    Hey Shade & Stephen,
    I truly enjoy learning a great deal of information from the videos on your channel. Do you, by any chance, have any video, similar to this one, in which you display examples of just OTC Tax Deed investing and what to look for before deciding to purchase the Tax Deed. I'm new and continuing to learn, but I would like to get started investing in Tax Deeds (OTC) in states such as New York or Pennsylvania. I would greatly appreciate any help.

    what do you all mean by "land with no value"? And to place my question in the proper context, I recently found out that in my home state of Virginia some people buy land in order to plant trees and eventually sell the trees for their timber. I realize that this is a different type of investment However cant all land be invested in in one way or another??

      Hello Shaw, usually when we say "Land with No Value" it refers to land that has no useful purpose. For example it could be a small strip of land (5 feet by 100 feet) between 2 homes. The only person you could possibly sell it to would be the neighbor. If the neighbors wont buy it, then you are stuck with a property you cant sell. And with your example of planting trees - I would imagine most homeowners would not want you planting trees on a small strip of land between their homes. Now on the other hand, if you have a larger size lot then planting trees and selling them might be a good option for it. This term can be subjective, but there is a lot of small unusable property that comes up on the sale list. So when we are talking about Land with no Value it can refer to any of this type of land.     I am new to Tax Lien investing, I have read your ebooks as well as watch a lot of your youtube videos. Great Content by the way!! I was interested in starting with OTC Tax Liens. How far back would you recommend going, in terms of the year of the Tax Lien? Ex: Would you purchase a Tax Lien from 2015 with a few open liens from the county, not much roll up? Could I automatically start the process of foreclosure on that property being that the redemption period has already expired?

      Great Question Shonda, and thanks for checking out our content. When it comes to OTC tax liens you have the right idea about the roll up. You want to make sure the total roll up is under 20% of the properties assess value. But yes you could by OTC tax liens that are older and start the foreclosures process quickly.
