  • What was once a more affordable way of living is now in jeopardy.
    Some mobile homeowners in Central Florida told News 6 that the amount they pay to rent their lots is increasing so much that it’s pricing them out of their homes and preventing them from selling them, too.

      Same in AZ. My coworker who is now 75yrs owns her mobile home and now is paying $1100 for the lot. That was a good idea 10yrs ago but now who knew lot rent would go up so ridiculously high. I was planning on moving into an affordable senior apartment but the wait list is over 100. One person has been #11 on the list for 3yrs since worse case needing a home gets moved up and bumps others. 🤷

    My $350,000 traditional brick home has a total MITI of $1200/month and I live in a beautiful neighborhood next to a park There are mobile home parks here where they will give you the mobile home for free. If you will just keep up the maintenance and pay the park fee. it’s sad to see corporations ripping off the working class.

      I almost bought a manufactured house on a park lot. I was really close then I saw some videos of stuff like this happening and I told the realitor no way. But I can see how people end up in this situation. There needs to be a law. The worst part is that there is some rich out of town investors buying these parks and come in and double or triple the lot rent knowing the people can't afford it but they just want them off the land. Its criminal.

    Investors see this as a cash cow because you can not just move out if you don't like the rent increase. We had a Florida Mobile Home Investment company try to buy our park in MA. We saw what they are doing. In MA, the residents have the first right of refusal to buy the park and have it resident owned. In our case the lot rent when up $200 a month when we bought the park with the help of a Non-Profit that does this for a living. Since we own the park, the value of our homes have sky rocketed because now the cost are controlled.

      Exactly! My grandparents were so frugal but they had a TON of money on both sides. I remember my grandfather telling me "you want to make money while you sleep." And I guess that attitude passed down to my dad (RIP), because I remember going to his house one day and I had bought something I really liked, so I wanted to show it to him. So I said "Look at this!
      Isn't it cute? It was on sale...I saved 50%!" My dad replied "Well, if you're spending, you're not saving." Obviously I had no retort, and that has always stuck with me.

    I'm going to leave Florida, it's becoming as expensive as California but we DON'T GET PAID LIKE CALIFORNIANS. My car insurance went from $1550 to $2150 annually (never got into accident), insane! My condo hoa fee went from 375 to 588 monthly.... that's just two of many bills.
    If i lived in Nevada, my same car insurance would only cost $1300 per year (vs 2150 in florida), according to my insurance agent

    This is what happens when private equity firms buy mobile home parks. Bank on the owners falling into default so they can foreclose on the mobile home and then rent them out for more money. We need to stop private investment companies from owning residential land and homes.

    Florida is not worth living in ... who the hell can afford it anymore. I had a neighbor who left her apt and moved into a nice mobile home 4 years ago I found out last night she's been trying to sell that mobile home for about a year now because her lot rent is twice her monthly morgate.

      For decades it was a very reliable refuge for the poor, and senior citizens on fixed incomes. I don’t think people were dumb to move into these parks, especially those people that have been there a very long time. They believed they had so little that no one try to take that away from them.

      Landowners will not end up with empty lots, 90% of those mobile homes will never be moved unless they go to the dump, The cost of buying another piece of property and having that mobile home moved is cost prohibithe tooth and a lot of those mobile homes have been in place for fifty years, They would fall apart if you moved them. And the cost of moving them would be far greater than the value of the mobile home.

      Corporate owners win either way. Either they gradually replace renters with those willing to pay the massive lot rent, or they empty the park and sell the land to a developer. That has happened to a number of parks that used to be nearby.

    I thought all trailer parks were renting the lots, never knew Any could be owned.
    If you cannot afford the lot rent, you are pretty much hosed...after they sit for a few years most mobile homes cannot be moved, they will fall apart.

    Would love to live in Florida, but we had to choose....
    We purchased an updated 1500 sq ft retirement home 3 years ago. Mortgage, interest, taxes, home and auto insurance = $560/month, no HOA. Real estate taxes dropped 4% this year. In addition, house has real yard, 15x24 ft breezeway between house and attached 2 car garage, finished full basement for hobbies and blocks away from trail to state park.
    Oh yeah, we do get snow (less than 6" this winter). But we can put $600-800 away each month for a few visits to Florida, if we so choose. We live on Social Security.

    Any mobile home park in a high priced area will have increasing lot rents . I live in a small area where prices aren't going up that bad . 75 dollars over the last 7 years is pretty good.

    I found many beautiful mobile homes only to turn them down based on the price of their lot rent or HOA fees. They are ridiculous!. They're just going to cause the hoa's and the rental areas to go out of business!.

    I looked at buying a mobile home about three years ago, and I could see this trending in this direction. It caused me to do some calculations and decide it's a horrible idea to go that route. There not a good way to live with lot rents the way they are. They are a great investment for the owners as they can jack up the rates and steal the homes by making them unmovable, which is how it truly is because the cost to move one is also very expensive. Apartments are terrible too, but at least your not in over you head and can move more easily. We should develop laws that make what owners of both of these more restricted in how they go about raising the price. The rich are getting richer, and the middle class is becoming the new poor, while the poor is becoming homeless! This is the fault of greed, and the lack of our Government taking charge to help everyone have a better life. You have to vote out any Republican on the far right, and any Democrat on the far left, if you want to see real change.

    I wonder if the land owners are also experiencing hikes in property taxes, insurance, utilities, etc. I really wish news companies/reporters would DO THEIR JOBS and report on the big picture and not just a one-sided story. Its easy to say rates are increasing, but WHY? What are the factors contributing to the issue?

    can Florida lawmakers/courts get a moratorium on the increases??? Someone, decades ago, mentioned this would happen and it did. When you don't own the land your home sits on; you will never really own your home. It's very sad what is happening to seniors everywhere.
    Has anyone contacted the FL AG or governor to see if there are any remedies??

    My mobile home is on rural acreage (paid cash, land included, with a pole barn on the property). Planned ahead and bought it years ago (well before prices went crazy) to be my retirement home, then sold my 2 story site built house in a city, after I retired and moved. My property tax went up $33.00 last year, so I now pay $709. for the year. I live in Osceola county, but it's Osceola county, MI. Before everyone goes on about the weather (I don't shovel snow, I pay a plow guy), if you're going to be, or are on a fixed income, you won't be able to afford to pay what the cost is for that weather. Why anyone would think that living in a state, where hundreds of thousands of people move to retire, because of the weather, would be an affordable option for the future, is shortsighted, to say the least. BTW, no one in these comment's has any idea what that park is paying in taxes, insurance, payroll, contractor's, and upkeep. There are thousands of retired site built homeowner's right now, who own their property outright in FL, and can no longer afford their taxes and insurance. Personally, I don't want to ever be in that position, and by living where I live, I won't be.

    A large Corporation bought up the locally owned parks, including the one I live in, and has been going crazy with the yearly lot rent increases over the past 4 years. In my case though, for now, still much cheaper than renting an apartment. But it wont be long until I can no longer to afford it and have to leave.

    I’ve noticed the post-pandemic lot rent increases with mobile homes and the HOA fees on condos and townhomes are almost half the mortgage payment now in some areas. The said thing is that these fees don’t seem to result in any better amenities, activities or service for the residents.

    In south east Ga, 1100 square foot new condo with lots of amenities and two huge pools with waterfalls , park , and direct in the city 1320.00 . Grand View Apartments in Thomasville Ga .
    I almost bought a mobile home before recently moving here and putting a park, but I did my research and I was like hell no. Unless you own your own land, never purchase a mobile home, you are better off renting a home !!!!

    That’s why a person I know said that he was not moving .His current rent in a 3 bedroom apartment is 790.00 a month . It may not be in the best of neighborhoods, but it’s affordable and free him up to be financially stable .

    I was going to buy a manufactured home last year. I looked into the lot rents first and saw they started at $900. I than was looking into buying the land. I decided to rent instead when I was given insurance prices and told it would double/triple ……. So many evictions, seniors homelessness, food prices going up it’s insane.
