on their tax system. The assessed value is usually a percentage of the Market Value. Thanks for checking us out. SJ Swenson

    Very nice video! Why do some of those Florida properties have so many outstanding certificates? My understanding is that max redemption period is 3 years so shouldn't there be at most 3 certs outstanding?

      Great Question, and is a problem we see a lot in Florida. And the problem has several reasons why. The first is there is a 7 year 'life of lien' in Florida which means you will have seven years before you need to foreclose or loose your tax lien. Second the county has many OTC liens that don't get purchased and the county does not foreclosure on themselves. Third even though their is only a 2 year redemption many investors choose not to do the deed application and pay the remaining tax liens to send the property to the deed auction. What is sad is some of the property would be worth buying liens against if they did not have so many outstanding tax liens on the property. Thanks for the question and for checking out our training.       Yes, in fact I am buying Tax Deeds in California over the next week. California is a tax deed state so they sale the property at a tax foreclosure. Many of the auctions are now held online using Bid4Assests.com. Thanks for the question, SJ Swenson

    So, I have a question. Say you are an investor who has little to no monthly income, but you have a nest egg you want to invest in OCT certificates. So you buy a few in Florida that are a good value, the redemption period passes and you move to foreclose. Say that none of your properties sell at the tax deed auction. Does this mean you are now out your investment AND saddled with property you can't afford to maintain?

      Hello Julie, yes it is possible that the property could not sell at the tax deed auction and you would own it. But usually the property that don't sell at the Florida Tax Deed auction are property that have a high "Roll Up" meaning they back taxes are almost as much as the property value. So as long as you are investing in tax liens that only have a total roll up of 5% to 25% of the properties value it will most likely sell at the deed auction.

      Hello, usually the county will include the address somewhere in the county records. If the property does not have an address it might be land locked and not have an address. You can also check the county maps to find where the property is located. Thanks for the question. Stephen

      You can sell the tax deed in any state "as is" to a new investor! Quiet Title is used on property with more value where you can increase your profits.

    How do we go about researching the properties that do not have the full address? Or should we just skip over those properties and use the ones with the full address listed? I was looking at FL through realauction.com and it seems like none of the properties have an address listed. Do I need to register to see the addresses? I was looking through the ‘preview items for sale’ tab. Thanks in advance !

      Thanks for Watching. If the property does not have an address it could still be a great investment. Many land and lots may not have a full address but still might have a high value and be worth buying. One thing we make sure though is the property has legal road access and its not land locked. Plus with county GSI Maps its makes it easy to find out where the property is located. Hope this helps and thanks for watching. Stephen

    A lot of the liens are more than 2 years old. When and how can I get the property if I hold a lien ?

      It will all depend on the State's redemption period. Each tax lien will be given a time frame that the owner can not pay before they can loose the property. In Florida after 2 years you can start the foreclosure process, in Arizona its 3 years. Thanks for the question. SJ Swenson

    i find most counties not selling otc directly anymore - but put the deeds back up for auction over and over instead so they can milk them for more money iff possible.- and so you cant just buy them otc like you used to.- but have to bid at auction again and again. they are calling that otc deeds. is there a way to find out where to still buy direct otc deeds without any relisting bidding wars?? thanks

      Yes, there is still many areas that offer OTC deeds without bidding in auctions. We have members that buy OTC deeds in Pennsylvania and Mississippi, to name 2 states that offer them. But you are right, since the pandemic many of the OTC deeds got purchased so the inventory is at a all time low. But it is still possible to buy OTC deeds if you know where to look!       In Florida they are a bit different, and offer both tax liens and tax deeds. You can buy either tax liens or tax deeds in Florida depending on what type of auction you attend. The tax liens come with a 2-year redemption period before the investor can begin the foreclosure. The Foreclosure is done by the county after the lien holder fills out the deed application to begin the process. If the homeowner redeems the tax liens then the investor is paid back the money and interest. If they homeowner does not pay then the property will be sold at the tax deed sale.

    Would you help a newbie obtain their first lien or deed? I want to jump in. Have $100 and need and want to be successful for my family sake. Firstly to get us in a safer place to live. Second to get into financial security
