Thanks for sharing. As real estate investors, we too understand that it requires learning both sides of the equation in this business to keep a level head. When working with tenants who seemingly appear to have good intentions with your property at time of leasing and later revealed that they really had none. So we as investors have to learn from our experiences and keep moving forward. There ARE good tenants out there and we are thankful to have those who work with us.

Great video. I'm glad you didn't belly ache through the mess. Even though it smelled and dog crap and trash was everywhere. You both kept it as professional as you could and was optimistic without bashing the tenants. Hats off to you both!
The FREAKIN toilet tho! I would've been gagging for sure... and YES I've seen worse. Can't deal with the smells tho. The ABSOLUTE WORSE.. I've had was 2 yrs ago.. I went into a house that was being considered for 'rehab'... it was occupied by the owner's family member... dog poop was every WHERE!... and he had removed 1 of the toilets.. so there was just a hole in the floor.... PLUS fleas were everywhere... sadly I didn't realize it until I looked down at my shirt & noticed movement... at that point I made a dash for the door... it was so disgusting!
So awesome that you show all aspects of being a landlord. I remember when I was a kid, we had a tenant that painted the bathtub green (using regular paint).
people have found ways around pet fees. They take their dog to service training and they are no longer considered a pet. They act like the dog is well trained and doesn't mess up anything. (LiE'S)
Yes they do or they get an ESA letter and don’t tell you about the animal like one of my tenants did ughhh. Didn’t even know she had a pit bull until two weeks after and another tenant saw the darn animal. Pray for us property managers
Airbnb. I'm surprised they don't have to pass same standards as hotels ? Not to mention when somebody rents it for a party house on a credit card not registered to them. Just not understanding stuff lately Good long term stable tenants, treat them right and give them a break on the tent if they take care of property. It will be a win-win situation..
Let’s say you decided to do that inspection in December… how would you have addressed and taken care of the excessive damage? Like how do you make them responsible and have them come out of pocket?
I can tell she was pissed because that accent got thick lol. Love the content. At least it will be bringing in more money as a BnB. It will also be better kept.
Sometimes turnovers like that come with the territory. Got to screen tenants better. They, not the property, are the blood to the business. No pets!!! Never!!!
Y’all got a deposit right? Clean up your mess. That’s what comes with making money and having your mortgage paid for simply having enough capital to buy property
You're right, we always collect security deposit for cases just like this. And we didn't have to come up with a ton of capital to buy this $50K house, only had to put $10K down.

I have a strict no-pets policy in all of my STRs. I would probably maintain that policy if I ever had any long-term rentals too.
