Also, on rentals, you could try running the owners name in a people search like been verified to try to find their age because an older landlord might be more willing to sell!
Tip: Do not tell people you're a local investor, tell them you are a cash buyer in the area looking for distressed properties to purchase. Once people hear the word investor, they get defensive and immediately think this person is gonna low ball me.

You're really good for being a first timer. I would recommend calling them by there first name "Hey Brian sorry to bother you. I was reaching out about a property on 1243 bandera St. I wanted to see if you would consider selling that property. Calling them by their first name makes it more personable. You did a great job tho. For all the ones that don't answer always double call and then send out a text you will get more replies. As for the offer, you can always make a soft offer, I usually go by( half of zillow amount -10k )just to see if the homeowner would consider. Of course It could be more for running comps and such but thats generally where you would need to be at. Example: if zillow says 150k my soft offer without running numbers would be somewhere between 60k-65k. This will at least give you some insight to see if they are close to that number, and how motivated they really are. If they say no just ask them what 's a number they would consider. Cold calling is super interesting , I worked a cold call sales job for sometime one of the biggest things I learned to keep people on the phone was to once you give the initial intro give em a minute to respond especially on the rental listings “I’m calling about your rental property on blank... pause let me respond and then switch to you’re not lookin to rent youre looking to buy but at this point you could be and extra 10-20 seconds into the call and the person may feel more open to staying on so it’s not too long of a run on sentence off ri and makes it a little more personable. In no way trying to knock your work you’re killin it just thought it may help ! Best of luck
I heard many say when we make an offer dont use a round figure... so 10,508.73... makes it sound like you have crunched the numbers.... another golden nugget I recall from Steve Trang... is on a message you hang up mid sentence (he called it a cliffhanger message).... They can't stand knowing what they missed... I just wanted to let you know my offer wa........click
I would use a round number. Just talk about the condition of the house and what itll take to fix up and thatll make it sound like you know what youre talking about

Yes $10k is a good place to start. He is not getting anything near $45k for that in its current condition. Depending on how much work it needs under $20k for sure! This is great content!

I would avoid saying you are a "local investor" or "paying cash" as they have heard that 100 other times. I would also talk to them as if I have been knowing them and had a previous relationship. Create more of a reason for them to feel guilty that they don't remember you as it will keep them on the call and not have an urge to hang up until they figure out who is calling. The first 30 seconds are key to either having a conversation or not. I personally start off by saying I am calling them to follow up on my previous call.

I'm a very sensitive person and it's so hard not to take being cussed out personally. The sad thing is, someone else has been pushy with them in the past and it's being taken out on you. As my real estate agent friend says you just got to "Put your hat on". Meaning flip that switch to your alter-ego boss , so you don't take it to heart.

I actually got my first deal on a hand dialed cold call that a left a voicemail for. Don't underestimate the power of voicemails for the older demographic.

I'm not very good at calling people who are even expecting me to call! I tend to be nervous on the phone for some reason. Good job cold calling! Interesting to see the process too.

I'm a very sensitive person and it's so hard not to take being cussed out personally. The sad thing is, someone else has been pushy with them in the past and it's being taken out on you. As my real estate agent friend says you just got to "Put your hat on". Meaning flip that switch to your alter-ego boss , so you don't take it to heart.
