    May I suggest you get a structure engineer out to give you an idea if other things you aren’t aware of. Truly disappointed in the shoddy work by the manufacturer.

      Thanks hon, unfortunately settling is just part of the manufactured house process (which is why they pre-plan a manufacturer visit for 2 months in). The foundation and installation inspected by a third party before the skirting went on (which is a standard requirement here, there's a department that has to inspect all new placements) and it was approved. So at this point I'm not really concerned about needing to look at the structure. I am disappointed in some of the work by the manufacturer (the trim is really unacceptable... they obviously didn't even attempt to caulk the joints) but they'll fix it. We'll go from there!

    We almost bought a manufactured home but the land fell through so we unfortunately had to build and we really felt the manufacture it was a much better built home than what we’re in right now unfortunately. We had a shyster of a builder probably the worst of the worst. No pride in his work at all real real sloppy. Anyway in saying all that you are a awesome designer and have fabulous taste. I love your videos people need video like this. What a fabulous help and these are things that if somebody is ready to buy they really need to follow you and see what things need to be fixed. Betsy, sorry you are having such issue. You should watch Chelsea Always (TH-camr) about her almost identical issues with her home (same manufacturer). Land shifts, I watched your delivery. The house was placed on "soil" and not a "poured foundation". This could be why you're having "some" but not all these issues. I'd makes some calls starting with the BBB. And see if you can get in touch with other owners. Best of luck.

    • @Happilyeverafteretc
      @Happilyeverafteretc  3 ปีที่แล้ว

      Tanks Kiki! I believe I have watched Chelsea's videos, unfortunately settling is just part of the manufactured house process (which is why they pre-plan a manufacturer visit for 2 months in). My house was not placed on a poured foundation but it was not placed on soil either. It was placed on special footers (I only showed day 1 of them installing the house... there was about 2 weeks of them working to put it in place). I also had the foundation and the installation inspected by a third party before the skirting went on (which is a standard requirement here, there's a department that has to inspect all new placements) and it was approved. So I'm not concerned about the foundation being the problem. This whole update isn't about out-of-the-box problems but rather the regular shifting that happens with these homes... if you buy a manufactured home it will move as it settles. Even on a concrete slab.

    • @Happilyeverafteretc
      @Happilyeverafteretc  3 ปีที่แล้ว +3

      I just looked and Chelsea is actually the other youtuber I mention in the video... she's the one who told me there's a regulator on the back of that tub in the master bathroom. She also said once hers was taken off there was finally hot water so I know there's light at the end of the tunnel!

    The soil under your footers settles causing the shifts in walls. That back door will eventually stop closing correctly and water/air leaks will be a major problem. Every door in your home will eventually become out of square and may stick. I had to enclose my small back porch because wind blown rain would leak around the door. Not being negative but living in a manufactured home for 25 years it happens.

    • @Happilyeverafteretc
      @Happilyeverafteretc  3 ปีที่แล้ว +3

      Cathy, agreed... it's all pretty normal when looking at manufactured houses. Shift happens. (I should make that a shirt)! This is a standard 2-month visit, they'll fix the majority of the problems now but I'm sure new problems will pop up down the road.

      @@Happilyeverafteretc First of all, I love the model you chose and your personal style! Congratulations on your new home. ❤️ Foundation settling is a major issue where I live in east Texas for ALL structures. My home is a really old, traditional site-built pier and beam house out in the country that has had rooms added to each side which are on a concrete slab. It’s all pretty solid, but I still have the same type of issues that you’re dealing with due to settling. Our office, which is within the city limits where building codes are very strict, is completely on a concrete slab, and it has the same type of issues you’re dealing with due to settling. I literally have to “put my butt into it” to open a couple of doors at the office! 😂🤣 Finally, kudos to you & your people for the speedy unpacking and decorating! I’ve been in my new-old home going on 4 years, and my studio area & dining room are still piled high with things to put away. 🤦🏼‍♀️
      TLDR: “Shift happens” even in traditionally built structures. Don’t think you’re settling on a manufactured home just because it is. 😉

      Aw thank you! There are different options and upgrades but the default option in my home was vinyl sheeting. In some of the homes it’s a mix between vinyl and carpet. It depends on where your home goes, in my case they decided footers were required over a foundation. I wasn’t able to film that part, it took almost 3 days to put in all the footers after the first day and then the state had to inspect it before they could add the skirt. from what I understand the requirements in my area are different from county to county... footers were required here but if I were to buy land the next town over I would have had to put up a foundation. The house that was on this land before mine had the same footers and was here for 30 years with no problems.

      @@Happilyeverafteretc Lovely home and the pups. So...are you in a mobile home park or on your own piece of land? And..the total cost for buying it and the set up and plumbing hook ups..all that stuff..in the area you live aren't there regular houses available in that price range?

      @@Gypsygirl9 setup and hookup and all was included. There weren’t any extra costs. There are “regular” houses in that price range but not what I’m looking for right now. Plus I want to be able to move this one in a few years which I can’t do with a “regular” house. Each person has to decide what’s right for them and this house was right for me

    My son was going to buy one, but for how much they were asking for them manufactured home, it was ridiculously expensive.. he had got a stick home built. And it cost half the price they asked for them homes. His house is open floor, with 3 bedrooms and 2 baths.. n laundry room, dining room. He's only paying 700.00 a month

      Research is definitely the first step! I’m paying way less than 700 a month and wanted the ability to move this house in a few years. But if I bought this exact house from a different shop I would have paid twice as much. Congrats to your son sounds like he loves his new home.

      @@Happilyeverafteretc Where are you planning to move to in a few years?

      That wouldn't happen today. Lumber prices have increased stick built homes 165% in the last month. Ours went from $134,000 to $207,000 and the builder told us a month ago there was an additional 35% that day being added to the price. We walked away and contacted our CM to see what to do and she sent us to Hench's Country Livin in Calera OK. Our 1800 sq foot home was only $108,000 with $25,000 in site prep.

      So? Good for him. If he ever wants to move his house like this sweet lady does hell be fucked. She wanted a house she could easily move, without having to sell her soul to Satan to afford it. It's a gorgeous home, it's HUGE, exterior is beautiful, and she can take it with her if she ever wants to leave the area.

    Questionable manufacture.

      It's a great home, structurally sound. It was moved several miles thru fucked up roads and traffic. It's just settling, like ALL structures do . Geez, people are stupid

    Are you paying for repairs?

    • @Happilyeverafteretc
      @Happilyeverafteretc  3 ปีที่แล้ว +4

      No, like I said in the video the 2 month visit is pre-planned. There is a certain amount of shift that happens with any manufactured home so repairs are expected and included in the original cost.

    U can't expect it to be perfect..you get what u pay for
