The property in this video is being priced at $3.5m, which is worth it, but go to overhyped banana island and you will see local studio houses going for $5m, but Cape Town is miles ahead of Nigeria. The lawlessness in Nigeria and lack of conservation of green areas is beyond me, desperation everywhere, God help us. I’ll soon visit Cape Town and get me a piece of real estate. Cape town properties don't have the best interior designs mostly. And their outdoors are normally not appealing like having beautiful gardens. They just focus on the sea view. Unless maybe it's because they are not built for family living but for holiday homes and short time stay. Johannesburg/Pretoria houses are unmatched when it comes to interior design and the outdoors. Cape town has the best architecture I must say.

But speaking as one who was involved at one time or the other in my life in the design process and value chain and now am involved in SELLING property either off plan or finished units or estates, there are a lot of issues to consider when a client or clients request for properties that are already finished, or when presenting one for sale. A property like this in Cape Town which could be for any HNI client from anywhere from within OR outside SA..a lot of factors and conversation would go on. The onus on JODI Smith, her company or brand or any other realtor would be to present and highlight to the client the different forms of value to the prospect. I am just wondering aloud whether culture would supersede over functionality in this particular property. Note this is a business deal, and a sale must be made.

Stephen, I think the reason why the property is not selling is because the build quality looks substandard. For example where you said the house can be partitioned the cut in the ceiling where the screen drops looks unfinished. Also the kitchen is an afterthought. Why would you have a washing machine in the kitchen of a $3.5 million dollar home? Also the fridge does not fit, it deserves something more luxurious. The kitchen is just too small and will need extending and reworking. The architect should be sued for such a poor job. Yikes! What a missed opportunity for such a grand building.
There are far better properties at that price range but this is a prime area of Cape Town most of the price is going to the address, I don't know where you are located but I can tell you $3.2 million dollar in prime location facing the ocean will never get you a mansion like that, if you live in London or Paris then you must definitely forget it😂

It looks like the washer/dryer is in the kitchen, such a strange design for a luxury mansion. The wrap around balconies made the bedrooms so small. Someone with multiple bedrooms is going to use them for children who isn’t going to want them to have balconies for safety. The sheer doors to the bathrooms don’t give full privacy. The large TV in the bedroom was tacky as were the colored tiles in the bathrooms. Lots of design flaws in this house. I didn’t see a walk in closet in the master bedroom? In America we only have those glossy floors in tropical climates like Miami but Cape Town has all four climates so I imagine those floors get slippery.
The design of the house is beautiful ( the building ). My problem is the interior design is not that good and the electronics and equipment and furniture don't like sophisticated enough to me. They look basic for an expensive house. The toilet should be like the high earn Japanese ones.

The large TV in the bedroom was tacky as were the colored tiles in the bathrooms. Lots of design flaws in this house. I didn’t see a walk in closet in the master bedroom? In America we only have those glossy floors in tropical climates like Miami but Cape Town has all four climates so I imagine those floors get slippery.

The design of the house is beautiful ( the building ). My problem is the interior design is not that good and the electronics and equipment and furniture don't like sophisticated enough to me. They look basic for an expensive house. The toilet should be like the high earn Japanese ones.
